Dear Sir, Dear Madam,
In behalf of our seller, I am submitting to you our offer to sell on the property located at
Molave Highlands Subdivision, Yati, Liloan, Cebu.
Lot description/details: Total lot area of 179 square meters and free from liens &
encumbrance. The lot is covered with a Transfer Certificate of Title No. ________;
more particularly described as follows:

This offer is based on the following conditions:

1. That the price shall be Php1,790,000.00 (One Million Seven Hundred Ninety
Thousand Pesos only).
2. That the capital gains tax, documentary stamps tax, registration fees, transfer tax and
costs, processing fees, and notarial fees shall be for the account of the BUYER.
3. That upon acceptance of this offer, earnest money in the amount of Fifty Thousand
Pesos (Php50,000.00) shall be paid and shall be credited as part of the purchase
price.
4. That the mode of payment shall be cash basis and/or through bank financing and
shall be due upon signing of the contract of sale and presentation of the owners copy
of title and other documents necessary for transfer such as certified true copy of the
title, certified true copy of the tax declarations and tax clearances.
5. To ensure a smooth transition for the final move-in date to the property, both parties
(prospective buyer and seller) have agreed that the seller will be provided a grace
period of 30 days from the final sign off date to vacate the property.
