Infrawindow News Bureau | Gurgaon | Nov. 17, 2012, 01:05 PM The Haryana government on Friday noed the Final Development Plan of Gurgaon-Manesar Urban Complex with total urbanizable area of 32,988 hectares to cater to a populaon of 42.50 lakh by 2031. A total of 16,021 hectares of the total area of development plan has been reserved for residenal areas, 1,616 hectares for commercial, 4,613 hectares for industrial and 4,428 hectares for transport and communicaon purposes. Besides, 608 hectares has been earmarked for public ulies and 2,027 hectares for public and semi-public establishments, 2,928 hectares for open spaces, 114 hectares as special zone and 633 hectares as defence land. The nal development plan will ensure that residenal areas be developed on neighbourhood concept by making provision of all community facilies and services within the sectors on an average net residenal density of 250 people per hectare. Also, eort will be made to develop all the sectors/colonies on zero discharge concept for encouraging the use of recycled water, keeping in view the water scarcity in Gurgaon. Out of the total area, an area of about 50 hectares has been earmarked in Sector 68B for providing housing to low and medium income group, while an area measuring 215 hectares has been reserved for a university in Sector 68 which shall also be exclusively set up by the government/its agencies. Land measuring approximately 135 hectares has been designated as a bio-diversity park and a number of new 90-m wide roads are proposed to link the Millennium City with Delhi's Vasant Kunj, Dwarka and Mehrauli, besides also to Faridabad and Sohna. On the transport infrastructure front, the plan has covered ambious expansion of Metro connecvity in the region. As per the plan, the exisng Delhi-Gurgaon Metro link, which terminates at HUDA City Centre (Sector 29), is going to be extended up to Manesar. The proposed route will pass through dierent sectors like 43-44, 52-52A, 56-57, Southern Peripheral Road (SPR) and NH-8. The development plan also menons another Metro loop taking o from Sikanderpur Metro Staon and passing through Sector 25-25A, which is proposed to be extended up to SPR through Golf Course Road. In addion to this, an addional Mass Rapid Transit System Corridor along the 150-metre-wide northern link road to Delhi extending from Dwarka in Delhi has been proposed up to Inter State Bus Terminal proposed near Kherki Dhaula village. On the road infrastructure the plan has focused on wide roads both inter-city and intra-city in the new sectors. The width of sectors dividing roads has been proposed as 75 metres and 60 metres. The development plans of 2021 and 2025 were changed to cater to the populaon needs of 2031. The Haryana Urban Development Authority (HUDA) and licensed developers have already developed residenal area of 8,000 hectares in various residenal sectors of this Development Plan to accommodate 20 lakh populaon, with the exisng town and village abadis accommodang another 2 lakh populaon. The addional residenal area proposed in Development Plan would cater to residenal demand of rest of the 20.50 lakh projected populaon.
