1. System Overview:
The electrical power distribution for the proposed B+G+28 floor multitenant Commercial office for IL&FS at GIFT city, Ahmedabad. This section focuses on HT and LT power distribution system. Building electrification has been proposed on the basis of warm shell concept which includes internal electrification of normal/emergency lighting & small power for the building common areas like car parking, lift lobbies, common area corridors, service rooms, terrace & external lighting. The building design is in line with IGBC requirements for certified green building. 2. Scope of this Document: a. b. c. d. Operation & Maintenance of Panels. Maintenance of Light Fixtures Operation & Maintenance of Distribution Boards, Maintenance of Grounding System

3. Procedures of Operation & Maintenance Operational procedure of Panels: a. b. c. d. Panel need to be checked or all safety measures with connectivity Turn on Main incomer Check the voltage, current & power Factor Turn on the load feeders as the requirement

Maintenance & Trouble Shooting of Panels: a. b. c. d. e. On Regular basis check the overall arrangement of the panel Check for Relay & meter settings Note & report the feeder loads on daily routine Monitor the power factor frequently In case of any trouble in operation, follow above instructions.

Maintenance of Light Fixtures a. b. c. Check of functionality of light fixtures in routine check. In case of light failure check for lamp, driver & Connections, if driver output voltage found improper it has to be replaced with new driver Check for Power Socket voltage

Operation of Distribution boards: a. b. Turn on Main incomer of DB Turn on individual circuit MCB as required

Check for ELCB performance on routine Check for Phase-Earth & Phase- Neutral Voltage.

HEATING VENTILATION & AIR CONDITIONING SYSTEM 1. System Overview HVAC system proposed B+G+28 floor multitenant Commercial office for IL&FS at GIFT City, Ahmedabad. Air- Conditioning and Ventilation system. Building Air-Conditioning has been proposed on the basis of warm shell concept for the tenant area and complete scope for common area including Ventilation and life safety system. Design intent has been considered based on following approved consideration a. To describe the HVAC system proposed for the Proposed Gujarat International Finance Tec- City Commercial Building. b. To describe the basis of design, assumptions and exclusions for the same. c. To establish the material of constructions. 2. Scope Of this Document a. Operation & Maintenance of Air Handling Units b. Operation & Maintenance of Ventilation Fans c. Operation & Maintenance of Air Terminals d. Operation & Maintenance of Air Distribution components. 3. Procedure of Operation & Maintenance Operation & Maintenance of Air Handling Units a. In general case the AHUs shall be operated with variable Frequency Drivers & in manual if automation is in standby mode. b. In case of manual operation the inlet & outlet valve of the AHU shall be kept full open & dynamic balancing valves being at desired setting with respect to required flow. c. And the entire chilled water system shall be ensured with no air in the system line d. Start the AHUs by ensuring all the outlet dampers are open. e. Adjust the dampers of the air distribution system as desired, and balance the entire system f. Monitor the return & supply air temperatures and corresponding room temperatures & control the chilled water supply flow as desired

The Air Filter shall be checked & Cleaned by measuring pressure drop across the filters i. The motor shall be checked with all electrical parameters j. Mechanical components of fan like bearing, drive pulleys shall checked & replaced ifn necessary k. The mechanical drive belt shall be checked for proper tension to maintain the optimum performance.

Operation & Maintenance of Ventilation Fans a. The Inline fans have been installed at individual group of toilets, which shall operate the air movement between shaft & toilet voids. b. The Inline fans must be kept ON all the operational hours to maintain te adequate indoor air quality c. Since all the fans being operative on single phase power supply, individual fan power provision has been given in respective toilets d. Flow through air terminal, fan &dampers must be balanced for optimum functional requirement. e. Ensure all the dampers are open in Normal operative conditions f. The Electrical parameters of the motor shall be checked frequently g. Mechanical components like bearing & Drive pulleys shall be checked & replaced if necessary h. The belt of the mechanical system shall be checked for tension to maintain the optimu. Performance.

Trouble Shooting & Maintenance of HVAC System: In case of faulty operation the system shall be checked with following points a. All equipments shall be checked for optimum operation as specified above b. In case of any failure the corrective measure should be taken as desired as per the specified manufacturers recommendations.

PUBLIC HEALTH ENGINEERING SYSTEM 1 .System Overview: The Public Health Engineering System has been designed considering multi tenant occupancy for B+G+28, the system including. Sewage Transfer System, Water Supply Syste, Rain water System & Garbage Handling System. 2. Scope of this Document. a. Operation & Maintenance of Hydro Pneumatic Pumping System b. Operation & Maintenance of Sanitary Fixtures 3. Procedures of Operation & Maintenance: Operation & Maintenance of Hydro Pneumatic Pumping System a. The Hydro Pneumatic Pumping System shall be operated automatically with VFD b. The pressure must be set on hydro pneumatic control panel at desired level as required by the system & as specified c. Before turning on the pump the system shall be thoroughly checked for connections & terminations d. After turning on the pipeline shall be drained for removing the air e. As a routing check for valves & their function

Operation & Maintenance of Sanitary Fixtures: a. The Sanitary fixtures shall be checked for their performance frequently b. In case of any clog due to suspended particles & slit they must be removed cleaned and re fixed. c. Automated flushing systems shall be checked for their battery levels & shall be replaced with batteries on regular basis as & when required

FIRE PROTECTION SYSTEM 1 .System Overview: Fire Protection System for the proposed B+G+28 floor multi-tenant Commercial office for IL&FS at GIFT City, Ahmedabad. Design Intent has been considered based on following approved consideration. a. Design criteria of Fire Protection System b. Salient features of design and battery limits of work. 2. Individual floor hydrant valves shall be checked being in closed conditions in normal mode. Sprinkler Deluge valve & Floor tap valve shall be checked being operational & being in open condition Check for normal mode operation of Smoke & heat detectors Check for operation of all the emergency preventive devices Check for Fire water pumps being with flooded suction & tank being filled with water Check for Operation of Fire Water Pumps.
