Chapter 1: WHAT IS HOME STAGING
Looking At Your Home From Buyers’ Perspective
A great way to start the process is to say to yourself: What does my home look like? This must be a very objective look. When doing this, you will have to constantly remind yourself of what your home staging goal is: to make YOUR house appear to potential buyers as if it were THEIR house.
A good first step in the process is to go outside your home and act as if you are a buyer pulling up to your home for the first time. Have a pad of paper and pen with you and jot notes as you walk up to the house, always keeping in mind that it is not your house. Note everything you see, good and bad, from the driveways and sidewalks, the lawn and landscaping, even the front door itself. As you enter the house, do the same thing.
Walk through the entire house, including basements and attics. Also, do not forget the back yard, shed, and patio areas. Looking at your home from the buyer’s perspective will help you appreciate and understand the need for staging it.
Seeing your home as if it were someone else’s is one of the most challenging aspects to the entire home staging process. You need to involve the entire family (and real estate agent, if you have one). It will be necessary to sit down at a group meeting to discuss how everyone sees
the house. This can be helpful from the adult’s standpoint, as well as from the children’s view.
Selling a home is always emotionally difficult. If you decide to stage it, that can inject additional emotional concerns. So, it is absolutely necessary to stress to everyone involved that the steps involved in staging are for the short-term. That smelly, sweaty, old weight bench that you have in the den will have to go. Temporarily, go to the YMCA or to the gym! Your ancient, but smelly, old recliner may have to go, too. A temporary inconvenience, but the short-term discomfort will lead to a long-term, positive result.
Emphasize to everyone, at every opportunity, that home staging is the best way for potential buyers to see your house as theirs. Getting the entire team
to agree and accept the temporary inconveniences will make the home staging process a much
