1. Bangkirai
Bangkirai (or sometimes named Balau) is a highly rated timber that is frequently used for
trusses and structural wood members. Very hard and dense. Difficult to work. Needs
special hard steel cutting knifes in the wood working machines. Uses: Heavy
construction, sidings, flooring
2. Merbau
Merbau is widely used due to its beautiful look and excellent physical characteristics,
such as hardness, durability and moisture resistance. It is a very hard material and
resists deformation. It is often used for flooring. It can easily withstand any weather
changes and is therefore very useful for exterior doors, veranda flooring and sidings.
Merbau used for exteriors doors is normally from Class II to III. ALERT: Merbau will
stain black when in contact with carbon steels. Merbau is not recommended for the use
in arid countries, since significant bleeding may occur, peeling off the coating. Teak or
Nyatoh is the more suitable material for these countries. Uses: Exterior and interior
doors, parquet, sidings, furniture, paneling.
3. Camphor
Heartwood light yellowish-, olive-, reddish-, brownish gray to red, reddish brown, orange
brown, or light brown, varying with species; not sharply demarcated from sapwood in
some species. Sometimes figured with dark streaks; grain straight, interlocked, or wavy;
texture medium coarse to fine; more less lustrous; often fragrant with odors of camphor
without distinctive taste. Not termite resistant. Uses: Exterior and interior sidindg,
flooring, decking, paneling, doors, windows.
4. Kempas
Kempas heartwood is a fairly consistent color which ranges from orange-red to reddishbrown with subtly contrasting yellow to pale white tones. The heartwood will darken with
time. Not termite resistant. Uses: Construction, exterior and interior sidings, flooring,
doors, windows
5. Keruing
Keruing looks a bit similar to Mahogany. It is hard and dense. Keruing timber is low
maintenance, hardwearing and ideal for outdoor use. The wood is strong and classified
as durable Class 3, making it useful for construction purposes with a life expectancy of

some 7 years above ground (untreated). When Keruing is miantained on a 2-3 yeras
recurrent basis, its life time will increase to at least 10 - 15 years. Other common uses
include internal flooring, protected framing and boards, internal paneling and framework.
It is often used as a cheaper alternative to oak for heavy construction. Not termite
resistance. Uses: Construction, flooring, framing, paneling
6. Nyatoh
Nyatoh has a very good reputation as a fine textured and easy to work timber. It is much
appreciated for the manufacturing of flooring and sidings, paneling, high-class cabinet
and parquet flooring. For the above uses the lighter species are preferred, as the heavier
species are not so attractive as well as being more difficult to work.
Not termite resistance, the textures moderately fine to slightly coarse, with straight to
shallowly interlocked and sometimes wavy grain. Uses: Light structures, sidings,
flooring, paneling, doors, windows, cabinets
DETAILED TECHNICAL SPECIFICATIONS
(Basic, Standard, Premium Ops, Superior Ops)
1. Flooring
Solid Coconut wood with a thickness of 25 mm (1"). The boards are connected
by T&G with galvanized steel fixing screws hidden to the eye. Possibility to
upgrade with stainless steel fixtures

Solid Camphor wood with a thickness of 25 mm (1"). The boards are connected
by T&G with galvanized steel fixing screws hidden to the eye. Possibility to
upgrade with stainless steel fixtures

Solid Camphor wood with a thickness of 25 mm (1"). The boards are connected
by T&G with galvanized steel fixing screws hidden to the eye. Possibility to
upgrade with stainless steel fixtures

Solid Merbau a thickness of 25 mm (1"). Termite resistant Bangkirai may be


chosen against a variation order. The boards are connected by T&G with
stainless steel fixing screws hidden to the eye.

2. Main Floor Beam Structure


Main floor beam structure from 635x 100 mm (1 3/8" x 4") from Keruwing.
Maximum span width of beams up to 2500 mm (approximately 8' - 3").
Connections with galvanized steel. Possibility to upgrade with stainless steel
fixtures.

Main floor beam structure from 60 x 140 mm (2 1/3" x 5 1/2") flooring beams
using Camphor. Maximum span width of beams is 2000 mm (about 6' 7").
Termite resistant Bangkirai may be chosen against a variation order.
Connections with galvanized steel. Possibility to upgrade with stainless steel
fixtures.

using Camphor. Maximum span width of beams is 1800 mm (about 6 ft). Termite

3. Sub Floor Beam Structure


Sub floor beam structure from 35 x 100 mm (1 3/8" x 4") from Keruwing. Spacing
between the joists is around 600 mm (2'), hence some floor deflection shall be
accepted. Connections with galvanized steel. Possibility to upgrade with stainless
steel fixtures.

Sub floor beam structure from 35 x 100 mm (1 3/8" x 4") from Camphor. The
spacing between the sub floor beams is maximum 650 mm. Connections with
galvanized steel. Termite resistant Bangkirai may be chosen against a variation
order. Upgrade to stainless steel possible

Sub floor beam structure from 60 x 100 mm (2 1/3" x 4") from Camphor. The
spacing between the sub floor beams is maximum 500 mm, hence hardly any
floor deflection. Termite resistant Bangkirai may be chosen against a variation
order. Connections with stainless steel.

Sub floor beam structure from 60 x 100 mm (2 1/3" x 4") from Camphor. Termite
resistant Bangkirai may be chosen against a variation order. The spacing
between the sub floor beams is maximum 450 mm, hence no floor deflections.
Connections with stainless steel.

4. Pedestals
100 mm x 100 mm (4" x 4") pedestals made from Keruwing. Connections with
galvanized steel. Possibility to upgrade with stainless steel fixtures.
140 mm x 140 mm (5 1/2" x 5 1/2") pedestals from Camphor. Connections to
main floor beams by means of stainless steel. Termite resistant Bangkirai may be
chosen against a variation order.

140 mm x 140 mm (5 1/2" x 5 1/2") pedestals from Camphor. Connections to


main floor beams for the DeLuxe option by means of stainless steel. Termite
resistant Bangkirai may be chosen against a variation order.

5. Main and Sub Columns


Structural main columns 100 mm x 100 mm (4" x 4") from Keruing. Structural sub
columns 80 x 80 mm (3 1/8") Connections with galvanized steel. Possibility to
upgrade with stainless steel fixtures.

Structural main columns 140 mm x 140 mm (5 1/2" x 5 1/2") from Camphor.


Structural sub columns are 100 mm x 100 mm (4" x 4') or 80 x 80 mm (3 1/8"),
where applicable. Connections to main floor beams by means of galvanized steel
threaded rods with galvanized nuts and washers. Termite resistant Bangkirai
may be chosen against a variation order.

6. Roof Trusses
Roof trusses, rafters and purlins from Coconut wood. Connections with
galvanized steel. Possibility to upgrade with stainless steel fixtures.

Roof trusses from Camphor. Rafters and purlins from Coconut. Truss
connections by means of galvanized steel threaded rods with galvanized nuts
and washers. Possibility to upgrade with stainless steel fixtures.

7. Roof Decking
Roof decking with Bali style terracotta roof tiles.

8. Sidings
Exterior sidings made from from solid 16 mm (5/8") thick Camphor. No interior
sidings. The siding boards are installed without tongue and groove, hence butt
joint connected. Maximum width of siding boards is 100 mm (4").

Exterior sidings made from solid 16 mm (5/8") thick Camphor boards connected
by tongue and groove. Maximum width of siding boards is 190 mm (7 1/2").
Interior sidings from 18 mm (11/16") coreboard. Termite resistant Bangkirai may
be chosen for the exterior boards against a variation order. Maximum net width
(in sight) of siding boards is 170 mm (6 3/4")

Sidings are made from from solid double (exterior and interior) 16 mm (5/8") thick
Kempas connected by tongue and groove. The interior boards a seamless V-

groove connection. Termite resistant Bangkirai may be chosen for the exterior
boards against a variation order. Maximum net width (in sight) of siding boards is
170 mm (6 3/4")

Sidings are made from from solid double (exterior and interior) 25 mm (1") thick
Merbau boards connected by tongue and groove. The exterior boards are
installed with our proven rain water run-off sill. The interior boards from Merbau
with a seamless V-groove connection. Termite resistant Bangkirai may be
chosen for the interior and/or exterior boards against a variation order. Maximum
net width (in sight) of siding boards is 170 mm (6 3/4").

9. Partitions
The partitions made from single sided 18 mm thick (3/4") core board.

Partition boards are double (sandwich) sidings made from 16 mm (5/8") thick
Camphor boards. Merbau may be chosen against a variation order.

10. Siding Board Framing


The exterior siding boards are installed onto a Coconut wood framing system.

The sidings will be installed onto a Keruing framing system. The sandwich
construction of the boards onto a framing system create a cavity of 60 mm (2
1/3") which can be utilized to hide electrical cables, conduits, and plumbing lines.
The cavity can also be used for insulation. The total thickness of the sandwich
siding is 92 mm (3 1/2"). The frames will be installed along the whole perimeter of
the unit. The fames are divided in sections of max. 600 x 600 mm (1' x 6") for
optimum stability and strength.

The siding boards are installed onto a Camphor framing system. The sandwich
construction of the boards onto a framing system create a cavity of 60 mm (2

Insulation for sidings can be included against a variation order

The Premium and the Superior option provide a possibility to both insulate the
sidings and the roof. Roof insulation is mandatory for Hawaii. Insulation against a
variation order.

12. Ceiling
Standard ceiling (if applicable) is Bamboo or rattan matting. Ceilings can be
supplied from rattan panels or wood against a variation order

13. Steel Fixtures


Galvanized threaded steel rods with galvanized nuts and washers. Possibility to
upgrade with stainless steel fixtures.

14. Doors and Windows


Doors and windows made from Meranti and core board panels for the doors.
Standard jamb sizes are 60 x 110 mm (2 11/32" x 4 5/16"), except for the sliding
doors which are 60 x 140 mm (2 11/32" x 5 1/2"). Door and window rails and
stiles are connected by means of mortise-and-tenon system. A choice between
normal panel doors, sliding doors, folding doors, louver doors and windows,
sliding windows, awning windows, etc., provided these will not differ from our
standard dimensions. Standard thickness of exterior doors is 35 mm (1 3/8").
Thickness of interior doors and windows is 30 mm (1 1/8").

Locally made hardware for the windows and doors (hinges, locks, handles, etc.),
stainless steel.

Doors and windows made from a mix of Meranti and Camphor. Alternatively
Teak, Merbau, Nyatoh, Kempas or Mahogany can be chosen against a variation
order. Standard jamb sizes are 60 x 110 mm (2 11/32" x 4 5/16"), except for the
sliding doors which are 60 x 140 mm (2 11/32" x 5 1/2"). Door and window rails
and stiles are connected by means of mortise-and-tenon system. A choice
