Flat-Fee Agreement Contract

This flat-fee agreement contract (hereinafter the agreement), is made by and


between Lelia Tighe,
Peace Of Real Estate LLC (hereinafter the firm), and
____________________________________,
an independent contractor or employee of
________________________________________________
(hereinafter the client).
All services must include the following completed paperwork at time of payment:
Completed buyer and seller information sheet, fully ratified contract, signed and
initialed property disclosure and short sale disclosure if applicable, signed agency
agreement or listing agreement, copy of earnest check, signed Peace Of Real Estate
flat-fee agreement contract.

$250 Conventional Closing Includes: Maximum of 45 days from date of
receipt to date of close and the duties listed below:
-Maintain contact with buyer, seller, and the representing agents.
-Manage the contract and any and all changes.
-Schedule and manage surveys, inspections, CL100, and all necessary repairs.
-Provide closing attorney with necessary documents.
-Provide lender with all necessary documents.
$300 VA or FHA Closing Includes: Maximum of 60 days from date of receipt
to date of close and the duties listed below:
-Maintain contact with buyer, seller, and the representing agents.
-Maintain contact with VA or FHA representative.
-Manage the contract and any and all changes.
-Schedule and manage surveys, inspections, CL100, and all necessary repairs.
(Additional inspections required)
-Provide closing attorney with all necessary documents.
-Provide lender with all necessary documents.
$200 Cash Closing Includes: Maximum of 30 days from date of receipt to
date of close and the duties listed below:
-Maintain contact with buyer, seller, and the representing agents.
-Manage the contract and any and all changes.
-Schedule and manage surveys, inspections, CL100, appraisal, and all necessary
repairs.
-Provide closing attorney with all necessary documents.

$125 Expedite priority of closing Includes: Duties listed with other selected
service at an expedited time frame. (Add in addition to a selected closing)
**All short sale paper work must have hand written signatures, initials, and
dates.
No electronic signatures will be accepted**
$300 Short Sale - Post Bank Approval (Must include signed approval from
bank for sales price and closing date) Included: Maximum of 60 days from
date of receipt to date of close and the duties listed below:
-Maintain contact with buyer, seller, and the representing agents.
-Maintain contact with short sale financial parties and appraiser.
-Manage the contract and any and all changes.
-Schedule and manage all inspections, CL100, and all necessary repairs.

-Provide closing attorney with all necessary documents.
-Provide lender with all necessary documents.
$500 Short Sale - Pre Bank Approval Included: Maximum of 120 days from date
of receipt to date of close and the duties listed below:
-Maintain contact with buyer, seller, and the representing agents.
-Maintain contact with short sale financial parties and appraiser.
-Manage the contract and any and all changes.
-Schedule and manage all inspections, CL100, and all necessary repairs.

-Provide closing attorney with all necessary documents.
-Provide lender with all necessary documents.
Terms of Agreement
1. Client agrees to pay firm a flat-fee of $_________________ (write in the total

2. Client understands the fee is due upon receipt, is non-refundable, and no


duties will begin until all necessary paper work and payment is received by
the firm from the client.
