TOWNSHIP OF EWING

ZONING BOARD AGENDA

The Ewing Township Zoning Board will hold its regularly scheduled meeting on Thursday, November
19, 2009 with the agenda session beginning at 7:00 p.m. followed by the regular session beginning at
7:30 p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. Formal
action will be taken. The Agenda for the meeting is as follows:

Elysee Nicolas Applicant is requesting variances for replacement of


142 Pennsylvania Avenue existing porch with new porch. 10,000 sq. ft. required for
Block 160, Lot 7 lot area and lot area is only 9937.50 sq. ft., therefore 62.5
R2 Zone sq. ft. variance requested (pre-existing). 80 feet required for
lot width and lot width is only 75 feet, therefore 5 foot
variance requested (pre-existing). 40 feet required for front
yard set back and porch will only be 17 feet from front yard
line, therefore 23 foot variance requested. Applicant is also
requesting any other variances or waivers deemed necessary
by the Board.

Café Mulino Applicant is requesting permission for limited seasonal use


938 Bear Tavern Road of patio area for luncheon and dinner service. Patio area
Block 569, Lot 10 will be enclosed with seasonal canvas structure for noise
R1 Zone abatement and inclement weather. Applicant also requests
modification of previous approved use and site plan for
expansion of kitchen area for installation of pizza ovens.
No additional seating will be added to kitchen area or dining
room. Applicant requests all other variances, use waiver
and or exception relief that the Ewing Township Zoning
Board may deem to be necessary or appropriate in
connection with this application. Attorney has advised
that application has been withdrawn.

Mark Rose Auto Repair Inc. Applicant is requesting variance for construction of new
921 Lower Ferry Road garage for personal use. 32% or 8,000 sq. ft. is maximum
Block 459, Lot 2 lot coverage permitted. 15,189 sq. ft. is proposed, therefore
R2 Zone 7,189 sq. ft. variance is requested. Applicant is also
requesting any other variances or waivers deemed necessary
by the Board.

New Business:

Bruce Aruta Applicant is requesting variances to build deck on corner


23 Crown Road lot. 22,500 sq. feet required for lot area; lot area only
Block 223.08, Lot 10 20,820 sq. feet; 1,680 sq. foot variance requested (pre-
R1 Zone existing). 125 feet required for lot depth; lot only 123 feet
deep; 2 foot variance requested (pre-existing). 40 feet
required for rear yard set back; deck will only be 22 feet
from rear yard property line; 18 foot variance requested.
Applicant is also requesting any other variances or waivers
deemed necessary by the Board.
Yahaira Martinez Applicant is requesting variances for recently completed
108 Rosedale Avenue driveway expansion as follows: 1. 40 feet required for
Block 83, Lot 300 front yard set back; principal building only 25.56 feet from
R2 Zone front yard line: therefore a 14.44 foot variance is requested
(pre-existing). 2. Total maximum lot coverage permitted is
32% or 3,680 square feet: applicant has 3,713.5 square feet;
therefore 33.50 square foot variance requested. 3. Driveway
required to be at least 6 feet from side yard line; driveway is
only 2 feet from side yard line; therefore 4 foot variance is
requested. 4. Applicant is also requesting any other
variances or waivers deemed necessary by the Board.

T-Mobile Northeast LLC Applicant is requesting use variance, bulk variance for
25 State Police Drive East height and minor site plan approval for construction of 100
Block 423, Lot 220 foot pole with 9 panel type antennas mounted within
R1 Zone camouflaged area at 98 feet and equipment cabinets on
concrete pad within fenced in compound at base of pole.
Applicant is also requesting any other variances or waivers
deemed necessary by the Board.

60 Green Lane LLC/Larry R. Pall Applicant is requesting variances to remodel front/masonry


60 Green Lane portion of house. 18,750 sq. ft. required for lot size; lot size
Block 215, Lot 46 is only 17,126 sq. ft.; 1,624 sq. ft. variance requested (pre-
R1 Zone existing). 125 feet required for lot width; lot is only 83 feet
wide; 42 foot variance requested (pre-existing). 27% or
4,706 sq. ft. maximum lot coverage permitted; 5,135 sq. ft.
proposed; 429 sq. ft. variance requested. 3,084 sq. ft.
maximum floor area ratio permitted; 3,757 sq. ft. proposed;
673 sq. ft. variance requested. Applicant is also requesting
any other variances or waivers deemed necessary by the
Board including waivers of site plan.
