Security Deposit

The tenant must provide two months rent as the security deposit. This must be paid in advance
of the agreed move in date.

Prior to moving into the property or on the day of moving in, the tenant and landlord will carry
out an inventory of the property together. If the tenant agrees, he or she can carry out the
inventory by him or her-self. The tenant will then need to return the signed inventory document
to the landlord or raise any queries at this stage.

Prior to vacating the property, the tenant and landlord (on an agreed date) will conduct an
inventory of the property agreeing the costs to be deducted. The costs will be deduced from the
security deposit. The (remaining) security deposit will be paid to the tenant in Nepalese Rupees.

Rent

Rent will be paid one month in advance.

For example, rent for the month of November will be paid at the start of the month.

Other

The tenant and landlord must provide two months written notice to vacant the property.

The tenant must provide a copy of a valid passport with the signed tenancy contract.
