2. The Licensor doth hereby grant and the licensee doth hereby
accept to use and occupy the above portion together with all
fixtures and fittings as set out in the schedule hereunder, for
the purpose of residential accommodation for a period of 11
months commencing from31 August 2015to 30th July

2016.
3. As consideration of the License hereby granted to use and
occupy the said portion, the Licensee doth hereby agree and
covenant that they shall during the continuance of this
agreement, or while the licensee shall remain in use of
occupation of the said portion, pay to the Licensor a sum of
Rs.6,000 /- (Rupees six thousand Only) per month and a
prorate amount for any broken period of less than a month as
license fee or compensation on or before 7th of following month
at the Residence of the Licensor.
4. The Licensor shall pay water charges, all municipal and other
taxes whether present or future.
5. The Licensor shall ensure all external and major internal
repairs to the said portion are carried out during the term of
the License.
6. The Licensee shall be responsible to pay electricity charges and
meter hire charges if any, the monthly maintenance charges if
any payable to the licensor.
7. The Licensee hereby undertakes that he and or the occupant
of the said portion shall not affix nails or otherwise deface
the walls. In case of defacement of walls as above or in the
event of the Licensee vacating the portion within the
License period, the Licensee undertakes to restore the
portion to the original condition and hand over physical
possession of the portion to the Licensor after properly
painting the portion.
8. The Licensee, at the time of vacating the premise, shall
pay the Licensor a sum of Rs. 300/- as cleaning charges.
9. It is hereby understood and agreed between the parties that
the License hereby granted is personal to the licensee and that
nothing in these presents shall be construed to confer any
legal rights of tenancy upon the Licensee or any interest of
whatsoever nature in the said portion and the Licensee can
enjoy the use of the portion only subject to the terms and
conditions of this Agreement.
10.
In the event of any breach of the terms and conditions of
this Agreement by the Licensee, the Licensor shall be entitled
to revoke and / or cancel the License hereby granted by giving
one months notice in writing and thereupon the Licensee and
the occupants shall remove themselves from the said portion
with all their goods and belongings.
