RENT AGREEMENT

1+ The landlord agrees to let and the tenant agrees to ta,e -remises lo"ated at Lot 3 2B
Golden Green Terrace, ton! Hill, hereinafter "alled %the said -remises) under the
terms and "ondition set forth hereinafter+
a. The tenan"y shall be effe"ti/e on the 19

e. The tenant will ma,e no stru"tural alterations or additions to the building on
the said -remises+
f. The tenant will not "ause nor -ermit any -ubli" or -ri/ate nuisan"e in or u-on
the said -remises+
g. The tenant is res-onsible for the -ayment of all utility bills in"urred at the said
-remises during the term of the tenan"y+
h. The Landlord shall refund any se"urity de-osit -ayable here as set out in item
5 of the s"hedule within 30 days of termination of the tenan"y, and shall
dedu"t there from, firstly, any "ost reasonable in"urred as a result of
outstanding utility bills or other "harges, se"ondly, for effe"ting re-airs to the
-remises and to fi0ture and fittings therein where su"h re-airs should ha/e
been, but ha/e not been effe"ted by the tenant, thirdly, in or towards any rent
or other monies that shall be owing by the tenant u-on the determination of
the tenan"y+
