SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, SANDRA FLORES CELI and JOY CELI TAN , both of legal
age, with address at Km 21 Quirino Hi-way, Greater Lagro, Quezon City
and 322 Katipunan Avenue./Boni Serrano Avenue, Quezon City, under
and by virtue of these presents, hereby name, constitute and appoint,
PILAR PEREZ, Filipino citizen, of legal age, to be our true and lawful
attorney-in-fact, for us and in our name, place and stead, to do and
perform all the following acts and things:

To act and represent us in the filing the

complaint/petition necessary for the ejectment
of the tenants, and any and all persons claiming
rights under them, of the units/stalls and/or
premises of the property located at 54 G.
Araneta Avenue/Landargon Avenue, Quezon
City, including all the subsequent proceedings
thereto before any office, lupon, body, tribunal
or court even on appeal with special power to
represent me in all proceedings such as but not
limited to, preliminary conferences, pre-trial
conference, mediation proceedings, judicial
dispute resolution,
to enter into amicable
settlement, to submit to alternative modes of
dispute resolution, to make admissions as well
as to make, submit and admit compromise
proposals as my said attorney-in-fact may deem
fit and acceptable to her, and to enter into
stipulations or admissions of facts and of
documents as she may deem fit, receive the
payment of the corresponding judgment or
monetary award due to me that may be issued
on my favor in the said case;
To make, prepare, file and sign all the
necessary documents, pleadings including the
necessary verification and certification of nonforum shopping relative to the said case for and
in my own behalf to protect our rights and
interests and to secure and receive the copies of
all pleadings, orders, notices, resolutions and
decisions issued in the said case.
HEREBY GIVING AND GRANTING unto
the said attorney-in-fact full power and
authority to do and perform all and every acts
and things whatsoever requisite or necessary to
be done in and about the premises as fully to all
intents and purposes as I might or could
lawfully do if personally present with full power
