THIS NOTICE IS GIVEN FOR THE PURPOSE OF TERMINATING YOUR TENANCY
The landlord under whom you hold possession of the above-described property declares the rental agreement by which you hold possession of the above described premises forfeited and your tenancy terminated for the reasons specified below and you must deliver up possession of said premises to the undersigned who is the authorized agent and owner THIRTY (30) DAYS after the service of this Notice upon you.

Your non-compliance has resulted in your tenancy being terminated pursuant to California Civil Code 798.56, which states in pertinent part as follows:
No act or omission of the homeowner or resident shall constitute a failure to comply with a reasonable rule or regulation unless the homeowner provides written notice of the alleged rule or regulation violation and the resident has failed to adhere to the rule or regulation within seven days. However, if the homeowner has been given a verbal notice of an alleged violation of the same rule or regulation on three or more occasions within a 12-month period after the resident has violated that rule or regulation, no written notice shall be required for a subsequent violation of the same rule or regulation and any further violation shall be deemed grounds for termination of rental agreement due to cause.
Service of this notice and enforcement of all related remedies under the applicable provisions of the California Civil Code and the California Code of Civil Procedure shall not prejudice, waive, limit; restrict or adversely affect any other rights or remedies that the property owner may have under applicable law.
It is understood as follows: that a Thirty Day Notice of Intent to Vacate is required by Section 1946 of California Civil Code for month-to-month tenancies and by the Lease Agreement for fixed-term tenancies; for Residents on a fixed-term lease, a Thirty Day Notice of Intention to Vacate does not relinquish Resident from any obligation of the lease, including payment to the end of the lease term; resident's possession of the apartment remains in effect until all belongings are removed and all keys returned; and except as provided by law, rent is due and payable up to and including the final date of possession, or thirty (30) days after service of this notice to Manager, whichever is later.
