Introduction
Welcome to this guide for buy to let investors looking to start their first venture into the private rented sector. This guide has been put together with relevant information about the buy to let market. The information is intended as a guide to the novice buy to let investor and gives the reader an unbiased view of the current market.
The guide is not intended to inform you of a set path of how to be a successful investor as this depends on your attitude to risk. This guide has been produced to give the reader advice about the options available from initial setup, strategy to exit plan.

Understanding the Property Market
Market Overview
The house market is starting to stabilise since the recession in 2008. Lenders are starting to review their lending criteria to increase loans.
Since the house prices crashed in 2007 the market has recovered and since 2010-2011 house prices have climbed steadily. Current market prices at the end of 2014 according to housing price indexes show that the prices are now around the prices of 2007 before the market crashed.
Predictions by forecasters are that the market will continue to grow and that house prices will have grown by 15%-25% in 2019.
However, short-term outcomes are likely to be slowing of the house price growth, limits on the growth in transactions and increasing demand into the private rented sector. These outcomes are due to government policies on lending where there will be increased regulation on borrowers’ affordability, capital repayment requirement and loan to income caps at lender level. Rising interest rates will also contribute to a slow growth in prices.
As of 2014, the market is still in favour of the seller; however it is improving for the buyer more than in previous years. The reason being that growth in prices will slow since prices in 2014 had grown at the fastest rate since the financial crisis in 2007 and the market has got ahead of itself. With the Bank of England reviewing the base rate of interest with a likely increase the outcome is slower price growth in the housing market.
