Brooke Smith Planning, Chartered Town Planning and Development Consultants are instructed by Grafton Group (UK) plc to prepare and pursue planning permission for five residential dwellings on land at Merthyr Road, Tongwynlais. We would like to invite your views on the proposed development ahead of the planning application being submitted to Cardiff City Council via a public consultation exhibition to be held on Wednesday 21st August. The applicants Grafton Group (UK) plc are a major player within the builders merchant industry and include a number of well known brands such as Buildbase, Plumbase and Jacksons Building Centres within their portfolio. They trade from over approximately 600 branches across Great Britain and employ in the region of 7,500 staff. The site was acquired by Grafton a number of years ago and they are now exploring alternative options which would make best use of the site. The Site The site extends to 0.34 ha (0.86 acres) and is situated adjacent to Merthyr Road, approximately 5 miles North West of Cardiff City Centre. The site is surrounded by residential development to east and south. Immediately west is the Tongwynlais Village Hall. Whilst to the north is Green Meadow Wood, which was formerly owned by Grafton and was subsequently sold in 2011. The site is a relatively flat greenfield site fronting onto Merthyr Road. It is largely open with a low rise wall and a small number of trees acting as a boundary onto Merthyr Road. The Proposals A draft layout plan has been prepared by HollowayFoo Architects, which currently proposes five detached residential dwellings. Each property will be allocated its own car parking

space/garage and amenity space. The development will be accessed via a new access road which will run along the eastern boundary. For your information, a draft site layout is enclosed showing the latest draft proposals. Further information will be made available on the day of the consultation event. It should be noted that this a work in progress and as the design process has not been concluded, details will be finalised as part of the design process prior to the submission of the application. Your Comments We will be holding a public consultation event at the Tongwynlais Village Hall on Wednesday 21st August 2013 between 2.30pm and 7.30pm, which you are welcome to attend and where the proposed plans will be on display and the project team will be present to answer any questions you wish to ask. In addition to local residents, members of Tongwynlais Community Council and Julie Morgan Assembly Member for Cardiff City Council have been informed and invited to the event.
