The Italian Community Center and Hotel

NEW CONSTRUCTION EXISTING TO HOTEL REMAIN

Location
The Italian Community Center (ICC) is located in the Third Ward neighborhood of Milwaukee, WI. Currently the site contains the building on the north side with surface parking lots running to Polk St. to the south. The site is zoned C9G which allows for a variety of commercial and residential uses. Consideration has been given to the Use Policy defined in the Third Ward Neighborhood Comprehensive Plan including the concept of creating social spaces and restoration of a street grid that incorporates the Italian Village concept.

Project Goals

Allow the Italian Community Center to achieve spatial


independence from the Italian Conference Center and redefine the necessary support spaces. Analyze and explore revnue generation streams to sustain and continue ICC operations. Improve and create new presence in the Third Ward that welcomes people to the area for festivals and draws people to the ICC. Develop a boutique hotel that draws people to the Italian Conference Center and provides meeting space for functions. Create an iconic destination restaurant that encourages people to explore The Italian Community Center grounds.

Multizone packaged rooftop units with variable air volume (VAV) units to conserve energy when spaces are unoccupied.

Electrical System
LED lighting fixtures with occupancy sensors to automatically control lighting in spaces. Exterior lighting to make the Italian Community Center stand out as an iconic building in the Third Ward.

Sustainability
Green roof to reduce heat island effect and runoff. Locally sourced brick, flooring, and other low VOC
construction materials.

Reused materials from existing building. Energy efficient lighting and Energy Star Appliances. Reclaimed water used for irrigation and toilet flushing. Extensive day lighting and views with automatic
shading.

Building occupancy control system to reduce


energy consumption when building is unoccupied.

Warm and inviting dcor with a uniquely configured floor
plate to take full advantage of the incredible architecture and view surrounding the hotel. Customizable HVAC temperature control in each guestroom. Energy efficient LED lighting, low flow fixtures. Guestroom electricity is activated when the room's key-card is inserted into a switch by the door. Accessible rooms available upon request. 6 accessible king bed guest rooms. 54 double queen bed guest rooms. 30 king bed guest rooms. 8 king bed guest suites.

Mechanical System
Variable refrigerant flow (VRF) HVAC system allows for efficiency and balancing of loads between rooms. Each guestroom and suite has individual control and programmability to maximize guest comfort. Occupancy sensors and on demand hot water add to guest comfort and environmental efficiency.

Electrical System
LED lighting is used in all spaces to conserve energy and reduce cost over the lifetime of the hotel. Guestrooms will have USB charging receptacles and will use their keycard to activate and control in room power and lighting.
