SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

WE, OLIVIA Y. FARGAS and EMILIA Y. FARGAS, of legal age, formerly Filipino citizens
and now Americans, both single and residents of 221 Passaic Avenue, Hasbrouck Heights, New
Jersey, USA, do hereby name, constitute and appoint ATTY. CESAR JIMENEZ, of legal age,
Filipino, (civil status), a resident of ________________, Zamboanga City, Philippines, to be our true
and lawful attorney in-fact to act, for and in our stead, to do and perform the following acts, deeds
and things in relation to the eventual sale of a parcel of land covered by Transfer Certificate of Title
No. T109,032 issued by the Registry of Deeds of Zamboanga City, Philippines, consisting of 27,681
square meters and situated in Talisayan, Zamboanga City, Philippines, including the improvements
thereon, to wit:
1. To resort to all legal remedies in order to protect or defend our right over the
property.
2. To supervise the sale and disposal of the above-mentioned property including the
improvements thereon, by our agent, CLARISSA F. MARCELINO, at a price
which we, the owners, shall receive a net amount of at least SIX MILLION
NINE HUNDRED TWENTY THOUSAND TWO HUNDRED FIFTY PESOS
(P6,920,250.00). The purchase price shall therefore be P6,920,250.00 plus all
fees, charges and other costs necessary for the sale.
3. To prepare the Deed of Sale covering such sale including any and all documents
that may be necessary or required thereto and to deliver possession of the property
to the vendee. However, the Deed of Sale shall be signed by any or both co-owners
as sellers, after direct receipt of the purchase price.
4. To do such any other act or thing that may be required necessary or incidental to
carry out effectively any and all of the purposes for which this authority is hereby
given;
HEREBY GIVING AND GRANTING unto our said attorney-in-fact full power
and authority to do and perform any and every act, and thing whatsoever requisite and
necessary to be done in and about the premises, as fully to all intents and purposes as we
might or could lawfully do if personally present and hereby ratifying and confirming all that
our said attorney-in-fact shall lawfully do or cause to be done by virtue of these presents.
