INTRODUCTION
Like most folks, several events during my teenage years made formative impacts on the person I am today. Two in particular are as fresh in my mind now as when they happened all those years ago.
First, let me tell you my story about revelation. I remember vividly getting my first job. I had just turned fourteen, and found a job doing dishes and waiting tables at a local cafe. I didn’t particularly care for the job (I hated being treated like I had no brain). But there was one thing in particular that I loved, and I mean, loved. I loved having money in my pocket. This money, my money, gave me a huge feeling of being grown up
, of being self-reliant. With this money in my pocket, I didn’t have to rely on anyone else. What a great feeling!
I still have this elation today regarding money. As you’ll soon learn about me (if you don’t already know), I have created a wealthy lifestyle and a base of financial freedom that most folks only dream about. My financial freedom allows me to buy just about anything I want. But buying stuff
isn’t what excites me the most about my money. No, what excites me about my money is the freedom
part—I don’t have to rely on anyone (a boss, a co-worker, a business partner) or anything (the economy, the price of gas, etc.). My financial freedom, in other words, has given me peace of mind. It’s empowered me.
O.K., now let me tell you my second story. This one was about revelation, too, but of a much, much different kind. Two years after getting my first job, I made what most folks would call a mistake. I got pregnant. I didn’t get married. At age sixteen, I had a baby girl, a beautiful, healthy little one called Dawn. Needless to say, raising a child as a single parent (and while still a kid myself, at that)… changed things. My options…shrunk. My opportunities to grow and explore and achieve financial freedom…became very limited. I did find a nice job as a receptionist at a local clinic. Friends marveled at how lucky
I was: a regular nine-to-five job, with no nights, and most importantly, no weekends! Me? I was bored to tears.
Now, flash-forward 35-odd years. As of this writing (November, 2013), my husband Warren and myself have a net worth of more than $2 million. We have created this financial freedom through hard work (yes, of course!) but also through a very specific wealth-building strategy. We now have a monthly recurring cash flow of more than $20,000. And I’m not done yet! My goal (notice that word goal
—we’ll talk more about it later in the book) is to continue to grow to where we receive $50,000 in residual cash flow every single month. Ambitious? You bet! Challenging? Yes, incredibly! But I believe that this goal is also very, very achievable.
Exactly how did we create this monthly cash flow? Ha! That’s the $2 million question, isn’t it!
We created our wealth following two key strategic philosophies:
We did (and still do!) everything that we can to grow ourselves personally. Personal Development, in other words, has always been at the forefront of us growing our financial freedom.
We also have created multiple streams of income. In other words, we don’t rely on only one source for our money. (Most people rely on one source, i.e., a job.) Having only one income source not only limits your possibilities, it significantly increases your risk. If you only have one income source and that income source dries up, you are in trouble. I have four or five or six income sources at any one time; if one dries up for me, I can move to the others which still have significant cash flow coming into my bank account on a monthly or even daily basis.
What are our current income streams? Let me show you:
We currently have a real estate portfolio valued at approximately $24 million. Most of our real estate holdings are rental units. We now have 274 doors
—in other words, we have 274 tenants paying us monthly rental fees. On top of the rental fees, we also get mortgage pay down
on all our properties. As of this writing, that puts well over $12,000 per month away for us. Our share of the appreciation on the properties at 3% would be another $234,000 per year, or $19,500 per month.
I am involved in a Network Marketing business. The number of associates in my downline has reached more than 300, and it’s still growing! I call this one the Four Year Retirement Plan.
(Most folks have a 40-year retirement plan: work for someone else for forty-odd years, and then…hopefully retire.)
I help others—for a fee—put together Registered Savings Plans in alternative investments which are primarily real estate-based. (In the United States, these are called IRAs.)
We have a Software Licensing business that makes us about $20,000 per year.
I raise capital for various real estate and business ventures, and earn appropriate fees.
Warren and I are involved with several joint ventures, where investors provide the funding and we provide the business expertise.
And finally (at least for now!), we just bought into a local company that builds high-end custom homes.
Am I done with creating income streams? No! The next adventure for me is this book and Internet marketing. Information products are a huge market. There are millions of people like you who are hungry for valuable, concise, easy-to-understand wealth-building and other information.
YOU CAN DO THIS
I know what many of you are thinking, because I’ve heard the same from friends and others I have met at conferences and business functions:
Oh, Edna, you’re just lucky, and I’ve never been
lucky with investments.
Oh, Edna, you had the (money, time, etc.) to study.
I don’t have the (money, time, etc.) to take on
anything else in my life.
Oh, Edna, people naturally like you. Of course they want to
invest with you. Me, I’m shy. I can’t engage
people the way you do.
Oh, Edna, you have it all—a great husband, three
wonderful children, a big, beautiful house. I’m scraping by
on what little is left over from my job.
And so on, and so on.
Am I lucky
? No. I’ve simply had the discipline to work on myself and grow myself, and then to take this knowledge and grow my various businesses. (That’s what you should think of multiple income streams as—mini-businesses that you not only own, but which you actively manage and run.)
And yes, people like me. They like me because I’m authentic. They like me because I’m positive. They like me because I believe in possibilities and opportunities, rather than problems and what-might-happens. Can you be positive? Can you be authentic? Can you believe in possibilities and opportunities? Of course you can!
Here is the best part: throughout the remainder of this book, I’m going to show you how to achieve financial freedom. In Part Two, I’m going to show you how to work on yourself, how to grow yourself. Then in Part Three, I’m going to describe the various income stream opportunities and how you can, if you wish, apply these in your life.
Think of me as your own personal coach, your own personal mentor. I have risen from a sixteen-year-old single mom and C student to having virtually anything that I want. If I can do it, you can, too.
A FINAL NOTE
To help you receive the most benefit from the information here, I’d like to suggest a few rules:
Rule #1: Believe in this material. The strategies and personal development tools I mention have worked for me. They have worked for my husband, Warren. I am completely confident that they can and will work for you… if you believe in the material. I know that this takes trust on your part. I am asking you to trust me. Please trust me that your entire life will change if you read and apply the concepts presented here. My life has changed for the better. Yours can and will, too.
Rule #2: Commit to taking action. Yes, you are reading this book—thanks for that. But reading this isn’t enough! During the process of reading this book, you’ll finish with a plan—a real, viable plan—not just information. Nothing could be worse than having all this information and then not taking any action. Knowledge is nothing without ACTION. In this book we are going to talk about taking action, immediate action. Please don’t put these suggestions and guiding principles on your to do
list, or save it for your year-end planning or after your summer vacation. Nothing moves without taking action. Also, I suggest that to help you comprehend and utilize the material here, read this book with as few distractions as possible: no cell phones, no computers, no emails, etc. Focus on the material. Limit distractions.
