PART 2 GENERAL DATA

Property boundaries:
Proposed property is situated in Gargeresh area and with one side
plot is facing Gargaresh Street. Plot is bordered with 3 streets and
one neighbour building along its north-west side. Plot/ site area is
1 290,30m2.
Existing topography:
Topography of the site is slightly sloped and level difference is
only 20cm. Ground level is raised 1.2m from the street level, which
allows optimum space for entry/ exit access to Garage level.
Building location and orientation:
Planned building number of floors is BS+GF+4. It is designed as
office/retail space with open floor plans. Main entrance is from
the Gargaresh Street. On the sides are two fire escape exits and
one service entry. Side streets are used as service streets and as an
approach to the Garage level. Access to the Garage is planned
through one way entry ramp (with 15% slope) on the west side,
while the Exit Garage ramp is on the east side.
PART 3 PROJECT PROGRAMME
The building reflects contemporary style and serves as an area
landmark. The building has three visual elements that comprise:
(i) Ground floor main access lifted 1.2m from the street level and
with the transparent store front pushed back, making passage

corridors from the three building sides.

(ii) Four levels uniformly faade structure with representative
volume and cantilever faade walls and recessed fields

Service entry and fire escape exits are from the side. Service entry
is accessible trough the ramp that can be possibly use for car
loading in case of ground floor used as car exibition space.
Public area contains open retail space, public restrooms and
vertical communications. Vertical communication is achieved
with escalator and two passengers elevators.
Service area forms the building core and it is typical for all
floors- with two fire-escape stairs, service elevator, storage space
and MEP shafts.
Service area at the ground floor contains loading bay and
the generator room.

(iii) Mediamesh communication canvas of infinite possibilities.

Through digital technology and the visual power of energy-stingy
LEDs, everything from branding graphics to video, live broadcast
to conceptual art.
The Building is designed as office/ retail space with flexible
open floor plans. Ground, First, Second and Third Floor is used as
retail space, since Fourth Floor is a Restaurant with roof terrace.
Service areas are in the Basement level and in the central building 3. First/ Second/Third Floor

Proposed storage space could be devided as per future
tenant request. Additional storage space is below entry/exit ramp.

Structural grid is set to have five fields in one direction and
three in another one, with the span 8x8.85m and 8x6.5m.
On the First floor and upper levels structure is overhanging 3
meters around three sides, without external bracing.
Structural material is reinforced in-situ cast concrete.
Roof structure on the fourth floor is planned to be with metal
structure. Additional building bracing is done by elevators and
MEP shafts.

HUMIDITY, SOUND AND HEAT
Thermal protection is placed on all thermal border planes
and roof construction. Sound protection layer is placed on each
slab before screed. Vertical and horizontal hydro insulating works
are planned in all necessary places in the building.
PART 13 FIRE STRATEGY - MEANS OF WARNING AND ESCAPE
Evacuation strategy is based on two fire escape stairs with
clear staircase width 1.3m, and with escalator d=1.0m.
Maximum travel distance (travel is possible in two directions)
is 30m. Disabled refuge is provided in each protected stairway at
each storey. Fire detection and alarm will be provided throughout
the building.
