General .1 Be responsible for the cleanliness of assigned work areas to the satisfaction of the Consultant. Maintain the work areas in a neat and orderly condition at all times. Generally, follow the clean-up procedures recommended by the Ottawa Construction Association and conform to the Waste Management Workplan for the Project. Burning or burying of rubbish and waste materials on site is not permitted. Use only cleaning materials recommended by the manufacturer of the surface to be cleaned. Use cleaning material only on surfaces recommended by the cleaning material manufacturer.

Terminology .1 Housekeeping: .1 This phrase means the task which is required to clean up and put into the garbage or recycling bin, debris from construction personnel and from general construction activity, including such items as paper, bottles, food, dust and small garbage accumulation. .2 Housekeeping does not include debris or waste from trade construction. .3 Responsibility for housekeeping will be taken by the Construction Manager and backcharged to each Trade Contractor. Trade Debris or Waste: .1 This phrase means excess or surplus construction materials, crates, or boxes generated by the trade's activity. .2 Responsibility for trade debris or waste shall be taken by the Trade Contractor responsible for the creation of the debris or waste.

General Procedures .1 .2 It is essential that the Construction Manager and Trade Contractors maintain adequate communication. The Construction Manager will coordinate clean-up and recycling in accordance with the Waste Management Workplan.

Day-to-Day Procedures .1 The Trade Contractor and the Construction Manager shall cooperate to ensure that housekeeping and cleanup of trade debris and waste are performed daily or as required. Resultant accumulation of debris will be hauled away and disposed of weekly or as required, in conformity with applicable laws and regulations and relevant Contract Documents. Waste material or other debris shall not be stockpiled or burned on site.

The Construction Manager will provide the necessary labour and materials for housekeeping, such as broom sweep and small garbage collection and disposal. The Construction Manager will place suitable receptacles in strategic locations for miscellaneous small rubbish items and recyclables such as coffee cups, soft drink bottles, cans, lunch bags and the like. Cost Recovery: .1 Cost recovery (for housekeeping debris only) is part of the Trade Contract Agreement. Trade Contractors shall include in their Bid Price a fixed rate per man/day for their own work force to cover the Construction Manager's cost for day-to-day housekeeping clean-up. This rate is to be negotiated with the Construction Manager. .2 In order to minimise end-of-job clean-up charges to the Trade Contractor, the Construction Manager will, wherever possible, bill monthly.

Trade Debris and Waste Clean-Up .1 Responsibility for trade debris and waste clean-up remains with the Trade Contractor responsible for creating the debris and waste. If necessary, cleaning requirements will be enforced by the Construction Manager The Construction Manager will provide garbage boxes for trade debris or waste and recycling, the cost of which will be charged to the Trade Contractor at the discretion of the Construction Manager's General Superintendent. Garbage boxes for housekeeping debris will not be charged. The following Trade Contractors shall provide their own recycling and garbage bins, located where directed by the Construction Manager: .1 Formwork Contractor .2 Masonry Contractor .3 Drywall Contractor If the Trade Contractor does not clean up his garbage in response to a verbal request, the Construction Manager may do so, without written notice, at the Trade Contractor's expense.

Final Cleaning .1 .2 Final cleaning is not included in the cost recovery rate. Trade Contractors shall execute final cleaning of their Work either upon completion of the Work or just prior to Substantial Performance of the Project, as directed by the Construction Manager. Include the following, as applicable to the Work: .1 Remove surplus products, tools, construction machinery and equipment not required for the performance of the remaining Work. .2 Remove stains, dirt and smudges from finished surfaces. .3 Clean exposed finished surfaces in accordance with respective material manufacturers' recommendations. .4 Clean and polish glass, mirrors, hardware, wall tile, stainless steel, chrome, porcelain enamel, baked enamel, plastic laminate, mechanical and electrical fixtures. Replace broken, scratched or disfigured glass. .5 Remove stains, spots, marks and dirt from decorative work, electrical and mechanical fixtures, furniture fitments, walls, and floors and other surfaces. .6 Vacuum clean and dust building interiors, behind grilles, louvres and screens.

Wax, seal, shampoo or prepare floor finishes, as recommended by the manufacturer. Inspect finishes, fitments and equipment and ensure specified workmanship and operation. Broom clean and wash exterior walks, steps and surfaces. Remove dirt and other disfiguration from exterior surfaces. Clean and sweep roofs, gutters, areaways, sunken wells. Sweep and wash clean paved areas. Clean mechanical and electrical fixtures and other fittings of labels, wrappings, paper and other foreign material. Replace heating, ventilation and air conditioning filters, if units were operated during construction. Clean ducts, blowers and coils if heating, ventilation and air conditioning systems were operated without filters during construction. Clean roofs, downspouts, and drainage systems. When the Work is Totally Performed, remove surplus products, tools, construction machinery and equipment. Remove waste products and debris.
