Facilities Management Report to the Board of Trustees

Facilities Management Report for January and February 2008.

Facilities management has had the opportunity to work on several major projects
at the branches during the above listed months. Following is a list of projects:

Martin Luther King Jr., Memorial Library

• Installation of two (2) new 100 gallon hot water heaters


• Installation of new interior lighting on mechanical level
• Repairing of drain lines on cooling coils located in the stairwells and
landings
• Painting of all mechanical space and flooring
• Replacement of lighting and painting of room 221
• Awarding of electrical contract for the 4th floor electrical upgrade to ensure
needed power for the floor
• Installation of new computer for the energy management system for the
steam station
• Installation of rebuilt sump pump on mechanical level
• Several painting projects were completed on the 4th, 3rd and basement
levels of the building

Branches

• Installation of new carpet at Shepherd Park


• Installation of condensate pump at West End
• Boiler repairs at Pallisades and Takoma Park
• Installation of two (2) condensate pumps at Pallisades
• Installation of new hot water circulating pump at Petworth
• Replacement of fan motors at Lamond Riggs
• Numerous repairs done to leaking pipes, drain/steam lines throughout the
various branches

This is a brief list of the larger projects that were done, we also started new water
treatment contracts at MLKML and all branches to handle close loop systems
(boilers), as well as prepare for the cooling season. Our HVAC contractor has
started to perform preventive maintenance (PM) on all cooling towers and chillers
throughout DCPL. Finally, we continue to perform all ongoing/required repairs
and PM on our operational equipment at all sites.

I would like to welcome Arthur Daniels our new custodial supervisor, branch
custodians from the branches and three (3) new motor vehicle operators that will
bring our mail room staff to the approved staffing level.
