Greater Toronto REALTORS reported 7,570 sales in July 2012, a decline of 1.5 per cent compared to 7,683 sales reported in July 2011. The decline was most pronounced in the condominium apartment segment in the City of Toronto. Total sales in the rest of the Greater Toronto Area (GTA) were up compared to the same period last year. Very strong annual sales growth in the first half of 2012 and an earlier peak in sales this spring compared to 2011 help explain more moderate sales this summer. New mortgage lending guidelines and the additional upfront cost of the City of Toronto land transfer tax also prompted some households to put their buying decision on hold, said Toronto Real Estate Board (TREB) President Ann Hannah. The GTA housing market became better-supplied in recent months. Buyers benefitted from more choice in the market place, resulting in less upward pressure on the average home price in July, said Jason Mercer, TREBs Senior Manager of Market Analysis. The mix of homes sold in July 2012 versus July 2011 also appears to have changed, further influencing the average selling price. This is evidenced by the different annual rates of growth between the overall average price and the MLS HPI, continued Mercer.. (source: TREB)

I have a buyer for your home. How many times Bring you have you received a phone call or a knock at the Buyers the door from an agent who says they have a buyer interested in your house? Probably more than you should be getting. Unfortunately this tactic is often employed by newer agents who are told to say such things as a way of getting their foot in the door. That said, they actually just might have a buyer for your home. I know that when we approach you with this pitch it is because we actually do have a buyer who may be interested in your home.

HOW TO...

Buyers are selective in choosing the right agent for the job. When you have worked for as long and as hard as I have in this area you develop a reputation for delivering quality service and advice that is sought out by not only sellers but Buyers alike. We have a constant stream of potential buyers who come to us looking for that perfect house and it may indeed be yours. How can we help you? We believe in honesty and having expectations be realistic and achievable. Before you go and sign anything with anyone, talk to us. We may be able to provide you with an experience that goes above and beyond your wildest dreams and if we cannot well be right upfront about that.

Welcome Lindsay

Kostyk to the team

It is our pleasure to introduce a new member to the Mark Arnstein Experience; Lindsay Kostyk. As a Buyer in todays competitive real estate market, it has become increasingly important to ensure that you have proper representation. As Lindsay puts it Just as you wouldnt represent yourself in a court case without your own lawyer, or worse, consult with council for the other side, it is essential to have a Realtor you trust that will negotiate solely on your behalf. Lindsays primary focus as a Realtor is to guide her clients through this adversarial process, ensuring that her clients feel comfortable and informed with every step. In addition to being kept abreast of the latest market conditions, clients will be informed of new listings as well as the properties that have recently sold. Clients will also receive up-to-date reports on the properties that are viewed both online and through tours To set-up a consultation with Lindsay call 416-489-3434

Where the Castlefield Church stands now is on the site of where Captain Prices estate including farmhands and stables once was. It was the first concession West of Yonge Street. Captain Price is notable for being a lawyer, associate and supporter of William Lyon Mackenzie, provided support for the Reformers (though not rebellion), and in 1834 was appointed to which inaugural position?
