Development Partner San Antonio, Texas

Position Summary: Opportunity for a high motivated rising star to quickly gain substantial Development experience while supporting and interacting directly with leadership responsible for multifamily projects. Primary Duties and Responsibilities:

Underwrite potential acquisitions of land and existing investment opportunities, including


financial analysis, due diligence, conducting market research and modeling cash flows and deal structures Drive entitlement process. Negotiate and coordinate all contracts and professional service agreements for design team contracts, (i.e.; Architect, Civil, MEP, Landscape Architect, GeoTech, Environmental and Structural). Oversee design process of site plan layout, unit mix & unit configuration, as well as exterior elevations. Drive development plan process, including interaction with and oversight of all design team consultants. Negotiate and coordinate all communication contracts, (i.e.; phone, cable and internet). Assist in financial analysis and management of existing assets including initial closing and capitalization, development, construction, operations, recapitalization and dispositions. Work with Accounting Team to ensure that operating results and other reporting requirements are completed accurately and on time pursuant to joint venture agreement requirements. Review and analyze monthly operating performance of owned assets. Highlight any shortfalls or noteworthy information. Participate in meetings with property managers and operating partners Prepare annual project level reforecast and assist in budget review process for each asset Prepare materials for and participate in investment committee presentation and internal quarterly meetings Assemble and analyze economic, demographic and other market information for each asset area, as needed, including recent sales and leasing data Interface with joint venture partners, lenders, attorneys, brokers and market contacts to obtain information pertinent to pursuit efforts and existing assets Monitor Metro, submarket and competitive property performance

Skills Competencies: BS/BA required. Major in business, finance, construction or accounting 5 - 7 year work real estate industry experience (preferably, multifamily) Significant and sophisticated financial modeling skills; must possess superior analytical, quantitative, problem solving, writing and communication skills Strong grasp of financial principles and concepts that are crucial to underwriting real estate (IRR, NPV, cap rate, return on cost, etc.) Exceptional organizational skills with the ability to prioritize and multi-task Ability to work independently and as a team member; independent thinker, high level of initiative and strong work ethic Flexible with positive attitude and willingness to work additional hours to complete projects within fast-paced entrepreneurial environment Expertise in Microsoft Excel, PowerPoint and Word. Additionally experience with Timberline and MS Project would be a plus. Embrey Partners prefers local candidates with ties and/or prior plans to move to San Antonio, Texas.
