RECOMMENDATION TO THE BOARD OF DIRECTORS

KEY ROYAL CONDOMINIUM ASSOCIATION


JULY 2005

The Architectural Review Committee met on Sunday, June 19, 2005 and unanimously
approved the following proposal for review and approval by the Board:

That all first floor units be allowed to install patios where currently there are concrete
slabs with the following provisos:

1. We recommend that the work be performed by Keyestone Interlocking Paving


Contractors, Inc. or a licensed contractor of owner’s choice.

2. Length and width of patios are as follows: No bigger than 7 x 7 on units


without screened in porches. No larger than 12 x 7 on units with screened in
porches.

3. All patios will conform to the following materials and color – 4x8 45 degree
herringbone/ color #0193.

4. Material to be delivered not more than one day in advance and placed in an
area approved by the Board prior to installation.

5. Specifications to be used by contractor for building patio are:

a. Tear out existing concrete and sod, dispose of off site, and excavate
base to proper elevation.
b. Supply and install 1” sand bed.
c. Supply and install standard 2 3/8” concrete pavers
d. Cut, compact, sand and border total job (Border meaning finished
with concrete pavers all around side of patio

6. Prior to construction owners will fill out a form with Management stating their
agreement to the above mentioned provisos. This form will be forwarded to
the Board of Directors prior to construction for approval.
