a) To use the demised premises for the running of the business of only and for no other purpose.

. b) To shall not make any alterations in the demised premises without the written permission of the lessor except such alterations as internal partitions, furnishings, fitting toilet etc., as are necessary for the internal functioning of the aforementioned business of the lessee. c) To pay the charges of electricity consumed by the lessee on the demised premises by the lessee only.

d) To comply with the fire safety measures as deemed applicable by the lessee and the lessee shall be responsible for any damage or loss caused to the lessors property due to any negligence or other act. e) The lessee shall during the term of the lease is not permitted to change the elevation in any manner. Any damage or breakage to the premises will be maintained by the maintenance organization of the owner and promoters at the lessees cost such as toilet fittings, shutters, cement, plastering, and fixtures etc., the lessee shall pay any taxes relating to display of sign boards of the lessee.

In case of any dispute or difference arising in respect of the construction or interpretation of this agreement or any other dispute in relation to this agreement or incidental thereto, the same shall be subjected to the Hyderabad jurisdiction only.
