Dear Sir,
We refer to the MEP Schematic Design submittal as attached. We note some aspects of the
design are subject to input from consultants yet to be appointed. There is a risk of abortive
design work if the current MEP design program is maintained without all other consultant
inputs. However, there is a greater risk (construction delay and/or abortive building work) if
the MEP DD & Tender stages do not continue as per the current program.
Review Meetings were held on 27th and 28th January 2015 at BR office to finalise the review
by B&W and present the outcomes of the review including BR comments made during the
meetings. The matters discussed with the review outcomes are described in the B&W
Review Comments including Executive Summary and Tracker Sheets.
On the basis of the B&W Review Comments, it is hereby recommended that the Owner
accept the submittal with comments and request your kind approval to instruct the
consultant to proceed with the Detail Design stage of the documentation.

Fire life safety equipment such as fire
pumps and Lifts should have duel
supplies in diverse routing/risers
(normal & Emergency) to the local fire
pump control panel via local changeover
switch. This NFPA requirement must be
discussed and agreed with Chief Fire
Officer and their exact requirements to
be included in Schematic stage
drawings. NFPA 13 extract below:
17.7.3.7 There shall be not less than
two sources of power supply for the fire
pumps. Where the sources of power are
electrical, these shall be a main
generator and an emergency source of
power.
17.7.3.8 One supply shall be taken from
the main switchboard by separate
feeders reserved solely for that purpose.
17.7.3.9 Such feeders shall be run to a
changeover switch situated near to the
sprinkler unit, and the switch normally
shall be kept closed to the feeder from
the emergency switchboard.
17.7.3.10 The changeover switch shall
be clearly labeled, and no other switch
shall be permitted in these feeders.

The fire alarm drawing only shows 1no.
Fire alarm panel/voice alarm at ground
level with seven loops feeding the
building. Some loops appear to be over
500m in length. MEP to liaise with
specialist fire alarm supplier to provide
manufacturers guidance to suit local
and international requirements.
Additional networked panel should be
considered at fire command, building
entrances and security office. This must
be incorporated at Schematic stage.

Details such as Supply Co. transformers will be available from the respective Supply Co.

Also, these proposed Fire Alarm Control Panel (FACP) for ICC-1 & 2 will have Pier-to-pier
integration feature for the seamless integrations.

Please check this statement (2,500m max loop


length) with a FA manufacturer. The loop
usually covers zones which are limited to max.
2000 sqm area. The limiting factor of loop
length is usually the device type/quantity and
associated volt drop which usually equates to
120no. devices (which covers most
manufacturers). If sounders and flashing
beacons are powered from the loop, the
maximum loop length will decrease
dramatically.

SCHEMATIC DESIGN STATUS

The schematic design drawings were reviewed at various stages in accordance with the key
dates at the end of this report. Included at the end of this report is the drawing register of the
latest drawings reviewed by B&W.

Schematic Design Package is generally approvable with comments (refer to comments


highlighted on drawings and tracker).

In order to fill in the missing parts (Penthouses, Clubhouse, Podium Landscaping, Faade
Lighting and Specialist Consultants) to Schematic Design, appointment of Sub-Consultants is
required refer to information required at end of report.

Penthouse layouts to be confirmed / approved by Owner.

KEY COMMENTS DISCUSSED DURING MEP WORKSHOP 27/01/2015

CO-ORDINATION

Car park ventilation and shaft co-ordination through podium swimming pool location to be
provided by landscape consultant within 4 weeks and shafts co-ordinated.

Car park headroom and co-ordination of jet fans AHC confirmed achieved 2.35m is acceptable
under local code requirements. This refers to Levels B2 and B3.

Fire shaft locations (basement areas) marked up drawings identifying new locations to be
submitted as part of RFA to B&W and updated during detailed design.

Service floor and access restrictions (Service Floor 1) height restriction of 1m will be difficult to
avoid in isolated areas due to regulatory requirements.

TATA Substation (transformer size, layout, ventilation requirements). MEPC now have TATA
layout and are to reflect on DD drawings to ensure space is adequately sized.

Columns

restricting access via roller shutters to be moved.

Generator removal and replacement. AHC to show roller shutters (fire rated) to enable removal
via car park.

Electrical shaft (apartment busbar and metering). MEPC confirmed shaft is approved by TATA
and metering will be shown at DD stage.

MEPC confirmed cables have been identified as worst case and will confirm cable sizing
calculations at DD stage.

Central gas system not included (considered more than 12 months ago). Individual cylinders
currently provided per apartment. Can be considered at Detailed Design stage.

Swimming pool is currently not heated.

HVAC

Condensing unit CFD. MEPC have received comments from vendor and are replying. To be
completed at beginning of DD.

Car park CFD. Contractor to try and request vendor to undertake or Client to appoint. This is to
mitigate associated risk with shaft locations prior to them being constructed. Recommended by
B&W.

Fresh air to be treated via connection to back of fan coils units. MEPC to undertake
pyschrometric analysis and ensure fan coil unit cooling coils are sized correctly.

Fresh air provision to bedrooms. Arup faade/acoustic engineer to comment regarding wind
pressure, velocity and potential noise issues. 25% concern with natural ventilation proposal at
higher floors. Solution available should fresh air be provided to bedrooms but will impact ceiling
heights.

Acoustic consultant appointment (number of issues to resolve, refer to information required).

The draft CFO NOC with comments by AHC/MEPC/B&W are currently being followed in design.
Note: Those comments (issued 23/01/15) have not been incorporated in the final draft as
informed by BR Regulatory. AHC to submit a list of items that cannot be complied with for BR to
apply for revised NOC.

Pressurisation fan locations and NFPA enclosure requirement. Not a local requirement and
implications to provide.

Cooling/ventilation to electrical rooms. To be developed during DD.

Apartment service riser co-ordination. Structural core wall has been modified with recess where
shafts are located.

Fire rated ductwork required for all pressurization systems.

PLUMBING

Water sample and analysis report. Client to confirm when this will be undertaken.

Letter from STP vendor (connection to kitchen waste) to be provided to confirm if any additional
maintenance or reduced life expectancy anticipated.

Calculations for sizing of pipework (drainage and water services). MEPC to submit at
commencement of DD.

FIRE

All design team comments as issued on draft CFO NOC (23rd January 2015) are currently being
followed and will form part of Detailed Design.

Drencher system to all floors (specified by NOC guidelines but not identified with current NOC).
To be retained but potential to omit in future.

ELECTRICAL

Maximum demand calculation and transformer sizing. MEPC/BR team confirmed TATA have
approved and it is in accordance with local diversity requirements.

Main and sub-main cable sizing. To be provided at DD stage.

Lighting calculations. To be room specific for all areas and to be provided at DD stage.

Electrical shaft design and sizing. MEPC confirmed shaft is approved by TATA and cable sizing
is based upon worst case.

Main switchboard construction to be agreed. B&W recommend Form 4, Type 6. Cost


implication to be presented as beyond BOQ.

Busbar MEPC confirmed they will proceed with busbar fully rated across length. Cost
implication to be presented as beyond BOQ.

Earthing MEPC confirmed DD will be based upon one common metal (aluminum). Cost
implication to be presented as beyond BOQ.

FLS alternative route required under NFPA. Electrical shaft to be increased to accommodate.
FSI impact discussed with Client 28.01.15. Ref 8(viii) of CFO NOC.

Consider electrical kitchen provision for future increases.

COMPLETE DETAILED DESIGN AS DISCUSSED 28/01/15

MEPC to provide list of information required from specialist Sub-Consultants yet to be appointed
(1-2 weeks (mid-February).

Appointment of Sub-Consultants (2-4 weeks (end February)) acoustics, landscaping, interior


designer (including Apartment and Penthouse layouts), faade lighting, AV/IT/Security/BMS/,
infrastructure.

March input from all consultants to be scoped and acknowledged in DD. Sub-Consultant
concept/schematic input to be submitted by end of March (4-8 weeks).
