CREATIVE SHOW HOMES, LLC

THE HOME OWNER AGREEMENT

On this the day of 2009, CREATIVE SHOW HOMES, LLC, for and in consideration of the
mutual covenants and agreements contained herein, agree as follows:

1. Relationship of the Parties

CREATIVE SHOW HOMES, LLC, (hereinafter referred to as “CSH”) is in the business of managing residential real
estate for sale to the public. CSH is not, in any respect as a result of this contract, or any other reason, acting as a Real
Estate Agent, Leasing Agent or Landlord as those terms may be defined under any state statutes, local or municipal
ordinances, regulations of any Federal agencies, or any relevant local, state or federal case law.

Furthermore, CSH has no ownership or other beneficial interest in the property which it manages, and CSH shall not
remove any signs or lettering identifying such property as that of THE OWNER (herein after referred to as “The
Owner”), or that said property is for sale.

THE OWNER wishes to contract CSH for the purpose of having CSH manage, decorate and maintain their residential
property while it is being marketed for sale. THE OWNER understands that CSH may place a CSH yard sign on the
property and will advertise said property for the purpose of selecting and contracting a qualified RESIDENT
MANAGER to showcase and manage said property and place a qualified RESIDENT MANAGER into said property.
RESIDENT MANAGERS are not employees, agents, nor, in any other way, associated with CSH, but act as
independent contractors to manage the subject property.

2. Property to be Managed

THE OWNER, for the purposes described herein, delivers possession of the property to CSH, which is located at:
_________________________________in the city of_______________, State of __Georgia__, Zip Code__________
(Referred to herein as the "subject property" whether one or more). THE OWNER agrees to allow the subject property
to be advertised, shown to and occupied by a RESIDENT MANAGER and further agrees that the RESIDENT
MANAGER will pay a fee to CSH for its services.

3. Services of CSH

A. CSH and the RESIDENT MANAGER will maintain (such maintenance to include lawn care, interior maintenance,
pool care, and general appearance), decorate and furnish the subject property, commencing on the date the subject
property is occupied by the RESIDENT MANAGER, and ending on the date the RESIDENT MANAGER vacates the
subject property.

B. RESIDENT MANAGER will be responsible for the payment of all transferable services including, electricity, gas,
lawn upkeep, cable, DSL service commencing on the date the subject property is occupied by the RESIDENT
MANAGER and ending on the date the RESIDENT MANAGER vacates the subject property. RESIDENT
MANAGER will be responsible for pool care costs between April 30 and October 1.

C. CSH and its RESIDENT MANAGER will exercise care and due diligence in maintaining the subject property and
shall return the same to THE OWNER in as good condition as when the subject property was first occupied by
RESIDENT MANAGERS, ordinary and reasonable wear and tear excepted.

D. THE OWNER and his real estate agent shall have access to inspect and examine said property, including placing a
lock box on the subject property and showing it to prospective buyers.

E. The subject property will be ready for presentation, on average, seven after initial move in. CSH will notify the
homeowner’s real estate agent upon completion of decorating for purposes of scheduling showings.

G. Resident Manager is required to carry comprehensive personal liability coverage with respect to their liability at
the subject property. Such coverage shall not be less than $ 300,000 per occurrence.

H. CSH shall maintain a liability insurance policy providing $ 2,000,000 comprehensive general liability per
occurrence.

4. Indemnity

A. CSH shall hold THE OWNER harmless for and indemnify the Owner against any loss or damages as a result of
any personal injury to RESIDENT MANAGER and/or RESIDENT MANAGER’S invitees and/or personal property
arising out of no fault nor negligence on the part of THE OWNER.

B. CSH is not responsible for any pre-existing damages, furnishings belong to the owner, repairs to property, injury or
theft arising through no fault or negligence on the part of CSH or RESIDENT MANAGER including, but not limited to
damage or injury resulting from acts of God, acts of a third party, acts or inactions of the OWNER, and/or his agents.

C. CSH bears no responsibility for personal property or furnishings belonging to THE OWNER.

5. The Owner Responsibilities

A. THE OWNER is responsible for mortgage payments, assessments, condominium or association fees, non-
transferable services and assessments.

B. THE OWNER authorizes CSH to provide keys and access to the subject property, place its yard sign on the subject
property, arrange for emergency repairs necessary to provide for the continued habitability of the subject property, in
the instance where approval from THE OWNER or THE OWNER'S Agent cannot be obtained within a reasonable time
for such repairs to be made in order to prevent further damages to the property or injury and/or unreasonable
discomfort or safety to RESIDENT MANAGER.

C. THE OWNER is responsible for the initial cleaning of the interior of the home, initial lawn care, repairs to HVAC
maintenance and filters, plumbing, appliances, pest and rodent control, bushes and seasonal foliage maintenance, lawn
watering systems, exterior windows, opening and closing and repairs of swimming pool, hot tub and/or spa,
landscaping other than normal lawn care, gutter cleaning and damages beyond the fault by CSH or the RESIDENT
MANAGER. In the event touch up painting, re-carpeting, and/or hardwood floor repair is required, The OWNER will
supply paint, carpet, and/or stain to touch up and/or repair that specific area of damage.

D. Utility and service information are privileged, therefore, THE OWNER must disconnect all utilities and transferable
services (including postal service, pool care and lawn maintenance) in the name of THE OWNER no later than the
fifth (5th) day of occupancy by a RESIDENT MANAGER.

6. Termination

A. This agreement and any liability automatically terminate with respect to the subject property upon the
closing of the sale of the subject property or upon the date the resident manager vacates the subject
property before or upon notice of the closing date.

B. Upon acceptance of a sales or purchase contract, THE OWNER shall notify CSH in writing at least
eighteen (18) days prior to the scheduled closing date.

C. If THE OWNER is not satisfied with the performance of the RESIDENT MANAGER or CSH
Marketing Management Program, THE OWNER shall notify CSH of the specific points of dissatisfaction,
in writing. If, after a reasonable time ( no more than 10 days), CSH has been unable to cure the points of
dissatisfaction for which CSH is responsible, THE OWNER will allow CSH a reasonable amount of time (
no more than 30 days) from date of such notice, to relocate the RESIDENT MANAGER.

D. Whereas CSH incurs considerable expense in placing, training, managing RESIDENT MANAGERS,
and without exception, THE OWNER may not lease, rent, or otherwise hypothecate the subject property to
a prospective or active RESIDENT MANAGER or another party, unless THE OWNER compensates CSH
an amount equal to two (2) months fees as per the agreement between CSH and the Resident Management.

E. Except for a sale or purchase contract on the subject property, THE OWNER shall not terminate this
agreement for a period of ninety (90) days from the date such property is first occupied by a Home
Manager.

7. Entire Agreement

A. This constitutes the complete and final agreement between CSH and THE OWNER. Any and all prior
agreements, literature, and documentation which are not stipulated or attached hereto are without any effect
whatsoever. This agreement may only be modified in an addendum attached hereto, and signed by all
parties hereto, in order to have any effect, whatsoever. Nothing may be added to, stricken or deleted from
this document without prior written authorization by CSH.
