Trez Capital (Trez) is a leading provider of mortgages on


commercial, industrial, & multi-residential real estate across
North America. We manage a mortgage and investment
portfolio of approximately $2 billion and have produced
consistent income for private investors and major pension
plans since 1997.
Throughout the life of the firm, Trez has originated over
1,100 commercial mortgages totaling almost $5.8 billion.

Why Lot Development?


In the state of Texas, Trez Capital provides various types of financing, with a major focus on financing single family lot development.
Single family lot development entails financing the development of infrastructure such as sewage systems, gas lines, water lines,
and paved roads. Traditional banks have strict regulations and reserve requirements for these early stage loans, creating a large gap
between demand and supply for financing. We are able to capitalize on this imbalance by offering financing at rates which result in
an attractive return to our investors. Risk is carefully managed as we require a number of conditions to be satisfied prior to providing
financing. The conditions typically include a significant amount of equity invested in the project by the lot developer, substantial
deposits by the builder, and a high level of lots pre-sold to house builders. As a result of these financing conditions, there is an
elevated assurance of loan pay-off at maturity.
Trez has a competitive advantage with a team based in Dallas. Our experienced team of originators has a combined 100+ years
of experience in the real estate market in Texas, leading to strong relationships with borrowers and in-depth knowledge of the
local markets.
