CHAPTER 1
INTRODUCTION
We have been assigned IVY BROWN and RANCH construction sites for field study by the
company. Ivy Brown site is situated near Idachira, Kakkanad and Ranch site is situated near
Tripunithura.
Ivy Brown is a premium multi storey residential tower and Ranch is a villa group of 72 garden
bungalows developed by removed developers Skyline.
Construction of Brown has been assigned to Eskay construction.
About Developer:
Skyline is one of the largest real estate developers in Kerala since 1989. Skyline builders are
known to incorporate a fantastic balance of space management and natural beauty in their
Building Constructions. Some of the renowned developments are Zircon, Opal Arch, Amity,
Orion 1 & 2, Platinum, Templeton, Legacy and Primrose, Palm Shade, Topaz, Melrose and Aster
in Kochi, Monte Carlo, Town Square and Belvedere in Kottayam, Oceanic and Canopy in
Kozhikode, Cliff Waters in Kannur and Willow Heights 1& 2, and Brent Wood in Thrissur.

DETAILS OF THE PROJECT
2.1BROWN
2.1.1SITE LOCATION:
Skyline Brown is the final tower in the Ivy League. Located at Kakkanad, Eranakulam, the
project is accessible from the proposed Smart City.

Thoughtfully planned, secure, easily accessible, the highlights of the development include
panoramic vistas from large sunset decks, a plush club house, swimming pool, kids pool, AC
poolside cafeteria, exquisite landscaping and the best internal amenities. Skyline Brown has
skills to nurture community, to connect people, to amplify the joys and happiness of
togetherness.




2.1.3ABOUT THE PROJECT:
Skyline Brown:
It is a classy project which redefines the style of living. This project gives rich detail and fine
finishes of interiors and exteriors exhibiting unique design and style. It is a well designed home
with landscaped garden and panoramic views. Skyline Brown is the final tower in Ivy League
which is a group of 72 luxury garden bungalows of 3 and 4 bedrooms in 12.5 acres.

2.1.4 DETAILS OF FIELD STUDY:
DETAILS OF THE STRUCTURE:
1. The structure consists of 8 wings (wing-A, wing-B, wing-C, wing-D, wing-E, wing-F,
wing-G and wing-H).
2. The wings are separated by an inaccessible partition wall in every floor throughout the
structure.

floors.
4. The structure consists of 25 floors totaling 72 apartments of 2 &3 bedrooms in them.
5. Apart from the 25 floors, there is a subsurface floor designed for parking purpose.
6. The basement is made water-proof by laying kadappa stone below the foundation.
7. 4 lifts are provided in the tower including a double lift.
8. Lift foundation is 80 cm below.
9. M30 concrete mix is used here for the construction of structure. A separate batching plant
is present near the site.

2.1.5PROCESS OF LAYING A SLAB:
In this all the sophisticated equipments are used to finish the work in easy and simple method.
The thickness of the bottom-most slab is 15 cm.
After framing using shutter boards filmed with shuttering oil, concrete is poured over the frame
using concrete pipes which are used to pump the concrete from transit mixer to the place where
the slab has to be laid. To prevent coagulation inside pipes, first a cream slurry cement paste has
to be passed through pipes for smooth flow of concrete.







2.1.6LAYING OF COLUMN:

Columns are laid under utmost care. Steel rods are firmly placed and these are concreted using
different types of TOR RINGS with the help of binding wire. Basically rings are of different
types like rectangular, square type, triangular, used for connecting various amounts of steel rods.
Once the shutter is firmly placed, the concrete is filled manually. The columns are concreted
using M40 concrete mix. The date on which concreting is done is written on the column so that
care has to be taken to cure it for 28 days.

2.2RANCH
2.2.1SITE LOCATION:
It is situated in Tripunithura. Both the airport and sea port are also easily accessible from here.
And the much celebrated Kochi Metro also has chosen Tripunithura as its terminal station.

Ranch is envisaged as a villa project in tune with the ranch houses in the USA and Europe. This
project consists of Homes that come in the price range of 1.20 crore to 2.5 crore rupees. Named
as Aster, Begonia, Carnation, Daffodil, Estoria, Ficus, each garden bungalow in the Skyline
Ranch not only offers unique design and ambiance, but also an unparallel landscaped garden
setting that is open, lush and rich with flora. It is going to be a new paradigm for community
living.


2.2.3ABOUT THE PROJECT:
Skyline Ranch:
Skyline Ranch is Skylines 107th project. It is situated in Tripunithura, spread over an area of
12.5 acres. Dotted around a central park, the project is a cluster of 71 super luxury villas. The
project is fast progressing and a fully loaded bungalow is showcased for prospects and visitors. 4
acres of common area, wide paved avenues with sidewalks, an 8,500 sq. ft. club house, extensive
tropical landscaping are the unique features of this project. With a starting price of 1.2 crores, the
Skyline Ranch is clearly earmarked for the elite few.

2.2.4DETAILS OF FIELD STUDY:
DETAILS OF THE STRUCTURE:
1. There are 72 villas in this project.
2. This luxury project in Tripunithura have 6 kinds of villas- Aster, Begonia, Carnation,
Daffodil, Estoria and Ficus.
3. The flooring for all rooms is done with vitrified tiles 3' x 3', granite slab/Italian
marble/equivalent for sit-out and wooden flooring for staircase tread.
4. The piping is concealed and is of premium quality.
5. Entrance door is in teak wood and UPVC windows and ventilators are provided.
6. Ceiling is of gypsum and SS hand rails are provided for stairs.
7. Sump tank is provided under the garage and pneumatic pumps are used.

A sample villa is constructed near to the construction site so that the buyers can have a glance
about their future house.

CHAPTER 3
CONCLUSIONS
From the field study report, it is evident that the construction is going on full swing, but from
according to the project monitoring chart, the projects are lagging behind the schedule.
As dated on 21
st
June 2014, the pile cap for the building is completed in brown site. The
basement slab casting and column casting is in progress. The schedule to hand over the project is
dated for April 2017. The first part of the ranch project is to be completed by June 2015.
This most happening realty destinations for the elite will be self-sufficient and all encompassing
communities where its residents will prosper forever.
