His educational and work experience background provides a unique blend of the soft sciences as well as the hard sciences that make him well suited for leading organizational change.He has served as a Senior Advisor to several corporate CEO's, presidents and executive directors on matters surrounding large reorganizations efforts, global business strategy, organizational structure, decision support systems, business process reengineering, information management technology, and financial budgeting systems. He has extensive experience in team building, communication systems, conflict resolution, meeting management, and has led several large multi-national and global company mergers.Most recently, Joe has brought this strong business background to the world of condo associations, where he currently serves as the President of his condo association since 2006. PREFACE
A condo association is similar to other corporations -- it is governed by a Board of Directors elected by the members and a set of rules called by-laws. The primary purpose of a condo association is to protect and preserve the value of the privately and commonly used property. But in this corporation, the Board members are almost always non-paid volunteers who run the association’s business, and it is a business.
Books and records of financial transactions must be kept, taxes paid, and certain services must be provided to members. Usually the Board has an annual budget prepared to estimate expenses, and then assesses each member a share of the costs.
Reliance upon non-paid volunteers to run an association business can leave you exposed on several fronts. The biggest problem can be to get someone qualified to even volunteer in the first place. For many, this would be a part-time job that was taken because no one else would volunteer. Even if the board chooses to have a management company handle the day-to-day operations, it must still meet regularly, set direction, and make decisions. This requires that Board members have at least an entry level of business knowledge.
Even if these non-paid volunteers have some business background, they are seldom qualified to lead an association that thrives in a world of chaos. They likely do not possess the skills of their for-profit
counterparts who typically acquire knowledge and experience over their lifetime to assume a leadership role in the business world. They continually educate themselves by attending conferences & training workshops, often work under the guidance of a senior mentor, and finally read anything they can get their hands on (reports, books, research findings, etc.). In the world of HOA and Condo associations, most board members learn
through the trial by fire
method – a very inefficient and uncomfortable method!
Leading an association is not an easy job and can be wrought with difficulties. Board members should therefore continually improve their knowledge base and skill set. This book offers insights that will provoke critical thinking on critical leadership topics. It is not intended to make you an expert on any one subject, but to expose you to a key situation that you might likely face. Most importantly, it does not just engage you in a stimulating conversation or theoretical discussion without a real outcome. This book offers suggestions and recommendations for action that can actually make a difference – to help you make something better tomorrow and to improve your leadership skills.
