Context and origin of
the project
Socio-economic issues
The high socioeconomic differentiation in Bogota between low,
middle and upper classes.
Strata system doesnt describes the reality of the housing in
Bogota.
Strong policy of subsidies by the government.
Only high-income families can buy high-quality houses.
The invisible part of the population (the majority): middle
class. It is one that is not wealthy enough to afford the high cost
of housing, but also failed to demonstrate insufficient means to
access all the benefits of the Poorest.

Right to the city, right to housing

In the city, the total housing leased:

At first glance, the distribution of rental housing by type, seems to


indicate that a small proportion of households, less than 10% live in poor
conditions, however, an even smaller percentage lives in residential
complex, which offers major advantages versus living in a building that is
not (Alcalda Mayor de Bogot, Sep, 2014)

Given these income ranges, a

The project is designed for people that lives in the industrial zone
in Bogota, because reduces time to arrive the job. Also, the
unemployed members of those families could work into the
project, in the common places of the residential complex.
The apartments will be cheaper compared with market prices, and
the interests rates also lower. It will be possible thanks to the
alliance between the government, real estate, bank and the
community. Sustainable development of that community is the
main objective of the project, which includes economic
development, environmental sustainability, social integration and
creation of proud/sense of place.

AND DISADVANTAGES
ENFORMCEMENT OF RIGHTS
The project benefits lower middle class people which is ignored by national and
local government when talking about aid for the purchase of housing.
This segment of the population represents a large percentage of the workforce
than daily shifts from residential areas usually in places more separeted of the
city to their places of work
Looking for employment generation for the family members who are
unemployed, within the project, generating, resources for the maintenance of
the buildings; making it a sustainable project in the long term.
The construction of buildings using principles of environmental care by reusing
wastewater of some household chores and water rain for other activities that
don't require drinkable water, as well as the implementation of solar panels on
the roofs of buildings that generates cleaner electricity.
Plaza to be constructed for the residential complex will also work as a public
space in which other people in the area can enjoy.
Partnerships creates benefits to companies, the Government and the
population.
To locate the project in the industrial park intermediations, residents
may be exposed to emissions from factories nearby.

Establishing a plaza and Park open to the public, may threaten the
safety of the plaza, the park and the buildings.
In the long term, people may feel somehow 'tied' to their jobs and
their places of living.

To be located in business areas, access to other dimensions such as


recreation, health, and education can be limited in the beginning.
The implementation of solar panels can have a very high cost-benefit
in the short term.
