Failure to pay rent on time, authorize the owner to request termination of the contract and forced

V. OBLIGATIONS OF THE OWNER:

b) to execute on time and in good condition, at its expense, all maintenance and current repairs,
including degradation products without fault;
c) to maintain the integrity of the property rented to maintain it properly, do not modify it
without the prior consent of the owner, do not ruin it, deteriorate or degrade;
d) not to assign this lease and not sublet without the consent of the owner;
e) when the contract expires to return the property in the condition received.
f) to pay rent and share in the common expenses (water, sewerage, lighting, heating, gas, phone,
internet, cable, ....) and other expenses resulting from the use of common parts and facilities of
the building

VIII. termination
Termination can be made at any time by agreement of the parties or giving a notice of 30 days
from both the tenant and the owner, depends on the party invoking it.
IX. LITIGATION
Disputes arising from the execution of this lease shall be settled amicably. If this is not possible,
the matter will be forwarded to the competent court.
