CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:


THIS CONTRACT TO SELL, entered into this ____ of ____at ________,
Philippines, by and between:
________, married, of legal age, Filipino citizen, with residence and postal address
at ________________________________________
hereinafter referred to as the SELLER,
- and ____________________________________, single, of legal age, Filipino citizen, with
residence and postal address at ______________________________,
hereinafter referred to as the BUYER
- WITNESSETH That for and in consideration of the sum of ________________________________
(Php_________________), Philippine currency, which the BUYER has bound herself to
pay in the manner herein specified, the SELLER has agreed and contracted to sell to the
BUYER a parcel of land situated at ____________________________ covered and
described in Transfer Certificate of Title No._______________ of the Register of Deeds
of Camarines Sur of which property the SELLER is the registered owner and which
parcel of land is designated as:

and Psdcontaining an area of __________________________________, more or less;
THE CONDITIONS OF THIS CONTRACT ARE AS FOLLOWS:
1. The BUYER hereby agrees to pay the purchase price stipulated above to the
SELLER at its above-stated address, and without the necessity of demand, in the
following manner:
a. ONE HUNDRED THOUSAND PESOS (Php100,000.00) upon the execution of
this contract as down payment; and
b. The balance of SIX HUNDRED FIFTY FOUR THOUSAND EIGHT
HUNDRED PESOS (Php654,800.00) immediately upon the release of the proceeds of the
housing loan of the BUYER with Pag-IBIG Fund Naga City office.

2. The BUYER further agrees to pay, in addition to the purchase price, the
following:
a. The corresponding real estate taxes shall be paid by the SELLER without recourse
to the BUYER for as long as the title has not passed to the BUYER; Provided, however,
that if the BUYER has actually taken possession of and occupied the lot, the BUYER
shall be liable to the SELLER for such tax effective upon the year following such taking
possession and occupancy.
b. The documentary stamps and execution fees of this contract as well as those of the
final deed of absolute sale, the registration fees of the latter and all expenses as agreed
herein.
3. Upon complete payment by the BUYER of all the obligations herein stipulated,
the SELLER agrees to execute a final deed of sale in favor of the BUYER.
IN WITNESS WHEREOF, the parties have hereunto affixed their signatures on the
date and place first above-mentioned.
