POST GRADUATE PROGRAMME IN
REAL ESTATE AND URBAN INFRASTRUCTURE MANAGEMENT
(PGP REUIM)
INTRODUCTION
The PGP REUIM is a recent addition to the NICMAR
academic programme portfolio. The first programme
of studies (for Construction Management)
commenced in 1987 with UNDP / ILO's technical
assistance procured for NICMAR by the Government
of India. The earlier syllabi was developed in 1986 at
an international workshop of experts in management
in the construction industry and in co-operation with
the faculty members of the Massachusetts Institute
of Technology, University of Michigan, both in the
USA, Loughborough University, the UK and leading
management and technology institutes in India and
several industry leaders.
The multi-disciplinary PGP REUIM builds upon the
concepts and methodologies of management,
engineering, architecture, planning, legal aspects,
information technology, applied economics and
behavioural sciences. It combines theory with
practice and allows learning through academic work.
The curriculum is a blend of theoretical and applied
courses focussing on the areas of real estate and
urban infrastructure management. Subjects from
general management help to enrich the course with
a strong business and project management
orientation. It is further strengthened with practical
experience and project work undertaken by the
student. Theoretical courses aim to improve the
students' understanding of certain fundamental
principles and relationships that characterise the
changing world in which managers must operate.
Applied courses, link the theoretical study to
practical problems in the real estate and urban
infrastructure development projects.
Almost all the courses are taught by the case
method followed by Harvard and IIM - Ahmedabad,
to simulate and inculcate analytical and strategic
thinking amongst the students. Practical experience
is gained by summer training where the student
learns to practice the newly acquired management
skills under the supervision of an expert. Research
gives the student the ability of scientific analysis of a
problem and develop report writing skills. In fact the
whole emphasis of the programme is on developing
analytical and decision-making skills of students.
The curriculum has been reviewed from time to time
to incorporate the latest advancements in
Construction, Real Estate, Infrastructure and Project
(CRIP) industry and built a strong competence in
diversified areas.
All students who successfully complete the
programme are recruited by reputed
Construction, Real Estate, Infrastructure and
Project (CRIP) companies through the campus
placements. Consulting Organisations and
Companies from manufacturing / service sectors
also visit the Campus for recruitment.

of their choice and form set of interests /
specialisation that suits to their carrier interests and
career path. The elective subjects are now housed
under three schools, which are the academic
constituents of NICMAR.
a. School of Projects, Real Estate,
Infrastructure Management (SOPRIM)
b. School of General Management (SOGM)
c. School of Construction Management
(SOCM)
DURATION AND ORGANISATION
The duration of the PGP REUIM is two years. It is
organised into 7 trimesters with each trimester of
approximately 13 weeks duration (therefore, also
called as trimester) with suitable breaks. The first
three terms of each academic year (Terms I, II, III
and V, VI and VII) are devoted to academic learning
through class room lectures, managerial skills
workshop, legal documentation and leadership skills.
Term IV is devoted to Summer Training and
specialisation commences from Term V. Project

ACADEMIC REQUIREMENTS
i. Course Work
The major part of academic requirement is the
completion of requisite course work in each term
/ trimester. There are two types of courses
core and elective. Core courses are compulsory
courses that every student has to undergo.
Elective courses offer a list of courses from
which the student can choose depending upon
ones interests and / or future career path. The
list of courses to be studied term-wise is given in
Table 2, on Page 10. Teaching Schedule and
hours may vary depending upon other demands
on students and teachers.
The courses are either full-credit or half-credit.
Typically, a full credit course is of 7 credits
involving about 27 hours of teaching in 20
sessions. The course teacher may employ a
variety of techniques to assess the students
such as an individual assignment, group
presentation, case or problem solving
assignment, quiz and / or class test.
ii. Workshops
Workshops give opportunity for the students to
learn through practice and form an important
part of the students academic learning. A variety
of workshops are conducted in each term and
relevant skills are developed in the process.
Table 2 also gives workshops and their
placement in terms, which are also described
below:
a. Computer Practice Workshop (CPW)
Computer Practice Workshop integrates
information technology and software
applications relevant to various business
functions such as project management,
estimation, contract management, risk
management, statistical analysis, ERP and
basic computer skills taught in class. The
software include the software applications
that are used in construction business
worldwide. They are MSP and P6 for project
planning, scheduling, monitoring and control.
CANDY and Excel for estimating, planning
and project valuation, Microsoft Dynamics
for ERP solution, SPSS and Stat Tool for
statistical data analysis, @Risk for risk
management, Tally for accounting. The
students are trained on these packages
during various trimesters with hands on
practice on computers. Skilful and creative
application of tools of information technology
in individuals profession is the trademark of
a NICMAR graduate.
b. Managerial Skills Workshop (MSW)
Managerial Skills Workshops are an
important part of the curriculum. These
workshops equip the students with the
managerial communication, presentation,
team management, career management and
other soft skills. They give hands-on-
experience in the following skills:
- Managerial Communication and People
Skills.
- Listening Skills, Business Presentations,
Verbal, Non-verbal and Written
Communication.
- Cross-Cultural Communication and
Communication at Work.
- Interview Skills, Group Discussion and
Career Development Skills.
- Team Management, Negotiation,
Problem Solving, and other soft skills.
6
Group assignments, audio-visual
presentations, role-plays, group discussions,
Language Lab sessions and case studies
are some of the indicators of the pedagogy
of Managerial Skills Workshops. Students
are given training in Business English
through Orell Digital Language Lab which is
an interactive language learning software. It
assists students in learning communication
with the help of some advanced tools and
enables them to communicate confidently in
their respective professions.
c. Basic Competency Workshop
This workshop aims at updating the basic
engineering / architectural subject already
undergone by students at under graduate
level. It is a refresher course taken through
two trimesters, where students are required
to do self study and undergo objective test
on selective subjects every trimester.
Discussions are held to clear the doubts.
Emphasis on the requirements of
understanding the subject and their
applicability is also given during the
discussions. The students are also asked to
give a technical presentation on topic of their
choice.
d. Legal Documentation Workshop
A unique workshop that empowers REUIM
students with the understanding of
complicated real estate documentation and
legal formalities. Students learn hands on
skills in handling and recognising the legal
documents related to acquisition, ownership,
maintenance, and disposal of property.
e. Tendering, Bidding and Contracting
Workshop
The objective of the workshop is to make the
students undertake measurement, costing
and estimating, prepare bill of quantities,
tender documents and do quality inspections
and learn the application of various
standards to construction processes. The
students may be made to role-play as
contactors, clients and consultants and
understand the intricate details of
preparation of tenders and managing of
contracts.
iii. Project Work
Project Work is an important and integral part of
the academic work, wherein each student
participates in carrying out research and which is
also assessed periodically. Successful
completion of project work is required at each
stage of evaluation given below and credits are
attached to them. The following are major
components of project work requirement:
a. Project Work (Seminar)
It requires the students to work on project
conceptualisation for carrying out further
research in the subsequent two trimesters. It
involves review of literature in the students
area of interest and formulating a project
work problem after conducting literature
review. A guide is assigned to all students.
The students make a presentation of the
work to the form of seminar. The student will
receive 3 credits for this effort.
b. Project Work (Interim Assessment)
Research based learning is encouraged and
assessed through an interim assessment of
the proposed research project. In this stage,
students are expected to carry out a case
study of the research project undertaken by
them. Thus the student is engaged in the
sixth trimester to work on a live case with a
problem of contemporary or future
importance along with a faculty project
guide. The students submit an interim report
which is assessed by faculty. The student
will receive 3 credits for this effort.
c. Project Work (Assessment and Viva
Voce)
Project Work is an independent qualifying
requirement and also carries 9.5 credits. A
student is expected to select a topic on a live
problem in the industry or a macro-issue
having a bearing on performance of the real
estate / urban infrastructure industry. The
topic should be researchable in the given
time and is approved by the Institute. It
should involve scientific design of a study,
collection and analysis of data and preparing
a project report in an acceptable academic
style. The student will be allotted a guide by
the Institute. If the student elects to have a
guide from out side, the Institute will
nominate one of the faculty members as a
co-guide. Students are permitted to take up
group projects wherever found suitable and
approved by the Institute. These are
evaluated by external examiners, wherever
possible, in the form of Viva Voce.
iv. Summer Training
As part of the PGP curriculum, each student
has to undergo supervised field training with a
reputed property development or infrastructure
related firm for 8 to10 weeks. During this
period the student is advised to study a live
problem of the concerned company / industry.
The summer training internship is intended to
provide students with practical insights into the
world of real business.
Companies for practical training are carefully
selected. What the Institute looks for is
meaningful and supervised work experience
for the student. Sponsored students may be
allowed to do training in their own
organisations. Students are expected to
arrange their Summer Training on their own.
Summer Training carries 4 additional credits
and falls outside academic assessment.
REGULAR TEACHING FACULTY
Faculty is the foundation on which NICMAR
programmes are designed to grow. Therefore careful
attention is paid to attract the best talent from the
world of academia as well as the industry. Faculty
categories are as below:
7
- Core / Permanent Faculty
- Adjunct Faculty
- Visiting Faculty
- Guest Faculty
STUDENTS DEVELOPMENT
NICMAR has a number of schemes in place to
provide full or partial financial support to a variety of
student activities. The Institute strongly believes that
these activities contribute to the all round
development of the student personality. More can
be found in Financial Assistance Section.
PEDAGOGY
NICMAR REUIM programme employs a mix of
methods of instruction to maximise learning and
therefore varies from course to course, using a host
of pedagogic approaches, case studies, lectures,
group and individual exercises, class projects, study
tours, and simulation of business environment are
used to enrich the overall programme delivery. Site
visits are organised on a selective basis every
trimester.
DISCIPLINE AND CODE OF CONDUCT
Students shall be courteous and formal in conduct
with faculty and staff at all times. Also, they are
expected to extend courtesies to all the
management, faculty, administrative and support
staff, failing which an appropriate disciplinary action
shall be taken against the erring student. A Code of
Conduct for the students is issued at the time of
admission. It is mandatory for all students to follow it.
ASSESSMENT
Assessment of students performance is done as per
Guidelines of Academic Administration available in a
printed booklet on request.
The NICMAR learning system de-emphasises
lecturing and examination system by balancing
classroom learning and practical work in overall
assessment. Coursework comprises 81.74% of total
inputs while the practice workshops, summer training
and the project work cover the rest. Overall,
assessment by examinations has 57.22% weightage
and the rest of 42.78% is through concurrent internal

ii. Examinations
The Term-end examination is of 70 marks (each
paper) and will be of 2.5 hour duration. The
Term-end examination may have the following
components.
a. Essay type questions.
b. Structured or short answer questions.
c. Questions involving computations and
derivations.
d. Case analysis.

It is to be noted that the Term-end examination
covers the entire syllabus of the courses taught
during the term and also any additional
information given by the teacher during lectures.
iii. Concurrent Internal Assessment
Concurrent Internal Assessment (CIA) is for 30%
marks out of a total of 100 allotted for each
course. The student must secure a minimum of
40 marks in a course for passing.
The Concurrent Internal Assessment is done on a
continuous basis by the teacher of the course
concerned. The internal assessment can be
based on one or a combination of the following:
(a) a mid-term examination, (b) an essay type
assignment on a topic assigned by the course
teacher, (c) the students overall performance in
the class, and (d) a presentation in the class on a
selected and relevant topic.
iv. Joint Assessment
Students Project Works are subject to J oint
Assessment by the Project Guide and an
External Expert appointed for the purpose. The
assessment may constitute a Viva Voce. A panel
of experts is especially constituted for the
purpose.
The internship is also assessed jointly by the
company supervisor of the student and a faculty
member, both nominated during the summer
training.
v. Failure Cases
NICMARs Post Graduate Programmes are high
profile programmes to which students of a high
calibre are admitted through a process of
rigorous evaluation of their competence. It is,
8
therefore, expected that no student will fail in any
subject or will delay submission of project work
without valid reasons.
However, if any student fails to obtain minimum
passing marks in any subject, his / her overall
result will be withheld. Such a student will have to
take examination by paying re-exam fees of
Rs. 2000/- per subject along with the next
trimester and obtain the minimum passing marks,
so as to enable him / her to qualify in the course.
Similarly, non-submission of project work on time
is viewed with displeasure. A candidate is not
considered to have completed the programme
unless he / she submits the project work, is
adjudged as satisfactory, and given the ratings by
the Examiner/s appointed for the purpose.
If the students wish to get their examination
paper/s re-evaluated then this can be done on
payment of re-evaluation fees of Rs. 1000 per
paper.
vi. Grading System
Evaluation will be on a trimester basis. At the end
of every trimester, a Trimester Performance
Index (TPI) and Cumulative Performance Index
(CPI) will be calculated. Student should clear all
subjects for passing the programme.
