SUBJECT: Site Visit for Sheraton Danang, Vietnam

The site visit was held on August 9, 2017 at Sheraton Danang site to discuss the fire
protection and life safety requirements. Many of the items discussed were contained in
Starwood requirement. These items were discussed in detail and must be implemented
prior to the opening date.

Note The buildings are mixed used property and classified as a Low Rise building.
The property consists of Amenities building, function block, reception block, BOH
building, 2 guestroom buildings, pool club and owners villas.

Fire Sprinkler System:


1. Visual inspection of installation status could not be properly verified due to
ongoing construction in most of areas. Installation shall be matched with
approved design and shall be complied with comments in the report and Starwood
standard.
2. Sprinkler protection is required throughout the entire hotel including following
areas unless certain areas are prohibited by local standards.
a. Toilet in suite which is larger than 5.1sm and contain closet and baggage
rack

b. Public toilets

c. Outdoor gas bank if the gas bank is located between 3m to 10m from the
main building. If the gas bank is more than 10m from the main building,
sprinkler protection is not required.

d. Below ducts that exceed 1.2 m

e. Dress room(powder room) in suite

f. Floor electrical rooms, AHU rooms

g. All MEP rooms

h. Private public/staff toilet

i. Mechanical/electrical spaces on roof top

j. Above the open stairwells

k. Top and under the first landing at the bottom of stairwells

l. BOH corridors

Function Building:
m. Ensure sidewall sprinkler will be provided to protect dome ceiling in pre-
function lobby as per drawing.
n. Provide sprinkler protection for ICT room on 1st floor.
o. Provide sprinkler protection for AHU rooms on lower ceiling.
Reception Building:
p. Provide sprinkler protection for lobby entrance along grid line R-5~R-6 /
R-A~R-B.
q. Provide sprinkler protection for the atrium.
r. Provide additional sprinkler or re-arrange sprinkler layout to provide
proper protection for unknown room on 1st floor along grid line R-E~D-
5 / F-C~R-1.
s. Provide sprinkler protection for unknown room on 1st floor along grid
line R-E~R-D6 / R-3~R-4.
t. Provide sprinkler protection for 1st floor corridor along grid line R-G / R-
F3.
u. Provide sprinkler protection for unknown room on 1st floor along grid
line R-F / R-6B~R-6C.
v. Provide sprinkler protection for kitchen area on 2nd floor.
w. Provide additional sprinkler on 2nd floor lobby for proper sprinkler
protection.
x. Provide additional sprinkler or re-arrange sprinkler layout on 2nd floor
executive lounge storage to have proper sprinkler protection.
y. Provide sprinkler protection for executive lounge entrance door, sauna,
Vichy shower, storages, MEP room, pantry and unknown room adjacent

to buffet counter on 3rd floor. Sprinkler head temperature ratings for
sauna shall be 141 degrees Celsius.
z. Provide sprinkler protection on void ceiling of 3rd floor.
Hotel Blocks:
aa. Remove the sprinkler head inside guestroom toilet if toilet is less than
5.1m2.
bb. Sprinkler protection spacing in guest rooms have been exceeded the
maximum allowance for a standard sidewall sprinkler (4.3m by 4.3m or
14ft by 14ft). Sidewall sprinkler should be replace by extended coverage
type or provide additional sprinklers.
cc. Replace concealed sprinkler in guestroom and guest corridor. Provide
semi-recessed quick-response sprinkler in all areas and no any use of
concealed type sprinkler head.
dd. Sprinkler heads shall be quick response type for all guestrooms and
guestroom corridors.
3. Ensure quick-response type sprinklers shall be provided in all guestrooms and
guestroom corridors.
4. Sprinkler head type shall be matched with pipe installation, i.e. existing pendent
type sprinklers in MEP rooms with open ceiling condition on basement floor shall
be replaced with upright type sprinklers.
5. Ensure that sprinkler spray pattern shall not be obstructed by elevation changes or
interior finishes of protected areas.
6. Confirm the sprinkler spacing with standard coverage type side wall sprinkler
head for all guestrooms. If spacing with standard type side wall sprinklers is not
sufficient, extended coverage type side wall sprinkler heads shall be provided.
7. Sprinkler heads shall not be painted. All painted sprinkler heads shall be either
cleaned or replaced with new one.
8. Confirm that separated underground main pipe will be provided only for
firefighting use including sprinkler, hydrant and hose reel system.
9. Clean agent FM 200 system is proposed to use in generator room and main
electrical rooms instead of wet pipe sprinkler system. However, it is not required
and recommended to use unless if it is required by local code.
10. Flow indicators shall be retarded type with adjustable spring attached to the
paddle. All control valves, including fire pump and water supply control valves,
shall be provided with tamper switches that report a supervisory signal to the
FACP when control valves are not in fully open position.
11. Sprinkler head temperature ratings for all areas in the hotel including guest, public
and BOH areas should be 68 degrees in accordance with MDS Module 14
requirement. Exceptions where listed for a particular application are as follows:

Sauna/steam rooms 141 degrees
Kitchen adjacent to cooking appliances 93 degrees
12. Sprinklers with an open ceiling condition such as mechanical rooms and electrical
rooms should be a minimum of 25.4 mm and a maximum of 305 mm between the
sprinkler deflector and the ceiling.
13. All sprinkler and pump supply control valves (risers and horizontal) to have
tamper switches.
14. Project is within 16 km of the coastline and exterior galvanized pipe and fittings
with corrosion resistant sprinklers shall be provided in unconditioned spaces.
15. Provide test pipe line for fire pumps in fire pump room
16. Gas bank shall be minimum 3 meters away from the main building. Protect gas
banks in accordance with the following, and coordinate with other system
designers:
Propane banks and distribution headers should be sprinklered for Ordinary
Hazard, Group 2, minimum design area 3000 ft2 or low pressure water mist
system.
Propane banks and distribution headers should be protected by a gas
detection system.
Gas detection system should be connected to the fire alarm system and
provide supervisory alarm signal.
Propane banks should be provided with adequate ventilation grills.
Gas cylinders and vaporizers should be housed in separate propane banks.
Propane banks located at the back loading docks should require cages and
bollards if exposed to traffic.
The fueling units should be listed, and installed according to manufacturers
instructions.
17. Normal operating pressure for sprinkler system shall be maintained within 175psi
and it is highly recommended to use only one PRV on each riser if necessary.
18. If fire pump will be shared with other properties, all of the following are met:
a. It should be agreed with Marriott as to testing, maintenance and hotel
personnel access to the fire pump room.
b. Fire pumps and distribution piping must be arranged to serve all hydraulic
demands of the hotel portions of the structure.
c. Sprinkler zone shall be separated with non-hotel managed areas.
19. Fire pumps to be monitored to the fire alarm system for fire pump run and fire
pump fault.

Fire Alarm System:
20. Visual inspection of installation status could not be properly verified due to
ongoing construction in most of areas. Installation shall be matched with
approved design and shall be complied with comments in the report and Starwood
standard.
21. Ensure the fire alarm system is in accordance to Starwood requirement and local
code.
22. Point addressable fire alarm system, with initiating devices individually addressed
(pull stations, smoke and heat detectors, sprinkler system flow switches, tamper
switches etc.).
23. Full integration with all related systems including sprinkler system, kitchen
suppression, elevator recall.
24. Provide system smoke detectors (smoke sensors) with sounder base in all
guestrooms to meet the following:
Photoelectric type sensor
85dBA at 10 feet, minimum of 75 dBA at the pillow
Sound a local alarm only (sound only within the room of incident)
System smoke sensor normal and emergency power is provided by the
FACP
In suites, provide smoke sensors in each separate sleeping/living rooms.
Multiple sensor sounder bases located within the same suite or unit shall
sound at the same time.
Provide a smoke sensor with sounder base and visual strobe in all hearing-
impaired and accessible guestrooms.
25. Fire alarm audible and visual devices are required in all guest corridor, public and
back up house common areas.
26. PA system shall be provided at least one floor as one zone (circuit) and with
automatic volume control function and fire alarm system override.
27. Beam detector is not recommended to use unless its required by local code due to
the maintenance concern. Provide smoke detector instead of beam detector.
28. If separated power supply panel for strobes, smoke detector with sounder bases
and modules will be provided, it shall be monitored by fire alarm control panel.
29. Provide duct smoke detector. Duct smoke detectors shall be located in the supply
air duct downstream of the fan and the filters and ahead of any branch
connections in air supply systems having a capacity greater than 944 L/sec (2000
ft3/min), and located in the return air duct where the air leaves each smoke
compartment. Provide remote alarm or supervisory indicators in accessible and
visible locations.

30. Provide secondary power supply with 24 hours standby and 15 minute alarm for
the fire alarm system, emergency announcement system and power supply for
strobes, sounder bases and control modules.
31. Provide strobe in both bedroom and bathroom area in ADA rooms. Visual
appliances in ADA rooms should be activated upon alarm of smoke detector with
sounder base and included in the general alarm sequence.
32. ADA rooms are not indicated on the plans. Indicate the ADA rooms on the plans
and included applicable fire alarm provisions (i.e. strobe notification, etc).
33. Provide carbon monoxide detectors in mechanical rooms containing gas fired
water heaters, and in locations with other gas appliances (i.e. kitchen, fireplace,
boiler room, pool equipment room, etc.). Connect so the detectors sound a local
alarm and provide a supervisory alarm at the fire alarm control panel. Fire alarm
annunciators should be provided in the security room, reception desk and AYS.
34. Smoke detectors shall be located minimum 0.9 m (3 ft.) away from HVAC grilles,
away from ceiling fans, minimum 0.3 m (1 ft.) away from fluorescent lights.
Smoke detectors in guest units shall be installed on high ceiling, not entry foyer
low ceiling. Avoid locating smoke detectors near kitchen in guest units.
35. Provide elevator primary and secondary recall functions. Elevator recall should
be activated upon activation of smoke detectors in corresponding elevator lobby
and elevator machine room.
36. Provide separate fire alarm system for each properties (Hotels, Villas).
37. All devices in hotel areas must send signal to the hotel Fire Alarm Control Panel
(FACP). Hotel FACP should not receive non-Marriott manage areas fire alarm
system information. If one fire alarm system is required for entire property per
local code, FACPs should be networked together, and hotel FACP shall be slave
panel and FACP in other property shall be master panel. Hotel FACP must be in
full control of all the inputs and outputs necessary to control all aspects of
functions within the hotel.

Smoke Control:

38. Ensure the smoke control systems comply with Starwood Standards. Currently
smoke control installation for atrium is not complete. Site team will submit
revised plan for the ducting route as recommend during site inspection.

Kitchen Hood Suppression:


39. Provide Ansul Piranha Kitchen Hood Suppression system or any UL 300 system
equivalent.
40. Provide kitchen hood and duct system flow switch or control units of fire
suppression system to:

Send fire alarm signal to FACP.
Activate electric or mechanical solenoid to shutoff gas to affected cooking
lines.
Trip breaker to shut off all electric to cooking appliances and lighting.
Shut off kitchen hood makeup air handler.
Hood exhaust to continuously run.

Emergency Power:
41. Emergency power supply should be capable of picking up the emergency lighting
load within ten (10) seconds.
42. Emergency lighting shall be provided for minimum 1.5 hours in the event of
failure of normal lighting.
43. Generator running and fault signal shall be transmitted to FACP.
44. Emergency lighting appliance spacing/coverage shall follow manufacturer
installation instructions, and emergency lighting along egress paths shall satisfy
average 10 lux and minimum 1 lux at any point on the floor. Documentation
should be provided for verification.

Life Safety:
45. Visual inspection of means of egress factors could not be properly verified due to
ongoing construction in most of areas. Doors swing and location of doors shall be
matched with approved design and shall be complied with comments in the report
and Starwood standard.
46. Occupant load in party place on 2nd floor of Pool Club shall not exceed the egress
capacity. It shall be either reduce the occupant load or provide additional egress
width.
47. Exit signage shall be provided in accordance with Starwood requirement.
48. Ducting were located inside the stairwell of reception building. Kitchen exhaust
duct are not permitted inside stairwell. Enclosed the ducting with 2 hour rated
wall.
49. Access control system shall be provided with following.
Manual release button
Fire alarm system override
Fail safe

50. Enclose stairwell with 2 hours fire rated walls and stairwell doors must be
provided with 90 minutes fire rated door and door closing hardware and latching
device with door handle for guestroom blocks. It is acceptable to provide 1 hour
fire rated walls and doors for other assembly buildings.

51. An exterior exit path leading to a public street should be hard surface walkway of
minimum width 90 cm.
52. Spaces with more than fifty (50) occupants shall be provided with minimum two
(2) remote means of egress.
53. All exit doors serving 50 or more occupants and for exit stairwells must swing in
the direction of egress.
54. Door openings in means of egress shall be provided not less than 0.81m (32in) in
clear width. Where a pair of door leaves is provided, one door leaf shall be
provided not less than a 0.81m clear width opening.
55. Panic hardware shall be provided on doors of assembly occupancy space(s) with
more than one hundred (100) occupants, doors to exit stairways serving as exits
from assembly floor areas, intervening doors along the route of travel from the
assembly spaces to exterior discharge and doors from assembly areas discharging
to the exterior.
56. All doors leading to means of egress must be unlocked.
57. Exit paths and exit stairwells shall be provided with headroom not less than 2.03
m above finished walking surface.
58. Stairs and ramps shall be provided with handrails on both sides. Handrails shall
be not less than 0.87 m (34 in.), and not more than 0.97 m (38 in.), above finished
tread/ramp surface.
59. Stairwell doors will provide reentry to the floor within the stairwell enclosure.
60. Seal all penetrations in stairwells, pipe shafts, electrical, and mechanical spaces to
maintain the fire rated integrity of protected space.
61. BOH kitchens or other high hazard areas open to corridor shall be built up to
ceiling slab for proper fire wall separation.
