Job Description: a) Reports to the Project Head b) Prepare preliminary Design, Procurement and Construction time schedule including

determination of critical activities and milestones. c) Prepare cash flow schedule d) Continuously monitor and check the time and cost schedules and report to the Client at agreed intervals, at least every second week. e) Coordinate the preparation of a detailed Construction Schedule showing critical milestones, commencement and completion dates for each Contractor and Supplier. f) Submit cost forecast and progress reports at agreed intervals, at least once a month with regard to the construction. g) Report on all changes in quality, volume or design which influence on progress or costs or the future operations h) With respect to the contract documents supervise, coordinate and approve on quality and technical specifications of all Works on site including all Interior works, electrical and mechanical works i) Conduct health and safety inspections & establish and monitor all necessary procedures j) Check that supplies and construction works meet with the requirements of the contract documents, with respect to quality, cost and time k) Continuously check the scheduled delivery timelines for imported materials l) Rapidly detect negative trends on the site and enforce the necessary corrective measures. m) Keep the Client informed of progress and performance of the Works. If there are any changes due to unforeseen circumstances, with regard to quality, costs, time, changes or anything else, the Client must be informed immediately. n) Lead and summon all types of meetings needed for the building process on Site, such as Contractors' design meetings, planning meetings, weekly site meetings, technical meetings, and meetings asked for by the Client, etc. From these meetings minutes shall be written and distributed by the PM. o) Control, approve and handle the invoices in accordance with the agreed following up system. p) Welcome and facilitate (frequent) audits from the Client. q) Ensure that all contractors involved are submitting to the Client the as built drawings, documents, instructions and manuals for the handling and maintenance of all equipment. r) Make pre-inspections of the different contracts before the final inspection. s) Organize and take part in the final inspection for all contracted works and assist the Client in delivery acceptance procedure. t) Assist and take part in the inspection of repaired defects, noticed during the final inspection. u) Follow-up of all repairs during the first 3 months after hand over. v) Prepare and circulating the reports for all such inspections.
