housing society of SAIL employees was registered in the year 1986, consisting of 195 members,the land was allotted in the year 1992, construction started in the year 1996 & possession was handed over to the members by DDA in presence of the registrar of co-operative group housing societies Govt of Delhi in December 1999. The expansion of the flat was initiated by us in the year 2009 to use the increased FAR approved by the competent authority which was forwarded to DUCA by DDA and approved by them in the year 2011. Total existing construction area was 20884.87 square metres on 14000 square metres of land inclusive of 8 nos of stilts in our 7 tower (cluster of four flats each) society kept vacant for uninterrupted flow of air & light. After the completion of the proposed expansion the total area will be 22439.62 sqrmtrs i.e. adding only 1608.75 sqrmtrs. Since this balcony is in open area / open to sky it
is not coming under circulation/ covered area. This expansion is very much within the building rule for Delhi /NCR and already approved by Delhi urban art commission (DUAC) as forwarded by DDA. The impact of the said expansion on the environment will be insignificant if not nil. Sir, we are sure that there will be no adverse impact on the environment due to this expansion. Sir, it is needless to mention that the residents of this society are very much environment conscious and always fighting for the betterment of our mother earth. However in this proposal its to be noted that, as per the revised plan submitted for the approval you will find that we are not adding any floor or altering the kitchen, toilets etc. where use of water, obstruction to airflow or light etc will be affected (this is already looked after by DDA/DUAC before they approved our project). We are only adding some floor space in drawing room and balconies without touching or disturbing the existing structure & without creating any environment hazard.
It may also be noted that, our society is already
having environment friendly Rain water harvesting facility with thick vegetation cover, fountains etc. Our society was declared as the best managed society by the Govt. of Delhi in the year 2001-02
Proper vegetation, sprawling landscapes, water
body, rainwater harvesting pits, green lawns are some important features of this society.
