About this ebook

Real Estate Expert Norah Deay knows what it takes to get the best price possible from a house. Working with 'Million Dollar Marnie' in New Zealand provided an insight into what helps sell a home quickly and, more often than not, for that dream price. It doesn't matter if the market is hot or cold, the more you can take out of your present home the more you have to put into the next one.

"I've moved more times than I can remember but the two times I moved while living in New Zealand were the most stressful. We had lived in the first house for over ten years which was the longest I'd ever lived anywhere, plus the outside areas were in a dreadful state, so having to get a house ready for sale in three weeks was a huge task. We'd found a house we wanted to buy but had to sell ours first.

The second time was even more stressful, even traumatic. My husband and I had parted, and I had to get the house ready for sale. I wanted to get back to Ireland by Christmas (it was October) so there was a mad dash to get everything done. The only way I could do it was systematically and that led to the birth of this book.

If you've got a big job to do, you need a plan. Getting your house ready for sale is a big job, and this book is your plan.
This guide will take you step-by-step through your home over 30 days and you will end up with a house any buyer will desire. More importantly, a house that's sparkling, tidy and in great condition is always going to achieve a better monetary outcome than its tired and dull neighbour.

The money you spend will be recouped in the sale price but unless you have some serious issues with your roof, electrical wiring or your foundations are falling in, this plan is not going to cost much money at all. The only thing you will need in abundance is elbow grease (i.e. strenuous physical exertion).
So, block out 30 days in your calendar because you're going to be entirely focused on getting your old house ready to become someone's new house."

    About the author

    Introduction

I was living in New Zealand, and my marriage had just ended dramatically. I immediately knew I wanted to be with my family back in Ireland, and to do that I needed to put our house on the market. My ex-husband signed the paperwork, and I looked around the massive house we’d bought with such high hopes a year earlier. There were seven bedrooms, and we’d planned on opening a bed and breakfast business.

That wasn’t going to happen now but if I wanted to get the best price possible I needed to get the house looking beautiful. We had already started the conversion of 3 bedrooms into a suite, so that continued while I started at the top of the house and worked my way down room by room. The only way I could cope was by having a list of tasks that I could mark off as each one was completed. I had pages and pages of scribbles by the time I finished, and instead of throwing them away I decided to write this book.

As a Personal Assistant, I’ve worked in the real estate industry for over 10 years, full-time and part-time and have first-hand knowledge of the stress people are under when they’ve to get their house ready for sale. I’ve done it twice and will never do it again without a plan. The How to Get Your House Ready to Sell In 30 Days plan.

We’ve all watched TV shows about decluttering – it was the house-and-home word of the 2000s – but until you’re faced with shifting 20 years of your life that’s been packed into a 3-bed house, you don’t know the reality.

This guide will take you step-by-step through your home over 30 days, and you will end up with a house any buyer will want. More importantly, a house that’s sparkling, tidy and in excellent condition is always going to achieve a better monetary outcome than its tired and grubby neighbour.

Any money you spend will be recouped in the sale price, but unless you have some serious issues with your roof, electrical wiring or your foundations are falling in, this plan is not going to cost much money at all. The only thing you will need in abundance is elbow grease (i.e. strenuous physical exertion).

So, block out 30 days in your calendar because you’re going to be entirely focused on getting your old house ready so you can move on to your new house.

Day 1 – How do Buyers see my House?

When you put your home on the market you are signing up to the third (after death and divorce) most stressful situation you’ll ever have to deal with. Especially when you realize that buyers do not see your pride and joy; they see your property, their potential home, with a very critical eye. But, remember one thing; you are not alone! It’s a complicated process, but I can help.

For the next 30 days, you will be guided through the process of staging your house for a quick sale. This is just another way to say you are going to make YOUR house the jewel of the real estate market in your neighbourhood. But, before you dig in, take a deep breath. Let it out. You have a lot of work to do in the next 30 days to get your home ready. You will need a clear head and a strong constitution, but YOU CAN DO IT. Let's get started!  But first, a dose of reality.

    Reality vs The Dream

The first thing to know is that the house we are currently
