CHAPTER 4

Architectural Programming

4.1 Spatial Organization

In this chapter, the proponent will be presenting figurative illustrations and charts

that will serve as basis to the elements and relations in the scope and organization of

the project.

Spatial organization will show the required spaces in making the project. This

chapter will show the approximate area of each spaces required and the inter-

relation of the spaces to one another.

4.1.1 Spatial Identification

The main focus of spatial identification is to identify the needed spaces and

determining its users and roles to the proposed projects.

4.1.1.1 Staffing Requirements

The Staffing Requirement refers to the study of the staffs of the building and

their scope of tasks. The proponent divided each department by its functions.

The following departments includes the Administrative Department,

Operations Department, Marketing & Advertisement Department, Marketing and

Sales Division, Leasing Department, Accounting & Finance Department,

Treasury Department, Human Resource Department, Design & Engineering

Department, Quality Control Department, Maintenance & Housekeeping

Department, Support Facilities Division and Security & Control Department.

The following discussion explains the users and their designated roles and

tasks for the development of project.

A. Administrative Department

a. General Manager - the key member of the company hierarchy, a general

manager can be responsible for overseeing the entirety of an

organizations operations.

b. Assistant Manager assists the General Manager.

c. Executive Secretary provides secretarial and clerical works.

B. Operations Department

a. Operations Manager oversees the whole operation of the building,

approver of all report and inquiries.

b. Assistant Manager assists the operations manager in managing the

operations of the building, immediately act as the officer-in-charge during

the absence of the operations manager.

c. Secretary responsible for secretarial works for operations manager.

d. Building Administration manager responsible to the operation of

maintaining the building facilities.

e. Customer relation manager accommodates the concern of the tenants

and customers.

f. Department Manager person who oversees the operations of other

component of the building.

C. Marketing & Advertisement Department

a. Marketing Manager person who manage the marketing and

advertisement to boost the population of customer in the building.

b. Marketing Officer/s person who is in-charge to the operation of the

advertisements and managed events.

D. Marketing and Sales Division

a. Marketing and Sales Director- is responsible for planning and

implementing sales, marketing and product development programs, both

short and long range, targeted toward existing and new markets.

b. Banquet and Sales Manager- oversees all aspects of a banquet or event,

including set-up, menu selection and food presentation while focusing on

detail and quality presentation and customer service.

c. Residential Rooms and Restaurant/ Bar Sales Manager- are ensuring the

tenants' needs are met.

d. Office Staff/ Clerk- professionals or clerical workers in an office.

E. Leasing Department

a. Leasing Director one responsible for filing the leasable area of the

building.

b. Leasing Officer verifies the inquiries before presenting to the leasing

director.

c. Leasing Supervisor in-charge with the tenant inquiries.

F. Accounting & Finance Department

a. Head Accountant oversees the general accounting and financial report.

b. Accounting Officer responsible for the auditing the income and

expenses of the building.

c. Accounting Clerks responsible for billing and payables.

G. Treasury Department

a. Treasury Manager officer-in-charge for handling cash/bank deposits.

b. Treasury Officers review the inquiries before presenting to the manager.

c. Treasury Clerk - responsible to the clerical work of the department.

H. Human Resource Department

a. HR Manager person in-charge to supervise the department, usually the

approver of the report and inquiries.

b. HR Officer officer-in-charge with the employees concerns.

c. HR Supervisor in-charge of recruitment and training of employees.

d. HR Assistant responsible for timekeeping.

I. Design and Engineering Department

a. In-house Architect responsible for maintaining and developing

architectural elements of the building.

b. Resident Civil Engineer responsible for engineering maintenance of

building equipment and facilities.

c. Electrical Engineer responsible for all electrical engineering

d. Mechanical Engineer responsible for all mechanical engineering

J. Quality Control Department

a. Quality Control Manager approver of the report and inquiries.

b. Quality Control Officer responsible in reviewing reports before

presenting to the quality control manager.

c. Quality Control Supervisor supervise the quality of the products and

services being offered on the building.

K. Maintenance & Housekeeping Department

a. Head Maintenance officer-in-charge to the development of building

administration next to building administration officer.

b. Maintenance Supervisor supervise and deploy maintenance personnel

to the building.

c. Maintenance Personnel one responsible to the janitorial maintenance

and housekeeping of the building.

L. Security & Control Department

a. Head Security Personnel person who direct and coordinate the overall

activities of the Security Department and to guarantee the safety of all the

guests, employees and properties.

b. Security Supervisor supervise and deploy security personnel to the

building.

c. Security Personnel one responsible for guarding and keeping the

premises and facilities safe.

4.1.1.2 Space Identification

Through careful analysis and deliberation with the tasks and activities of the

project, the proponent able to formulate the spaces and facilities needed for the

project.

The following general spaces are classified as Residential Spaces,

Commercial Spaces, Recreational, Building Utilities and Ancillary/Service

Facilities.

A. RESIDENTIAL SPACES

a. Residential Units A Rent-to-own condominium unit intended for living.

i. Studio Type Residential Unit a self-contained and compact

space for 1 person-living.

ii. 1-Bedroom Unit a unit with 1 standard bedroom, able to

accommodate 2 to 3 persons.

iii. 2-Bedroom Unit a unit with 1 standard bedroom and 1 premium

bedroom, able to accommodate 3 to 4 persons.

iv. 3-Bedroom Residential Unit a unit with 2 premium bedrooms

and 1 master suite, a luxurious unit with larger spaces that can

able to accommodate 4 to 5 persons

B. Commercial Spaces

a. Commercial Area areas for rent or for lease as business premises.

i. Rentable Spaces a commercial space for business.

ii. Activity Area A landscaped rentable space for activity can be

convertible into plaza.

iii. Security post space for security guard/s.

iv. Managers Office room for the managing officer of the

commercial spaces.

v. Public Toilet toilet facilities for customers personal hygiene.

vi. Utility Room room for maintenance and janitorial storage.

b. Office Spaces - rentable spaces in the building that provide a suitable

environment for office operations, each unit is provided with green

spaces.

i. Information Desk receives guests and visitors.

ii. Waiting Area holds the visitors and guests while waiting.

iii. Working Area working space for office employees.

iv. Private Office offices for executive members with more private

working area.

v. Conference/ Meeting Room a room in which the purpose is to

hold meeting and conference.

vi. Pantry a small kitchenette designed for storage of utensils and

dishes; and preparation of food.

vii. Staff Lounge a space for employees relaxation.

viii. Resource Area where office equipment such as: Xerox machine,

fax machine and printers are located.

ix. Toilet Area room furnished with amenities such as facilities for

resting and personal hygiene

x. ACCU room where the air-conditioning system of the office is

being controlled.

c. Cafeteria restaurant where organic ingredients used in serving of meals

are guaranteed fresh and free from artificial additives.

i. Seating Area a hall for dining service.

ii. Outdoor Seating Area an open-air dining space.

iii. Kitchen space where food is being prepared.

iv. Counter Area- where various snacks are displayed.

v. Dry Storage storage area for dry goods.

vi. Cold Storage storage area for perishable goods.

vii. Public Toilet toilet facilities for customers personal hygiene.

viii. Employees Toilet toilet facilities exclusive for employees only.

ix. Managers Office room for the managing officer of the

restaurant.

x. ACCU room room where the air-conditioning system of the

restaurant is being controlled.

d. Coffee Shop a small, informal restaurant that serves coffee and other

light refreshments.

i. Dining Area a less formal dining space designed with light

environment.

environment.

iii. Bar Area a space usually a countertop where coffee drinks are

served.

iv. Counter a space for checkouts

v. Food Display a space usually a transparent shelf intended to

display foods.

vii. Storage Room a room for storage

viii. Public Restrooms toilet facilities for customers personal

hygiene.

ix. Employees Restroom toilet facilities exclusive for employees

only.

x. Staff Kit/ Lounge room/ area for staffs.

xi. ACCU - room where the air-conditioning system of the coffee shop

is being controlled.

e. Bank - an establishment authorized by a government to accept deposits,

pay interest, clear checks, make loans, act as an intermediary in financial

transactions, and provide other financial services to its customers.

i. Armored Car Parking parking exclusive for armored car.

ii. Security post space for security guard/s.

iii. Slip Table a space for filling up slips.

iv. Waiting Area a space for holding bank clients.

v. Clerical Area area for clerical work.

vi. Cashier a space for checkouts.

more private working area.

viii. ATM Room room for ATM machine.

ix. Vault Room a room for safekeeping.

x. File Storage area intended for storing files.

xi. Employees Toilet toilet facilities exclusive for employees only.

xii. ACCU room room where the air-conditioning system of the bank

is being controlled.

C. Recreational

a. Multi-purpose room a room in that building that is used for parties,

meeting, lectures, etc.

b. Pools Area used for recreational activities specifically, swimming and

relaxation.

c. Pool deck lounge space beside swimming pool.

d. Kiddie Pool Swimming pool for children

e. Gym a facility designed to improve and maintain physical fitness and

health.

f. Clinic a place where outpatient is given medical treatment or advice.

g. Shower room a room with several shower booths.

h. Childrens Play Area Outdoor play area for children.

i. Courtyard - an unroofed area that is completely or mostly enclosed by the

walls of a large building.

j. Parking Space in which to park vehicles.

D. Administration Department

a. General Managers Office office of the chief manager of the building

usually entrusted by board of directors.

b. Assistant Mangers Office office of assistant manager, usually near

managers office.

c. Marketing & Advertisement Managers Office - the office of the personnel

that promotes business and drives sales of the products or services. It

provides the necessary research to identify your target customers and

other audiences.

d. Leasing Office - department that involves but no limited to: receiving rents

from facilities they own and paying rent for the facilities they lease.

e. Accounting & Finance Office - the office for the staffs involved with the

finance matters, and has the control on the financial income and

outcome.

f. Treasury Office - the office of the personnel that provide accounting

services and financial support to the organization it belongs to. It is the

one that also control expenditures and obligations (including operating

expenses, debt, and payroll) and the department is also the one that

managing the investment of all moneys and receipting and depositing all

revenues. The department records account payable and receivable,

inventory, payroll, fixed assets and all other financial elements.

g. Human Resource Office - the office of the personnel that is responsible in

hiring, firing and keeping up to date with state and federal tax laws.

h. Operations Manager Office the office for the personnel assigned for the

buildings operations and administrations, security and other customer

related activities.

i. Design & Engineering Office - the office for the resident architect and

engineer for the building development.

j. Quality Control Office the office that ensures the product or service of

the building is fit for purpose, consistent, meets both external and internal

requirements include legal compliance and customer expectations.

k. Technology Supply & Logistics Office the office that is responsible in

supplication of technological equipment from its purchase to its delivery.

l. Conference Room - a room with sufficient space holding a certain number

of persons for the corporate meetings and conferences.

m. Staff Lounge - a space for relaxation.

n. Common Toilet - a restroom for the common use of the staffs.

E. Utilities

a. Automatic Transfer Switch (ATS) Room installed where a backup

generator is located, so that the generator may provide temporary

electrical power if the utility source fails.

b. Transformer Vault room is a room in which power transformers, network

protectors, voltage regulators are housed.

c. Generator Set Room room that in-house the Generator Set.

d. Power Meter Room is a room installed with electricity meter that

measures the amount of electric energy consumed in the building.

e. Energy Storage Room room that instore the sustainable energy

harvested.

f. Fuel/ Control Room serves as fuel storage and control room for the

generator set.

g. Electrical Room room where electrical system is being controlled.

h. Air Cooled Condensing Unit (ACCU) Room room where the air-

conditioning system is being controlled.

i. Smart Building System Interface (SBSI) Room room installed with the

main electronic control system for unit customization.

j. Water Meter Room is a room installed with water meter that measures

the consumption of water of the users.

k. Cistern Tanks where water is stored.

l. Pump Room room that houses the water pump machine.

m. Water Heater Facility used for water heating.

n. Gray Water Remediation Facility treatment Facility for gray water.

o. Black Water Remediation Facility treatment facility for black water.

p. Rainwater Catchment facilities intended to harvest rainwater.

q. Rainwater Filter facility that filters the harvested rainwater before storing

it.

r. Garbage Room a room allocated for garbage disposal.

s. Material Recovery Facility space specialized facilities that receive,

separate and prepare recyclable materials.

t. Horticulture Storage Room a room used to store gardening items.

F. Ancillary/ Service Facilities

a. Reception Desk space where receptionist/s receives and greets visitors,

clients and employees and answer telephone calls.

b. Lounge/ Holding Area space for lounge and waiting area.

c. Elevator Lobby a service lobby intended to hold waiting elevator users.

d. Residential Passenger Elevator a passenger lift for residential tower.

e. Office Passenger Elevator a passenger lift for office spaces.

f. Service Elevator a lift intended for service purposes.

g. Drivers Canteen/Lounge lounge area for drivers

h. Plumbing Pipe chase a vertical space enclosed by a chase or false wall,

for the purpose of hiding plumbing pipes.

i. Sanitary Pipe chase a vertical space that conveys the sanitary pipes.

j. Sprinkler Pipe Chase Used to vertically run fire protection system.

k. Garbage Chute a vertical space used for waste disposal.

l. Electronics & Communication Pipe chase a vertical space intended for

electronics & communication wirings.

m. Electrical Pipe chase a space that conveys electrical wirings.

n. Janitorial Storage Area a room in which tools and equipment for the

janitorial maintenance of the building is stored.

4.1.2 Definition of Spatial Elements

In this section, the proponent analyzes the spatial elements of the project in order

to have an idea of approximate area of spaces needed for the design development.

4.1.2.1 Qualitative and Quantitative Elements

The study of qualitative and quantitative elements includes the identification of

primary users of the premises and its number, qualitative analysis of spaces,

furniture, fixtures and equipment on the facilities. Through this study and analysis,

the proponent come up with the space parameters and circulation percentage that

needing for the design planning of the project.
