It is important that you review the list of items below. If you have any questions or do not understand what is
being asked of you, please let us know, as that is quite common. If you have any concerns about being able to
supply any of the documentation in a timely fashion, also please let us know. That will allow us time to figure
out how to resolve the issue.
Please only provide us with copies of the information below and keep all the originals for safekeeping. And
please remember that the sooner you provide the information, the easier / quicker the process will be.

2 Year Housing History

If you rent an apartment or through a property management company, please provide a contact number
and name for that company.
If you rented from a private individual, please provide proof of 12 months rent (12 months cancelled
checks, NOT deposit slips)
2 Year Employment History (with address (es), phone number(s), title or position)

If there are gaps in employment, please explain in a signed and dated letter from you.

**VERY IMPORTANT** Federal Law requires the following on all real estate purchases being financed: If
you have any deposits that are only labeled deposit with no indication of the source of deposit you will be
required to provide an image copy from your bank showing the deposit slip and the checks included with that
deposit, along with an explanation regarding that deposit. Any deposit that is identified, such as an employer
auto deposit, US treasury deposit, identified pension deposit, etc. is ok and will not require verification. If
you have any bank to bank transfer, you will be required to provide bank statements that match the transfer out
to the transfer deposited into the other account.
Money cannot be borrowed for real estate transactions, however, some special circumstances apply, i.e.
borrowed funds from a home equity line, gifts from an immediate family member are acceptable and may
require, verification of individual granting the gift, bank account information verifying the funds coming out of
their account and being gifted to you. The above deposit verification will apply to the gift ors bank account as
well.

DO NOT during the Loan Process:


1. Dont quit your job
2. Dont take any time off of work paid or unpaid, if you are pregnant please inform us so we can plan for
your maternity leave.your mortgage can not fund while you are off work whether vacation or
maternity leave. Please help us plan accordingly!
3. Dont travel and not inform us where you will be and when you are returning.
4. Dont close credit cards
5. Dont open credit cards
6. Dont buy a car or make any large purchases that require a loan, credit inquiry or deplete your bank
account balances.
7. Dont make deposits into your account of more than $100 if you cannot provide evidence of the source.
No cash, no personal checks, no proceeds from the sale of an items (unless you have paperwork to show
proof). Pay checks, expense reimbursement, settlements, IRS refunds, and gift funds are acceptable as
long as you can show a paper trail
8. Dont overdraw any of your accounts
9. Dont move funds from one account to another for any reason.
10. Dont add debt of any type while you are in the mortgage process(gas and groceries only ) until
keys are in your hands or your refinance is complete and recorded.
