Dear Friend, Heres your Broadlands Homes Prices Report which includes a summary of all homes for sale and sold in the last 3 months in Broadlands, VA. This report will give you a general idea of what homes like yours (at least from the outside) are selling for today. As you probably know, there can be a tremendous variation in what identical homes sell for even on the same street! So please take this report with a small note of caution. The value of a home depends on factors besides just housing type and number of bedrooms. Things like market supply and demand factors, square footage, overall conditions, upgrades, lot size and specific location are just some of the other key factors involved. Above is a quick table that compares the monthly average sales price from 2012 2013 by month. A few points to note Major spike in average home prices in January and June but this is mainly related to the housing type mix sold in the month (townhome/sfh) There has been a slight trending increase in home prices year over year as outlined in the average sales price chart above. o This is due to the overall volume of sales in the community and the mix between townhomes and detached home sales

A better view is to split the townhome from the single family home when comparing home prices and the overall trending.

Positive trends showing in the townhome average sale price in 2013. For each of the eight months of the year, the average sale price has been higher than in 2012. And for the detached home sales, weve had strong showing in every month for average home sales with the exception of March. Two factors helping this years sales has obviously been the recovering economy along with continued low interest rates. With rates increasing slightly, we will see how this impacts home sales in the coming months.

Broadlands Home Sales


Below is a summary of the homes sales counts by month from 2010 2013. As you can see the best months that homes sell in this area begin in April and go fairly strong thru June.

Below are summary tables of overall sales the last 11 months for Broadlands. For August the main metric that tells me seller market is strong is the average list price once again at 100% Overall the inventory is low in the Broadlands community which is spiking the demand but we see in August an increase in the new listings.

Here is the summary broken out between townhomes and detached homes. As you can see, the last three months both townhomes and detached homes have seen average list price to final close price at 100%. Because of the strong detached homes sales trends, weve seen a pick-up in new listings in the Broadlands the last few months with 22 new listings in July & August.

Note that one part of the Broadlands market can be doing something totally different than another, so its important to remember that its your SPECIFIC type of home that has its OWN market that may have nothing at all to do with these numbers. It is good to look at these numbers as compared to the rest of the year and the previous month to get clues about the overall market trending. What we have seen are homes are selling for what they are listed for and that homes are selling fairly quickly.
