Selected Accomplishments
Managed property portfolios of up to 1.8 million square feet of commercial building space
including office, industrial, and medical facilities. Monitored lease agreements, coordinated
improvements and repairs, supervised maintenance/cleaning services, and implemented a
preventative maintenance program that extended the life of equipment.
Reduced operating costs by implementing policies that increased the use of in-house staff,
while at the same time aggressively negotiating contracts with vendors, saving up to $100,000
annually; brought in up to $250,000 per year in management fees.
Developed and implemented new policies and procedures designed to reduce rent
delinquency and improve lease renewal rates. These new policies resulted in a decrease in the
number of rent delinquencies by 50% and achieved lease renewal rates of 85% for a medical
building.
Key player in helping AT&T meet its energy savings goals for the State of
Connecticut/Northeast. All my Energy Projects were completed ahead of schedule and within
allotted budgets.
Successfully resolved a major problem in that we needed to renovate a 32,000 square foot
warehouse for a new tenant in 60 days while also managing a project in another state at the same
time. Developed and implemented a project schedule that would meet both project goals. Met
with various vendors and delegated most of the out-of-state project to my direct report. Both
projects were completed on time.
Worked with local brokers and the Director of Real Estate from Fortune Brands to improve a
facility and make it attractive to new tenants. During a two year period occupancy went from 0 to
95%. We were able to secure tenants with short-term leases to help offset the operating costs
until the Master Lease with the landlord expired.

Operations Manager - AT&T Account
Manage approximately 1.6 million square feet of Class A office space, industrial and commercial
areas located in Southern Connecticut which consists of 60 main sites in a 100 mile radius.
Supervise a staff of seven highly skilled and licensed HVAC mechanics and outside vendors.
First outsourced Manager on the AT&T account in the State of Connecticut. Successfully built
solid relationships with all levels of management at AT&T.
Completed all Safety Training as assigned by Johnson Controls and AT&T.
Work with contractors on large projects and repairs, approve invoices and purchasing of items.
On call every third week for the entire State of Connecticut to handle after hours problems.

Management responsibility for a corporate headquarters facility located in Hartford, Connecticut.
Improved security operations in a building where the security was considered lax. Worked with the guard
company and our director of security to identify problems and take measures to eliminate them.
Initiated and managed bidding processes for contracts, developing accurate specifications and
following up to ensure vendor compliance.

Senior Property Manager
Assigned by Trammell Crow Company to manage the Hartford, CT area properties for Bank of America
account. Authorized invoices up to $50,000.
Inspected all the properties with engineering and decided on what areas needed improvement. By
working closely with the chief operating engineer was able to get the properties back on track.
Resolved tenant complaints/issues, providing reports and recommendations to senior management.
SIMONS REAL ESTATE GROUP, West Hartford, CT
2005
Property Manager
Managed the operational, technical and administrative efforts of 1 engineer and various contractors.
Managed a project with new client to completely renovate and re-position their building in the market
place. All major systems in the building were upgraded or replaced and a major tenant was found.
Conducted scheduled and unscheduled inspections of properties and reviewed vendor contracts to
manage and reduce risks.
