:: RENTAL AGREEMENT ::

THIS RENTAL AGREEMENT is made and executed on this 18th day of


June, Two Thousand and Fourteen (18/06/2014) at Bangalore, by and between:
MR. GANESH R (PAN# AGPPG3050P)
C907, Kolte Patil SURABHI Apartment,
Bilekahalli, Bannerghatta Road,
Bangalore - 560076, Karnataka.
Hereinafter called the "OWNER/LESSOR" of the ONE PART and
(1) MR. ABHISHEK KISHORE (PAN# BIXPK9722M),
Aged 27, Working as Management Trainee at Flipkart Bangalore,
(2) MR. ASMIT KUMAR (PAN# ANTPA1830C),
Aged 26, Working as Associate Consultant at Analytics Quotient Bangalore,
(3) MR. ABHISHEK ABANDON (PAN# AQFPA5611C),
Aged 28, Working as Management Trainee at Wipro Bangalore and
(4) MR. BHAL CHANDRA PANDEY (PAN# ARTPP5460F),
Aged 27, Working as Management Trainee at Wipro Bangalore.
Hereinafter called the "LESSEE/TENANT" of the OTHER PART and
witnesseth as follows:
And whereas the Lessor is the sole and absolute owner of the Premises
bearing #285, 5th Main, AECS Layout 'B' Block, Singasandra Post,
Begur Hobli, Bangalore, which is morefully described in the schedule
hereinunder and hereinafter referred to as the schedule as the schedule
property and whereas the Lessee is willing to occupy the same.
Now this deed of Rental Agreement and witnesses as follows:
1. That the Lessee shall pay the monthly rent of Rs.27000 (Rupees
Twenty Seven Thousand Only) to the Lessor within 5th day of every
calendar month. The rent shall commence from 18/06/2014. The Rental
Period is only for eleven (11) months. After 11 months, rent will
be increased by 5% on the existing rent.
2. That the Lessee has paid an advance of Rs.1,50,000 (Rupees One Lakh
Fifty Thousand Only) by way of Cash (of Rs. 10,000) and the balance
(Rs. 1,40,000) by way of internet banking transfer to the Lessor
And the Lessor has acknowledged the receipt of same. The said
advance amount shall not carry any interest and refundable at
the time of vacating the schedule premises.
3. That the Lessee shall keep the said premises clean, organized and in
good and tenantable conditions throughout their stay.
4. That the Lessee shall use the said premises for residential purposes
only and not for any other purposes.
5. That the Lessee shall not have power to sub-let or underlet the
said premises.
6. That the Lessee shall not cause any damages to the schedule premises,
during the period of tenancy, failing which the Lessor is at full
liberty to recover such amount by deducting from advance.
7. That the Lessee and Lessor shall extend for further period after the
expiry of lease period by mutual consent.
8. That the Lessee shall pay electricity charges to the concerned
department.

9. That the Lessee shall pay the painting charges to the Lessor at the
time of vacating the schedule premises, Otherwise the Lessor has the
liberty to deduct such charges from advance amount.
10. That the Lessee shall inform Lessor well in advance, atleast Two (2)
months notice before vacating the said premises, failing which the
entire advance amount shall be forfeited.
11. That the Lessee shall not indulge in any unlawful, illegal, anti-social,
anti-national activities throughout the entire stay.
12. That the Lessee shall be cordial to the neighbours and shall not disturb
or disrupt the peaceful atmosphere at and around the schedule premises.
13. That the Lessor has arranged for an inverter as power backup in the
house on the request of Lessee and the Lessee has to ensure appropriate
maintenance and quarterly service of the inverter and has to bear the
associated expense. Due to misuse or inappropriate handling, if the
inverter becomes unusable, the amount for the same shall be deducted
from the advance amount.
