    Chapter 1: How It Started

    It was just past four o’clock AM.  The alarm clock was sounding as I reached for the snooze button a second time.  Already morning?  No, no it can’t be!  I reluctantly slid out of bed to get ready for work.  I hated my job.  I was exhausted.

    Years earlier, I had earned a degree in Mechanical Engineering and landed what I once thought of as my dream job with a large U.S. automotive manufacturer.  I moved 1,200 miles from home and was assigned to work in one of their state-of-the-art manufacturing plants.  My first engineering role involved keeping the production machinery running and designing assembly tooling.  I liked the fast-paced manufacturing environment.  It was a good-paying job with ample benefits.

    The company had a great tuition reimbursement program, which I enthusiastically took full advantage of during my first few years.  Utilizing this program, I earned two Masters degrees by attending college at night.  Shortly thereafter, I was promoted into a series of management positions of increasing responsibility and I was quickly ‘climbing the corporate ladder’.

    It’s difficult to say exactly when I became so disillusioned and unhappy with my career, but at some point it happened.  The long hours, the years spent on undesirable shifts, the corporate culture, the union-management conflicts...I no longer had the desire I once had.  I dreaded going to work.

    It was late spring in 2003.  I was walking out of the manufacturing plant one day with a coworker.  On our way out, he asked me Why do you work here?.  What?  I was a little stunned at the question and didn’t know how to answer.  Before I could respond, he reached into a bag and pulled out a book on real estate investing.  He handed it to me and said You need to read this..

    Not only did I read the book cover-to-cover, but when I was done with it I gave it to my husband and told him You need to read this..  After my husband had also read it, I suggested that we start investing in real estate and he was onboard without hesitation from the very start.

    We were both employed in full-time jobs when we started investing in real estate and I suppose in a way, that helped make it seem less risky.  After all, we both had decent-paying jobs so if we made a mistake and lost some money along the way, it wouldn’t be the end of the world and we’d likely be able to recover financially.  However, I don’t remember either of us ever thinking that investing in real estate was a big risk.  In fact, I remember thinking quite the opposite...that if I did nothing and stayed with my current employer, in a job that I no longer liked - THAT was risky.  And so, we began...
