When it happens, will you be ready, willing, and able to make the right moves?
AWARENESS IS THE BUYER’S EDGE
YES!
YOU CAN BUY A HOME
YOUR ADVENTURE
IS ABOUT TO BEGIN
HAPPY HUNTING!
Preface
My purpose for making these few thoughts and comments available to potential home buyers is to assist them as they attempt to locate and buy that just right
property.
I did not have much guidance when I started out looking for my first purchase. I had to learn and become AWARE of the dangers on my own.
However, I must say that I was fortunate enough not to get into too much trouble. I survived.
I believe that anyone trying to purchase a home in today’s market needs to be very familiar with the challenges that lie ahead.
If some of the people who find themselves in very serious financial trouble would have had the benefit of my knowledge and experience, they would not have overextended themselves.
They would not have been lured into accepting that easy-to-obtain low down payment
or in fact, that no down payment,
mortgage loan.
I am certain that there would be fewer defaults and foreclosures.
You must be very careful. It’s a jungle out there!
Joseph J. Pacelli

Acknowledgments
To my mother, who encouraged me at an early age to get involved in the real estate business. She always believed in home ownership as part of THE AMERICAN DREAM. And, so do I!
To my father, who guided me through the many challenges of the construction business. He had a way of teaching me, by example, a very strong work ethic. He would say, Get your hands dirty. It won’t hurt you. It will be good for you.
And, looking back, he was right.
To my wife, who has worked with me through the many ups and downs of the real estate business. To this day, she is still saying, Hang in there.
To my son, who took my advice and bought his first house, a fixer-upper
. He turned it into a home that he is proud to own, and, I might add, not a bad investment.
To my pal Squiggs, a.k.a. TJ, who offered some very innovative suggestions that were inserted into the finished manuscript.
Introduction
Welcome aboard. Take this cruise on the truly exciting adventure of
FINDING+BUYING+OWNING
that just right
dream home. The one you will enjoy calling your own.
Real estate ownership will continue to be the best, and generally the most secure, short term and long term investment for the average growing family.
Home ownership is still the best way, and usually the only way, for most families to build solid equity and attain long term financial security. The history of the real estate market has proven that property values most often appreciate in the long run. However, in the event the real estate market does turn cold, property values can plunge quickly. It happens almost overnight.
THERE ARE NO GUARANTEES
Nevertheless, with sound acquired knowledge and careful strategic planning, The Ten Basic Steps To Find And Buy That Just Right Property will guide you safely through the mine fields and road blocks that lie ahead.
By following the advice and recommendations that are being offered in this REAL ESTATE BUYER’S
