Definition:
The lower storey of a building below or partly below ground level.
The basement may vary between 33.33 to 50% of the plot area and maybe
used for parking, servicing and household storage without counting FAR.
In case of parking provided in basement, at least 2 ramps of adequate
width and slope shall be provided, preferably at the opposite ends.
Shall not be used for residential purposes.
The construction shall be allowed by the Authority in accordance with the
land use.

Every basement shall be
in every part at least
2.4m in height from
floor to underside if
roof slab ceiling
Adequate ventilation
shall be provided for
the basement.
Minimum height of ceiling to
basement shall be 0.9m and the max.
1.2m above the ground level.

Arrangements have to be made so
that surface drainage does not enter
the basement.
Requirements:
The walls and floors shall be watertight and to be designed
that the surrounding moisture and soil, if any shall be taken
into account in design and adequate damp proofing is given.

The access to basement shall be separate from the main
and alternative staircase providing access and exit from
higher floors.

One basement in intensely populated area
permitted only for parking, if the area of the
premises is 500 sq.mtrs and above with a
minimum road width of 12m.

If the plinth of the ground floor of the building is
constructed leaving more setback than the
minimum, the basement floor may extend the
plinth but shall not extend the minimum set
backs prescribed.

Basement storey shall be at least 2.4m
and shall not exceed 2.75m

In case of high-rise where double height
is required for parking and running
machinery the height can increase up to
3.6m
Basements shall not be partitioned.
However if ventilation standards are met
then it may be permitted.

Fire- fighting of at least two hours have to
be provided.

Thimbles(metal rings to receive
wires/ropes) shall be provided in the roof of
the basement.

One fire extinguisher for every 100sq.m of
basement area shall be provided.
