An Introduction to the Windsor


Detroit Bridge Authority
Created in 2012, the WindsorDetroit Bridge Authority (WDBA) is
a not for profit Canadian Crown corporation which reports to Parliament
through the Minister of Infrastructure
and Communities. As such, WDBA is
wholly owned by the Government of
Canada Crown, but is structured like
a private company and operates independently from government.
The WDBA will manage the process to hire the contractors to design,
construct, finance, operate and maintain the Gordie Howe International

Bridge(GHIB)through a public private partnership(P3). WDBA is also


responsible for project oversight.
Another entity, the International
Authority, is a joint Canada-Michigan
governance body established to oversee and approve key steps in the
public private partnership procurement process for the GHIB. It is also
responsible for monitoring compliance of the WDBA with the Crossing
Agreement signed by Canada and
Michigan. It consists of six members

Motor City Match Builds on West Vernors


Commercial Vibrancy
The Southwest Detroit
Business Association
(SDBA) is actively
involved in promoting and
implementing the City
of Detroits Motor City
Match Program (MCM) to
Southwest Detroit commercial property owners
and entrepreneurs interested in locating their
business in Southwest
Detroit.
MCM connects new
and expanding businesses
with Detroits quality
real estate opportuni-

ties, providing them with


funding and tools to fuel
Detroits entrepreneurial revolution. MCM
is administered by the
Detroit Economic Growth
Corporation (DEGC),
a non-profit organization that works closely
with the City and other
partners to support existing businesses and to
bring new companies and
investments to Detroit.
MCM offers two
application tracks: The
Building Owner Track is

for Detroit property owners with a vacant space


looking for quality new
tenants. The Business
Owner Track is for businesses from Detroit and
around the world that
are looking to start up or
expand in Detroit. Within
each application track,
building and business
owners apply for competitive financial assistance
and support services
ranging from business
planning to build-out and
start-up.

Starting with the 3rd


quarter of 2015, Motor
City Match is providing
$500,000 in matching
grants to business and
building owners. MCM
also provides an additional $1 million in small
business and construction
loans, and $1 million in
support services to help
entrepreneurs open a
business.

Progress and Results for the 201415 fiscal year can be found on the
WDBA website.
Some key information shared: the
Bridge will be built within a fixed price
contract. $870 billion of trade occurs
between the U.S. and Canada annually. Windsor Detroit handles 30% of
the truck trade, which equals over $100
billion per year. The plaza on the U.S.
side is 130 acres; on the Canadian side,

148 acres. The U.S. federal departments engaged in the development


include U.S. DOT FHWA, Customs
and Border Protection and the General
Services Administration.
This development will change
the communities on both shores of
the Detroit River, the Windsor Essex
region, the Detroit metropolitan region,
the province of Ontario, the state of
Michigan and the entire Great Lakes
Region in both countries. More to

condition of buildings in
the Vernor Springwells,

beginning to bounce back from
the recession. Occupancy in the
West Vernor business corridor is
around 70%, where pre-recession
it was at 87%. It is vital that
the SDBA take advantage of
the renewed local, regional and
international interest in the
business corridors to sustain and
grow the economic vitality of the
business and residential communities.

The objective of the
Real Estate Advocate will be to

develop and implement a process


that makes it easier to connect
entrepreneurs and small business owners with real estate
opportunities, whether leasing or
purchasing property in the West
Vernor business districts. The
expected outcome is to reduce
the vacancy rate within the business district, expand the tenant
mix, and create jobs.

The SDBA knows that
one-on-one work is necessary
to move property owners, small
business owners and entrepreneurs from an idea to execu-

Real Estate Advocate, will provide that assistance. His work
directly dovetails into Motor City

Know In Purchasing
A Home
With the warm
weather rapidly
approaching many families will begin to explore
the possibility of purchasing a new house.
Potential buyers should
understand certain fundamental elements in
purchasing a property.
First and probably
the most important document in a real estate
transfer is the preparation of the Purchase
Agreement. The
Purchase Agreement
outlines the terms of the
sale and which party
is responsible for what
costs. In general, the
seller is responsible for
paying for title insurance and transfer tax
on the property. Title
insurance provides reas-

surance that there are


no liens or taxes owed
on the property. The
amount of transfer tax
paid to the county is
determined by the sales
price. For instance,
for every one thousand
($1,000.00) dollars of
the sale price, the sellers pays eight ($8.60)
dollars and sixty cents
in transfer tax. The
buyer is normally
responsible for his / her
own mortgage costs.
After execution of the Purchase
Agreement, in most
instances, the buyer will
apply for a mortgage.
Normally, the mortgage
company requires verification of income going
back anywhere between
six (6) to twelve (12)
months and other
financial data from
the buyer. Thereafter,

sends out an appraiser

is worth the sales price
