    Introduction

    You are selling your home. It’s probably your greatest financial asset. Sadly, most people don’t know what questions they should ask when interviewing a Real Estate Agent. Let’s set the scenario. You call the Agent and make arrangements for them to come to your home. They may ask you a few questions about your property before they come, or maybe not.

    They come to your house, look through the home, then sit at your kitchen table and proceed into a sales presentation. Some Agents may cover some of the questions that I’ve included in this book, but for the most part you will hear what the Agent wants you to hear. This is the essence of a good sales presentation. Salespeople are taught to control the situation. They direct by means of asking questions. Since they are the professional in the situation (after all, they sell houses regularly, you don’t) it could be argued that they should be in control of the situation. What if I told you that it’s not true? This is your greatest asset, shouldn’t you be in control of the situation? Shouldn’t you be getting the answers to the important question? Before you pay a Real Estate Agent a significant portion of the equity from your home, shouldn’t you be making an educated decision? Of course you should, and this book will help you do that.

    I was an award-winning Realtor for much of the 10 years I was in the business of selling property. I went to numerous seminars with the top trainers in North America, from Mike Ferry to Brian Buffini, I saw them all. I read books too, and listened to CD’s in my car. The message is similar from them all; Selling is asking questions. We question motivation, we question desires, we question needs, and then, to close we ask you to Sign the contract. A good Agent can go through this process and have you signing on the dotted line before you know what happened. What if you have Buyer’s remorse? Most of the time, it’s very difficult to extricate yourself from the contract once you sign on the dotted line.

    I have put together more than 60 of the top questions that anyone selling their home should ask their potential Agent. That’s a lot of questions. Some of them, the Agent may not be able to answer. Does that mean you shouldn’t hire them? It depends on the question. There is also a certain amount of intuition required in this process. Selling your home is a short, emotional, sometimes ship–in-a-storm situation. You are going to want a seasoned sailor, whom you feel you can trust, at the helm of your sea-tossed ship. Trust is imperative. Listen to your gut. Even if the Agent gives all the right answers, if your instincts are telling you that this Agent is not for you, then don’t hire him or her. I highly recommend that you interview 3 Agents so
