Bore
Before Planning to put bore observe surrounding sites/area bore well points

1. Gather information on successful and failure bore well points near your site
2. If successful how much water neighbor got, How much depth each bore well went
3. For each bore well point how much depth casing they used.

All above point will help you in analyzing your decision on Bore well digging and cost
Ask vendors to bring High speed hydraulic Rigs to your site. So that work will be faster with less
manual effort
Usually 6.5 inch diameter bore well drill bit will be used for all domestic purposes

Before start of bore well digging, it is better to inform all your neighbors. So that they will be
prepared to get out of dust and noise
In Bangalore Maratha halli area, people used MS pipes for casing. 10 PVC casing will come
outside of the MS casing pipe. Check with your vendor and engineer whether there is a need to
put PVC casing or not.

Borewell Vendors
You can contact classifieds, classifieds websites and surrounding areas to get list of bore well
vendors, if you dont know already.
Once you collect all vendors and their contact numbers get quotation from every one.
Once you get quotation from each and every one put all the quotations in one excel sheet.
compare their prices based on the depth you are planning to go.
I personally fell this will be the easy way to select vendor based on his quotation.
Here I prepared one excel sheet for this purpose. you can download this excel and make use of

it. Use the attached excel file this may save 15 min of your time . Please note I removed all
the vendor names in excel sheet.
These charges may differ time to time.I heard vendors will charge more in summer because of
season
Few bore well diggers will give same rate until 1 300 feet and few vendors will give 1 250
feet. So see the overall total cost for decision making not only initial price

As of now (June 2012) In Bangalore all vendors will come and visit your site and see access for
the site to get Bore well lorry. They will not charge any thing for this.

Temporary Shed
Temporary shed construction will be the first step before you bring your material near
your site.
You need to construct temporary Shed to keep your construction material and your watch
men will stay there to look after your site and material
You need to construct this in your neighbors site with their permission. So have a plan to
contact them early
Since it is temporary, you can consider using soil instead of cement.

Site Marking
Site marking is one of the starting point of your construction.
In this activity your Engineer and Meastri will identify pillar placements.
Once pillars placement is identified based on soil condition earth work will start.
Engineer will mark the area around the piller. Earth workers will dig marked area
Depending on soil condition pillar depth will vary.
Some people perform puja before starting this marking.

Pillar plan This plan you will receive from Engineer. This will tell you about distance
between pillar to pillar.
Empty Site:
Required meterial on marking day from owner(These may change subject to situation )
Threads this is used to tie rods
Paint and brush 100 ML paint to mark walls
chalk powder This is used to mark digging area
Steel rods used to tie threads usually around 2-3 feel long

Sump
Sump:

Sump will be the one which will be constructed first. By the time you construct sump, you
should have and idea how may houses you are going to construct in site
sump size should be directly proportional to the number of houses you are constructing in site
and water availability

If there is only one house then 6000 liters to 8000 liters sump is sufficient.
if you are constructing rented houses then maintain more storage space for sump (~12000 ltrs of
water).
Having bigger tank is useful when there is a water scarecity.

This rough plastering was done after metal mesh was tied to the wall.
Download this photo and look at the wall edges you can observe iron mesh.

After plastering:
Now a days few persons are using steps (see below picture) instead of rock. I am not sure of the
disadvantage of this.

How to find Sump/Tank capacity OR How many liters can be stored in your tank/sump?

1. To find out your sump capacity first you need to have length, width and depth of your
sump/tank in feet
2. Multiply length, width and depth of your sump to find out cubic area of your tank/sump.
3. 1 feet cube area(1 length * 1 width * 1 height) will store upto 28 ltrs of water.
4. So multiply your sump cubic area with 28 and you will get your sump/tank water storage
capacity in liters
5. Above formula will work only if your tank shape is in rectangle or square.
6. If at all there are different shapes then find out total area in cubic feet and multiply with
28 which will result number of liters

Water pressure will be more on the edges of the tank. So avoid constructing sump/tank
corners with 90 degrees like room walls.
When you are constructing sump, have edges in a curved shape. so that water pressure
will be diverted to a larger area. This will have some significant effect in the long run.
While constructing sump, Manson will use iron mesh during plastering to avoid cracks.
Sump and tank plastering should be completed at one stretch to avoid cracks.
Do not use low quality brick for sumps and tanks.
Keep sump door always towards street side. so that tankers can pour water easily
Keep 3 pipe connection to the sump from outside. So that water tankers can directly
pour water from outside

Foundation digging
After Marking this activity will start.
First you need to dig soil for Pillar footings. For our house we went with 5 * 5 footing width-
take this advise from your engineer
Determining footage depth:

You need to dig soil until you find hard soil it all depends on your area soil condition
observe your surrounding buildings, how much depth they went, that will give you an
approximate idea
Please be aware that if your area/Layout is formed in lakes or down side areas. your
layout owner might have filled all the land with new soil, in those areas you may need to
go deep for footings

Pillar Footings
In below Photograph this pillar is ready for footings.

1. you can observe there is a mat below the pillar.


2. below iron mat, 4-6 inch 40 mm jelly base was prepared
3. on top of 40 mm jelly base, marking was dine (here it is not clear download this photo
and zoom, you will find that)
4. on top of marking pillar will be kept tightened with binding wire.
5. To avoid shakes pillar was kept in between to long sticks and heavy bags were kept on
edges
6. In third picture, you can observe all the pillars are prepared like above and they are ready
for footings.
7. Concrete will be poured in this pits. In this case we went with 2 feet height
Before Molding
Plaster for the sheet gaps: Once centering is completed this activity need to be performed. This
will be done to avoid concrete mix leaks.
before keeping steel mat for molding this activity need to be performed. You can observe that in
below mentioned picture
Oil for sheets:
Used engine oil will be applied to iron sheets so that at the time of sheet removal it will be easier

Mats for Molding:


Now a days people are using mats on top of metal sheets.
With this we have two advantages.

While pouring cement mixture, cement mix will not go waste because of gaps in between
sheets
No need of hocking at the time of centering removal.

Points to consider:

Spray water before pouring concrete on these mats so that gaps will get reduced.
These mats are made up with Jammu it will get expanded little bit if you pour water on
it
Remove these mats immediately after centering sheets are removed. it will be easier to
remove when it is wet.
other wise you need to spray water and remove them which will be an extra work

Inverted beams:

Usually Inverter beams will come if you are going to construct a wall where there is no
beam.
So for example during ground floor molding time you should have first floor plan
ready.
Hooks in the roof:

Hooks in the roof will be helpful to hang caddles in hall and bedroom.
This will be useful for the families who has infants/children.

Binding extension pillars with rings:

After molding no one should hold pillar rods. If some holds pillar rod and leaves, it
will create few small vibations and these vibrations will leave small gaps in pillars.

Usually Meastris wont bring Petrol while bringing Vibrator. So bring petrol
beforehand

Concrete ready roof:

Owner has to make sure he has sufficient sand, jelly and cement for Molding
For 30*40 Site (Molding area will be around 1000 sft excluding beams)

bring 100 bags of cement, ~ 700 cft of sand, ~700 cft of 20 mm gravel (20 MM jelly).
covering stones:

Covering stones are the most important thing which you need to remember with out
fail
Covering stone is a flat thin piece of a stone. These stones will be kept below steel rods
to avoid contact between sheet centering and steel rod
These stone will keep some gap between molding sheet and steel rod. So that concrete
will go in between

Before Molding II
Filling the gaps between wall and side centering sheet:

This method will have more impact, In case if you are constructing walls along with
pillars
Small gaps will be left unattended once centering people completes their work
Since these gaps are not covered, while pouring concrete all the cement mixture will
come out

To avoid this leackage during molding time , apply cement for the gaps, before starting
barbending work
Refer below picture, you can observe cement was applied for beam edges. Before
applying cement, gaps were there

So most of the leackage issues will get solved
This is better way rather than filling these gaps under cealing on molding day. With less
work you can increase the quality of the cement mixture.

Centering with sticks


After Molding
After Molding first and foremost thing is CURING. First four or five days, roof will
consume more water. So you should be able to provide water properly without fail
Usually water will be stored after molding on top of roof.
During this process if there are any pillars leave 9 space around pillar.
Place left over pillar will provide a room for pillar boxes. So that without disturbing
curing process, workers can start working on pillars for another floor. This will save
Mason time also
Few other people construct directly one course of the brick where ever they planned to construct
wall as shown in the below picture that will save one day effort and material also. Observe below
picture for more details

Hocking
Hocking

Hocking means doing small small hits for concrete pillers/roof, so that piller or roof surface will
become rough.
If surface is rough with little up and downs, cement will get attached to concrete surface.

While doing hocking for concrete surface meastri has to hit a concrete roof/pillar for
every 1.5/2 inches.
Perform this activity immediately after removing sheet centaring/pillar boxes. At this time
concrete will be wet and soft. Other wise after few days concrete will become hard and workers
need to put more effort to perform this activity.

Bathroom Fittings
Bathroom fitting are one among the costly items in house

In bathroom you may use following items


Water mixer
Taps
Toilet
Geyser
connectors.
among these items Taps are the ones which will have major maintenance. So be selective while
selecting taps.
I suggest you to go for good company products even though they are costly.
Usually good company products will cost more than 30% 40% extra cost than local taps.
But if you compare maintenance cost it will be almost equivalent.
To change tap spindle you may need to call plumber and they will charge some amount to come
and fix.
even though you are ready to pay the amount some times because of their other works they will
not come in time and you are required to do a lot of follow up.
In case if you are repairing in any teanent house it is even difficult to manage everybody s time.
At a nutshell, If you use quality products, maintenance wise you will be benefited
you can use baby locks in bathrooms. It is small lock when compared to other locks. it will come
for less cost.

House Elevation designs will give good appearance to your house. House Elevations will take
more time and effort at the time of construction. It is better to choose simple and good looking
elevations. It is better to have this front elevation plan before you construct.

without painting itself, it is looking so nice.
Four pillar structure which has gaps in between is giving good appearance.
last two pillar structures are constructed in L shape. you can observe that in first/left pillar.
Grill/cast iron design also good. embossed cement pieces(Biscuits) along the border are giving
nice look for the front elevation.

Brick
For most of the buildings two types of Bricks will be used.

Red brick
Hallow cement brick

Red brick:
Usually red brick size will be 9 * 4 * 3
In Soil bricks itself there are various types of bricks. Process will be different to make these
bricks

1. Wire cut brick


2. Table mold brick

Before constructing wall, ask mason to spill water on bricks. You will come to know if there are
any bricks which not properly heated. with this processyou can easily remove them

Cement bricks:
Cement blocks will be available in differnt sizes. Cement blocks will be of two types.

1. Solid cement bricks Hallow space


2. Hallow cement bricks In between the brick hallow space will be there

With Hallow and solid cement bricks, you can complete wall construction faster than normal red
bricks.
if you are taking cement bricks make sure vendor did proper curing for these bricks. Then only
strength will be there.
Fly ash bricks:
Few people are using Fly ash bricks are also. these bricks are lighter weight.

Solid bricks:

We observed following weights while purchasing steel. These may vary from your observation.
You can keep this for your reference.

Door beadings are used to hide gaps between wall and door/window frame

Electric Switches
In all the bedrooms dont forget to have two way connection for light and fan. This two
way switches will be very useful.
In staircase also you can plan to have two way switch. while you are going up you can
switch on light and once you reached next floor you can switch off the light. It will be
very convinient.
Have a light in staircase.

Wood Selection
When do you need to purchase wood? or When will be correct time to purchase wood?
People will construct house in two diffrent ways.

First method people will finish all molding work then they will construct
walls.
Second method Along with pillars people will construct walls. once wall
construction is done they will go for roof work.

Owner has to decide in which method he has to go with.


If you are going with second option, then you need to purchase wood well in advance.
Once plinth work is over then you need to put the Main door frame and other door frames
Start purchasing wood one month before Main door frame fixing.
Once wood is purchased preserve wood in dry place in shadow so that wood will get
seasoned.
Once plinth is ready you can ask carpenters to start working on Door frames and window
frames.
If wood is seasoned properly it will not give cracks and bends.
At a nutshell you need to start working on wood purchase well in advance.

Seasoning:

wood need to be seasoned well before use.

Teak wood:

Teak wood one of the costly and good wood. Usually people use this wood for Main door
and Puja door

Neam wood:

less costly, strong wood, if not seasoned properly it will give cracks and bends.

Personal openion: For my house we used Neam wood for window frames and door frames. Here
and there, there are few issues but if i see from economic perspective i got benefited

Door frame wood Sizes:

For Main door frame take 5*3 (5 inch * 3 inch) size wood
For all other bedroom and bath room doors 4 * 3 size wood is sufficient. You can go
for larger size also if you can offered

Window frame wood Sizes:


For window frames you can take 4 * 3 size OR 5*4. If you are planning to go for two
shutters (both glass and mesh to avoid mosquitoes ) you need to tell this at saw mill

Window shutters :

Once plastering work is over window shutters work will start.


Befor purchasing wood for shutters, you need to decide window shutter design. There are
various design are there.
You may need to plan two months advance to before this work start. Once you buy
shutters meterial, this need to be seasoned properly.

Window Glass Selection


There are different types of glasses for the window shutter
Normal Design Glass:

While selecting glass, select the design which will be available in future also. So that if
any window glass breaks down then you can replace.
If your house is beside a busy road, use reflective/Design glass which can protect your
privacy.

Curton Rod:
You can place base for curton rods befor fixing. so that it will be nice to see

Sand
What Type of sand every one should use
Role of sand:

Sand will play a key role in construction. If you use good sand, construction quality will get
increased and buildings will last longer.
Even though good sand price will be always high, better to use good sand rather than filter sand.
Based on work try to bring sand of different types. For molding you can bring rough sand and for
plastering you can bring nice sand so that you can avoid wastage.
While bringing sand make sure it is free of dust and clay balls.
How to find out whether it is good sand or not
Sand wont be sticky when you take it into your hand
Filter sand:
Filter sand can be made by washing the soil with water. once it is washed all the dust particles
will go off and finally filter sand you will get.
Few vendors will mix filter sand in good sand and sell. So have a contact with good reliable
vendor.
Filter sand will be available for cheaper rate.
Ex: Good sand is available in kolegallu. this sand is famous in Bangalore for good quality.
Price:
When we are constructing latest house we paid Rs 12000 for ~300-330 cubic feets(November
2009). Price of the sand will vary from time to time. At the time of lorry strike prices will be
very high and you may not get sand even if you want to pay more. so be cautious. Reserve one or
two loads of sand always.
Have a vendor who will supply good sand.

Granite Selection
Granite will be available in different sizes

Gangsow

These are big slabs. height will > ~ 5 and length will > ~ 7
Thickness: 20 MM to 40MM

Slabs:

height varies frrom 2.5 to 4.5 and length will > ~ 7


Thickness: Mostly 20 MM

Tiles:

Tiles will be available in different sizes usually 2 * 1 , 2 * 2, 1.5 * 1.5


Thickness: ~10 MM

Granite selection:

If this is the first time for you on granite slection


Decide weather you are planning to go for slabs or tiles.
Decide what is your range of the price you want to go with
When you are clear with above two factors, ask vendors to show meterial in your budget
and size of the slab/tile
Visit all the granite vendors in one area and do take their visiting card. if you like granite
colour, mention its name and get the best price from that vendor.
Do collect this information from all vendors.
Then decide granite based on colour/pattern, price, quality of the material and
transportation

Points to Note:

In some of the granite types iron content will be more. avoid taking them
Before taking granite check whether it has any cracks. If cracks are there then vendor will
not consider that portion in his measurement
Since it is a natural stone you may not find similar pattern tomorrow. It differs from stone
to stone. So when ever you are taking granite take every thing from one lot
Dont purchase granite tiles which are unsized, these will take more effort of layer and
more cutting cost
There are tiles with rough finish. vendors will get this roughness through flamming
Flamed tiles are widely used in bath rooms and out side of the house or in passages
Granite gangsows will come in different finishings like mat finish which will avoid
skidding

Electric Boxes
There are two different types of electric boxes are there available in market

1. Metal boxes
2. Wood boxes

If you are going to keep Roma company switches then you need to go for metal boxes otherwise
wood box is sufficient.
Wood box after fixing in wall:

Normal switches will cost you less. There will be huge savings if you are going by normal
switches.
Based on your finance position you can opt any one.
When you are going for metal boxes there are few local companies metal boxes are also
available . use local companies metal boxes so that you can save money. I observed both local
and Roma metal boxes. definitely there is some quality difference but spending double amount
for the quality is not required. More over metal box will be inside the wall. after finishing you
may not see anything. you can fix roma switches for local companies metal boxes.

Electric wires:
During wiring you need to bring differnt colors of electric wirs so that it will easy during
maintainence time

Waterproofing
It is better to do waterproofing for bathroom to avoid leakages. For our house this time we asked
one person to do water proofing.

Here is the process he followed to perform water proofing.

1. Clean the molding surface and apply few chemicals:


o This activity is to clear any dust or to bring out any loose cement from the
surface. So that chemicals and cement join to the roof surface.
2. perform plastering on top of molding by giving proper slope.
o Once after applying chemicals and they will perform plastering to the floor area
and to the wall (9 to 12 inch height). please see the below mentioned picture to
understand better.
o
3. Plumber will give the pipes to the out side.
o Plumber will keep 110 mm pipe and 75 mm pipe to outside
4. Put one extra pipe and leave it to out side
o along with bathroom pipes plumber/waterproofing person will keep on extra pipe
to outside
5. Pack all the holes properly
o After keeping all the pipes with proper slope, waterproofing person will cover the
holes they made by mixing few chemicals
6. perform plastering for bathroom
o Masons can perform rough plastering work in the bathroom
7. fill the bathroom with small stones
o In this step waterproofing person filled the bathroom with gravel which will come
in sand. This will be one layer.
8. fill concrete on top of small stones with proper slope
o Once gravel is filled he poured concrete for 3 inch. Arrangement was done such
way that in case of leakage happens water will go into gravel layer and after
that near to the extra pipe. From extra pipe water will come outside. In case of
leakage water will come outside so that we can identify the issue.
9. fix tiles/granite on top of concrete surface
o As per your choice you can fix the tiles or granite on the surface of the bathroom

10. Painting process


11. There are no strict rules to follow the below process but most of the people will follow
the same process in Bangalore. One important thing is to make a note of color name and
number. Now color mixing is done through software. Vendor will mix the selected paint
into white base of paint category. Make sure to note down the number of the paint for the
future purposes.
12. Inside house painting process :
13. Painting is a five step process for new house(inside house).
14. First painters will clean building walls and cealing
15. 1.Apply primer
16. 2.Apply wall putty
17. 3.Apply wall putty second coat
18. 4.apply selected paint coat
19. 5.apply selected paint coat final one
20. Applying Primer: This is the first step in painting process.
21. Applying Putty:This process will bring smooth surface to the walls. To identify/test
smoothness you can take a tube light and wall under that lighting , you will come to know
smoothness of wall.
22. If plastring was not done properly then you will end up spending more amount on wall
putty
23. Applying paint: Once putty was applied then paint quote will start.
24. once you finish one quote of painting electrical people will fix switches.
25. Carpenters can start working on wardrobes and kitchen wood work
26. Once you finish all the works in house you can go for second quote.

Granite Laying
One of the important phase in your house construction.

Granite will be available in slabs and tiles.


Ask Layer to lay big blocks rather than small blocks even in higher floors.
Granite Nosing:

Nosing means making granite edge in a curved shape. Usually 20MM(Milli Meter)
granite will be used for Nosing
Types of nosing :
o Half round
o Full round
Granite nosing will cost more. but look wise it be very good.

While selecting Granite layer look for the joints in between tiles and slabs; These gaps should be
less.

Granite border cost will go based on running feet. Price varies based on thickness.

Granite Border:

Granite Skirting: When ever mason is applying a cement for skirting ask him to apply cement
slantly. so that dust will not get accumulated on skirting. In The below picture there are more
chances of accumulating more dust.

Placing corner plates to keep things:

You can place corner plates to keep items in the bthroom. These are granite plates

Use contrast colours for these plates, then it will look good.
Have atleast 2 corner plates per bathroom.
Based on your convinience you can place these corner plates

soap box:

Soap boxes will be available in the market . These are available in diffrent colours, based
on your tiles colour select matching colour of soap box and insert in the wall. This will
avoid fixing another place holder for soap box
The one which we used in our home costs around Rs 80.

Position of towel hanger:


Avoid to keep towel hanger opposite to shower.

Power connections:

if you are providing any sockets in bathroom keep them above 5 feet. So that water will
not get spilled on those and that will avoid electric shock risk.

Waterproofing:

Do water proofing for evry bathroom. This will keep roof safe from leakage. Contact
your plumber to do waterproofing. you can go through waterproofing page to know more
details about this process

Position of water exhaust holes:


Make sure all the water should go into water exhaust holes. There should not be any
water availabel in the bathroom. So that this will avoid smell. Bathroom floor shold be
dryedout after use. if small amount of water is availble then floor will not get dried.
Below is one of the bad exhaust hole. Hole should be near corner and proper slope should
be there. So that water can go out.

Hight of indian letrine:

Dont keep your letrine height more than 6. If it is more than 6 it wont be convinient to
elder people.

Weather to go for indian and western latrine:

In your home if there are old people, it is better to go with western toilet. Otherwise you
can go for Indian type latrine

Bathroom Door:

o Bathroom door bottem should end below the bathroom step. so that there wont be
any gap between bathroom door and step. This will avaoid spilling the water
outside

If you are using normal wood rather tahn plastick door for bathroom, you can fix plastick
sheet for door so that wood will not get spoiled

Bathroom step:

Keep your bathroom step hight nearly 6-7. so that it will be easier for old age people
also.

From bathroom flooring step should have atleat 40-50mm height so that when you pour
more water it will not come out side. In below picture two 20mm granite stones are
joined with metal paste.

Corner sink:

In case if your bathroom doesnt have much space think about keeping this corner wash basin.

Sunken slabs in bathrooms:

Using Sunken slabs in bathrooms is not an disadvantage. You can go ahead with that.
Just remember to perform water proofing for bath rooms.

With this kind of sunken slab construction you can reduce the height of the bathroom. so that it
will be easy for old-age people.
In case if you are constructing a bathroom on normal roof, after waterproofing it will become 7-8
inch height With Sunken slabs you can easily avoid this situation.
Cupboards
Different ways of constructing cupboard:
There are different ways of cupboard construction. below I have explained pros and cons of
the both cupboards. go through this choose your option.

Constructing with bricks

Cost effective Usually cupboard will be of length 7 feet. Since bricks will cost less
than wood, this method will be cost-effective.

Less work If you are constructing with brick Meastri will construct this. There wont be
any extra charge for this from his side.

Occupies more space and bulky Since you will be using bricks at least it will come to
4. You can construct by using half brick even though after plastering it will come to 3.
Second option will be good but it will take some more time of Meastri. Meastri has to
construct cupboard in two stretches.
Can use kadapa stone inside When you are constructing with brick you can use kadapa
stone. so that you can save more money.Take thin kadapa stone for this. select the ones
which are of 3/4 inch thick

Constructing with wood:

Occupies less space If you are using wood material you need to use plywood
sheets for this. Usually this will be 3/4 or 1 thick. It will not occupies your room space.
More cost- Since plywood cost Rs 40- Rs 60 so your material cost will go up and
carpenter will charge will extra for this option.
More work- Most of the work will get completed after plastering
Place can be changed If you make box type cubboard you can move it to one place
to another place. These will be best suited to small rooms.

fix wood doors. Look wise it will be nice and it is strong also.

Plastering
Where ever there is a pillar and wall joint, fix mesh for those joints so that plastering will
not give cracks.This activity need to be completed before start of plastering. Same point
applies for beams also.

please look at the outside plastering of a house. You can see the plastering design marks

Avoid making food inside new house when plastring is not over to roof, because this will
cause smoke to get accumulated to the roof. If plastering was done with out cleaning
smoke properly, after few days plasering cement layer will get detached from roof. Then
plastering layer will give cracks and roof plastring will fall down.
Measris has to complete window edges and wall edges at a time. If they complete
plasering in different time frames it will give cracks for plastering
Before starting plastering work mason will build a pedestal with wood sticks.

Close water lines before plastering. So that cement will not go inside the pipes
Manos are removing the sticks and closing the holes in wall

Check whether plumber is using washers while joining pipes.
Latrine pipes on wall should have a slope of 2 because waste should go along with
water. If slope is more water will go fast and waste will stay in pipes.
While pumping water from sump to tank use long bends or 45 degree bends instead of 90
degree bend. So that water will flow with less resistance.
In case if you use 90 degree bend force reduction will be more.
while purchasing motor, see Motor has big impeller or not. The bigger impeller will push
more water with more force.
setup a 3 pipe connection to sump towards street so that instead of opening sump door
you can empty tanker.

Observe plumbers are keeping proper slope for the water traps.

plastic tank cost will be around Rs ~ 5 rupees per liter (Oct 2013). Now Triple layer

Tanks which are built by cement:


Before plastic tanks come in people use construct tanks using bricks and cement
This is more economical.
extra care need to be taken while constructing to avoid any leaks.
Use water proofing material by taking your engineer advise.

In case if you are constructing tank put two or three layers of concrete while constructing sump
that will avoid cracks. In below picture they kept three concrete layers.

How much height is required to setup solar tank

It should be around 5 feet to 5 6 feet from the roof


When ever you are placing a tank on a metal base dont forget to keep tank in flat
surface. like shown in below picture. In below picture tank was placed on kadapa stones.

Granite Cladding
Granite Cladding is one of the method used by people to improve the appearance of the house. It
is one time activity while constructing house. once it is done no need to do the painting.

Recently for our house we went with Granite cladding. Following is the process granite layer
followed to fix the granite tiles to the wall

For cladding we went with 1 feet * 2 feet tiles which is 10 mm size. people will go with 20 mm
size slabs which are bigger in size.

Before cladding process begins, We need to get marble chips and Araldite

This time we went with small stones which are available in rock dust. We separated small
stones from dust and kept aside.
Get Araldite from hardware shop. Araldite is a Epoxy adhesive, for that you need to
add hardener.

Before start of the cladding process, you need to mix both of the liquids, apply the mixed
adhesive on back side of the granite tile and place chips. Leave this tile at least a day for drying.
After this this is ready for use.
Reason behind for this process:

Granite tile back surface will be smooth. By this process we are providing the grip for the back
side. When ever you apply cement on back side it will hold granite tile strongly. So that cladding
will not come outside even after years.

Automatic water level controller
Automatic water level controller is a device though which your sump electric motor will
switched on automatically and get switched off automatically once tank is full.

There are companies available who will come and install these water level controller sets in your
house for your sump and over head tank. Basically it will work with a device.

First, they will identify a suitable place to keep this machine. Ideally all the people will keep this
machine near motor switch.

Recently we installed water level controller instrument for our house 1st Dec 2013.
During setup process, from sump one cable will be pulled until motor switch point

From upper tank also one more cable will be pulled until motor switch.

Both of the wires will be joined in the instrument and motor wire also will get connected to this
instrument.

With in Tank and sump there will be aluminum pieces which will be there for sensing the water
level

Once water level is low in upper tank automatic water level controller will automatically switch
on the motor. Once Sump water is low, then system will switch off motor

If you want to operate manually you can do that thorough this machine

Precautions which you need to take: Provide an electric pipe from motor switch to sump to
take cable wire

Provide a pipe till sump so that you need not take this cable wire out side.
If cable is outside then there is a good chance that it will get damaged.

Price: When I purchased it is 2750 rupees. This includes the system, wire and installation and
labour.

Advantages:

No need to switch on motor daily. This will save your time and daily monitoring
Water overflow will be avoided from over head Tank
With respect to sump, dry run will get avoided
In case if you dont want automatic pumping option you can always set the manual
operation option and it will work as normal switch

AC fitting Tips
Fix AC either on right side wall or left side wall to the bed.
It is not advisable to keep Air conditioner indoor unit either on head side wall or opposite
side wall
AC Indoor unit installed to the nearest drain point this will avoid any kind of blockage
Proper slope need to be maintained for the drain pipe. so that waste Water will go out
easily
In case if you are not able to set up proper slope for the drain pipe consider AC units with
drain pump

Climate will not be a main consideration if you prefer any one of the floor type but keep this in
mind that this also plays an important role

Marble will give you coldness. if you are in Hyderabad then it will be better to opt for a marble
because temperatures are high in Hyderabad when compared to Bangalore
If you are in Bangalore then you can opt for Granite because of cold weather nature.

Conclusion:

It is purely on the personal choice, but you can conclude your decision based on following
factors. List down your priorities based on below points and give percentage/marks to each point.

Tips for buying granite


Tips for buying Granite:
Granite Names:

There are a lot of granite names. Sometimes you will get confused with these names. So initially
you note down the names on the back side of the visiting card which you collect from each shop.
preferably you can take a photograph of that so that you can identify the color easily. You will
hear some of the names like Indian Jubran, Raw silk, Tomato Red, Cat eye, Black Galaxy,
Hassan gray, Velvet pink, Amba white etc.

Even though, granite name is same you will see a lot of variation in grains, patterns.

Colored epoxy for granite:

Now a days sellers/manufacturers are applying various colors while applying epoxy. These
colors will hide the natural color of the stone. Generally this kind of colors will be applied to the
low-quality material, or to increase the price. These colors will fade out after few years and you
will see the original color of the stone after few years. In recent days, I do observe this kind of
color variations in Jigini, Bangalore. It is advisable to take a transparent epoxy coating rather
than more dark colored epoxy coating

it is difficult to make out whether it is a transparent color epoxy or not. You can solve this by
following two ways

Easiest thing is to pour water on the back side of the slab. So that you will see the original color.
Slab back side you can always see the natural color of the stone.

Another method is, observe the color on 20 mm thickness side, you will see the epoxy colors.
You can identify whether it is a transparent color or not. Based on this you can guess whether it
is thick color or not.

How you need to conclude granite selection:

1. Roam all the shops in the specific area


2. collect all the visiting cards from each vendor/shop
3. Identify the suitable granite for you in that shop make a note of the price
4. check for sufficient quantity if the quantity is not there then you can eliminate the selection
5. Final cost of Granite Granite price +Transportation + labor charges for loading and unloading
6. Once you collect all the shops data, finally match your requirement with available options in
shops

Buy granite for the entire house at once if you are going for pattern type of granite. You will not
get the same color or variety once again. But if needed, you can match the similar patterns but
this is very subjective to the color you have chosen

If you are laying the granite in multiple houses then you can accommodate/face this situation but
transportation will be an additional cost for you.

Once you like the granite, and if it is meeting your requirement then give advance and book the
material otherwise there is no guarantee that you will get the same pattern again because it is
natural resource

In gangsow or granite tiles, you will not get any wastage.

Even patterns in the same granite slab will cost much then the uneven pattern.

Kerosene cutting:

kerosene cutting slabs will not be good. kerosene cutting slabs will loose its shining fast. You
can identify the kerosene cut slabs by smell. Once you open the slabs in the lot, Then you can
feel the smell if slabs were cut by the kerosene. All gangsow slabs will not come with kerosine
cutting.

Water cutting:

Water cutting slabs are preferred one than kerosene cut slabs

Granite Cracks:

If you find any cracks in the material then Seller will exclude the granite slab until the cracks
portion. After excluding the defective portion of the slab, measurement will be taken. Granite
layer will reuse this additional granite. So that you can save some amount
Iron content in stone:

In light colors granite varieties, in some places you will see dark iron color spots. For example,
you can see this iron spots in Amba white granite variety. After few years, iron content will
spread over the iron spot and slightly change the color around that spot

Buying it from granite factories:

Various factories are available in Jigini surrounding area. Usually, factories will deal with few
varieties of the granite Go and roam to identify the granites. enquire you will get the better price
and good material

Buying from factory directly will save you some money because loading and unloading charges
are not there from seller

Which color granite to choose:

1. Based on your own preference. This will take the precedence over all the factors
2. Based the ventilation you can choose the color. On low light conditions in the house, you can
preferably go with light colors and vice versa
3. Black colors granite will be harder when compared with light color granite and light color will be
soft when compared to black color ones.

Comparison of Labour OR Material

There is no exact answer for this question but we would like to list out advantages and
disadvantages of both contracts. Based on your circumstances you can choose one. First briefly
we will go through what is material and labor contracts

What is Material contract:

In this method, contactor will bring all the materials for your building construction and
also contractor will manage all the daily labors work also. You need to have an agreement with
him. He will monitor your building work on behalf of you.

Pros:

Contactor will be one point of contact for your you. You no need to hire/negotiate with any
workers and with shops to get material

Cons:

You will not have a chance to choose any workers and all of them will be managed by contractor
There is a good chance of using second quality material for construction where ever is possible.
This is one of the area all the owners will have major concern with this method. To mitigate this
problem one need to have proper quotation from contractor for each item.

Since it is not his work contractor may not concentrate more on this work. He may do the work
with usual attention not with at most care

What is Labor contract:

In this method, you need to bring all the materials for your building construction. Mason will
manage only labor. Owner has to supply all the required materials based on the need.

Pros:

Important point, you will be exposed to various people; you will closely observe different
mentalities of people. This experience will give courage to face any other circumstance in your
life.

Cons:

For a period of construction time you will be occupied completely. You will be the point of
contact for all the activities.

You need to act like a coordinator for all the workers like Mason, centering workers, bar bending
workers, plumber, electrician, painter etc.

How to choose

Apart from all these things, this question can be answered based on below major points
