Occupancy
Only the tenants listed on the rental agreement may occupy the residency, unless written request is
given to and accepted by the landlord. No more than a maximum of 6 occupants at any time.

Conditions
Smoking and pets are not permitted.

Reservations and Deposits


A $300 security deposit confirms the reservation. The rental rate is due 30 days prior to occupancy.
Upon unilateral cancellation by the tenant prior to occupancy, the first months rent is refundable only
if the unit is re-rented for the same period of time and there is at least 30 days notice (60 days for
winter). The security deposit of $300 is refundable within 30 days after vacating the property if
everything is in the same condition as when moved in. The owner has the right to cancel a
reservation at any time. The owner is not responsible for relocation costs due to damage from
inclement weather.

Utilities Included
The monthly rental includes

Sea Colony monthly maintenance fee $110
Lawn Care Service however, there is a sprinkler system on a timer that must stay on and any problems
reported to the landlord ASAP. (For example, if a sprinkler breaks please tell us so we can have it
repaired)
Phone service local calls and unlimited Florida/instate calling only. Tenants should use a calling
card/cell phone for calls outside of Florida. Any long distance calls will be billed to you and must be paid
within 5 days of receiving bill.
Water, garbage and sewage are included.
Electricity covered up to $130 a month. A copy of the electric bill will be sent to you if it is over $130
(generally it stays below $120) and must be paid to the landlord within 5 days.

Equipment
The rental is a 3 bedroom/2 bath 2 car garage home. It is equipped with appliances, TV, VCR,
cooking utensils, dishes, flatware, glasses, pillows, bedspreads, sheets, and towels. A complete list
of all items and furniture are available and will be checked before deposits are returned. There will
not be any refunds for appliance, AC or heating failures. We will make every attempt to keep them
in good working condition. Any problem should be reported to the landlord immediately.

Pool/Clubhouse
The pool and clubhouse facilities are available for your use. All tenants must abide by all
associations rules and guidelines or the lease is subject to cancellation. You should always bring
the pool tag with you when you use the pool and clubhouse facilities.
Note: if you lose the pool swipe card, then you need to pay for its replacement: $10.00.

Property
No vehicles that are not of size to fit into the garage are allowed on the property. Vehicles cannot be
parked on grass or streets according to Sea Colony rules.

Cleaning
Tenants are expected to leave the premises in the same condition as when they arrived. A video will
be taken of the entire premises before the tenant occupies the property. The tenant must leave a
cleaning fee before departure. Amount to be determined from lessor ranges from $50 $75. An
additional cleaning fee will be deducted from the deposit, if necessary.

Terms of Payment
We accept cash, travelers checks, money orders, or personal checks. We do not accept credit
cards. There is a $50 charge for returned checks.
Liabilities
Tenant agrees that the landlord shall not be liable for any damages or injury to tenant, any other
person, guests or any property occurring on or arising out of the premises and agree to indemnify
and hold harmless the Landlord and the Agent for the Landlord from any such claims or damages no

matter how caused. (Most Homeowners Insurance provides coverage when you are vacationing
away from home).
