PROJECT : PROPOSED TWO-STOREY W/ ATTIC

LOCATION : Woodsgate Subdivision, Camp 7, Baguio City


OWNER :
SUBJECT : SPECIFICATIONS

I. SITE WORK
A. WORK INCLUDED
1. Staking out of building, establishment of lines, grades and benchmarks.
2. All excavation works including all necessary shoring bracing and drainage of storm water from site.
3. All back filling, filling and grading, removal of excess materials from site.
4. Protection of Property, work and structures, workmen, and other people from damage and injury.
B. LINES, GRADES AND BENCHMARKS
1. Stake out accurately the lines of the building and establish grades therefore, after which secure approval by the
Architect before any excavation work is commenced.
2. Erect basic batter boards and basic reference marks, at such places where they will not be disturbed during the construction of the foundation.
C. EXCAVATION
1. Structural Excavation - Excavations shall be to the depths indicated bearing values. Excavation for footings and foundations carried below
required depths shall be filled with concrete, and bottom of such shall be levelled. All structural excavations shall extend a sufficient distance from
the walls and footings to allow proper erection and dismantling of forms, for installation of service and for inspection. All excavations shall be
inspected and approved by the Architect before pouring any concrete, laying and underground services for placing select fill materials.
2. The Contractor shall control the grading in the vicinity of all excavated areas to prevent surface drainage running into excavations. Water which
accumulates in excavated areas shall be removed by pumping before fill or concrete is poured therein.
D. FILLING AND BACKFILLING
1. After forms have been removed from the footings, piers foundations and walls , ect. and when concrete work is hard enough to resist pressure
resulting from fill, backfilling may be done. Materials excavated may be used for backfilling. All filling shall be placed in layers not exceeding six ( 6
) inches in thickness, each layer being thoroughly compacted and rammed by wetting, tamping and rolling.
E. PLACING AND COMPACTING FILL
1. Common Fill - excavated materials free from roots, stumps and other perishable or objectionable matter. It shall be approved on site.
2. Before placing fill materials, the surface which it will be placed shall be cleared from brush roots, vegetable matter and debris, sacrified and
thoroughly wetted to insure good bonding with ground.
F. DISPOSAL OF SURPLUS MATERIALS
1. Any excess material remaining after completion of the earthwork shall be disposed by hauling and spreading in nearby spoil areas designated
by the Owner. Excavated materials deposited in spoil areas shall be graded to a uniform surface.
II. CONCRETE AND REINFORCED CONCRETE
A. GENERAL
Unless otherwise specified herein, concrete works shall conform to the requirements of ACI&ASTM.
1. Construct forms sufficiently tight to prevent leakage, securely braced and shored to prevent displacement and safely supports construction
loads. Formwork shall be cleaned and coated with oil.
2. Place reinforcements securely fastened and supported to prevent displacement before and during pouring of concrete. Bars shall be bent cold,
no rebending of bars shall be allowed. Bars shall be free from rust, scale or oil. Splices shall be staggered in any structural member. In no case
shall splices be made at critical points of maximum stresses, unless approved by a qualified Structural Engineer. Splicing of bars shall be at least
40 bar diameter. Bars shall be without kinks.
3. Proportioning of concrete shall be done by volume. Use class "A" concrete mixture ( 1:2:4 ) on all structural concrete works. The maximum
volume of water per bag of Portland Cement shall be 24.6 liters.
4. Materials shall be measured and machine mixed in a batch or in emergencies by hand ( manual ) in water tight wood platform at the job site and
as authorized by the Architect. Concrete shall be mixed for a time sufficient to ensure the uniform distribution of particles and paste throughout the
mass, the elimination of dead spots, and the coating of sand particles with paste.
5. Inserts, sleeves, anchors, bolts and all other materials in connection with concrete construction shall be placed and secured in position before
concrete is placed.
6. Concrete shall be rapidly handled from the mixing site to forms and deposited without segregation of aggregates or loss of ingredients, concrete
shall be properly placed in forms and around reinforcements and compacted with the use of a steel rod or vibrator. Concrete that has partially
hardened shall not be dropped freely for more than 1.5 meters on all structural concrete works, and for more than one meter for footings and slab.
Concreting keys/dowels shall be provided in construction joints. Concreting shall be done continuously until section is complete. When stoppage of
pouring occur, place construction joints either horizontally or vertically and provide with shear keys or dowels to develop bend.

7. Before placing concrete, remove all saw dust, chips and other construction debris from places filled by the concrete and secure reinforcements
in position.
8. Immediately after the removal of forms all holes, voids and other defects shall be replaced with mortar of the same grade in texture as that of
the adjoining surface.
9. Curing shall start as soon as free water has disappeared from the surface of the concrete. The entire surface of the concrete shall be covered
with canvas, sand, straw, jute, sack or other satisfactory material and kept moist by splashing or sprinkling water, curing shall continue for a period
of not less than seven (7) days after the pouring of concrete.
10. Ready Mixed Concrete - is defined as concrete produced regularly by a commercial establishment and delivered to the purchaser in a plastic
state. It shall conform to the ASTM C94 modified herein. Subject to the approval of the Architect, ready mixed concrete may be used provided that
the plant has sufficient capacity and transportation equipment to deliver the concrete at the rate desired.
B. MATERIALS
1. Cement for concrete shall conform to the requirements of specifications for portland cement.
2. Water to be used in mixing concrete shall be clean and free from other injurious amount of oil, acid, alkalies, organic materials or other
substances that may be deleterious to concrete and steel.
3. Fine aggregates shall consist of hard, rough, durable, uncoated particles. The shape of the particles shall be generally rounded or cubicle and
reasonably free from flat or elongated particles. The fine particles from the sand shall be obtained either by processing of natural sand or by the
production of a suitable graded manufactured sand.
4. Course aggregates shall consist of gravel, crushed gravel or rock, or a combination of gravel and rock. The minimum size shall not be less than
3/4'' for all concrete works.
5. Reinforcing bars shall conform to the requirements of ASTM standard specifications for Billet steel bars, for concrete reinforcement ( 115-625 )
and to the specification for the minimum requirement of deformed bars for concrete ( 305-56 ).
C. MASONRY
1. Concrete masonry walls shall be carried up and plumb all around. One section of the wall not be carried up in advance of the others unless
specifically approved. Unfinished work shall be steppe back for joining of new work
2. Heights of masonry shall be checked with an instrument at each floor, and at sills and heads of opening to maintain the level of the walls. Door
and window frames, louvered openings, anchores pipes, ducts and conduits shall be built in carefully and in a neat manner as the masonry work
progresses.
3. Reinforcing shall be positioned accurately as indicated. As masonry work progresses, vertical reinforcing shall be rigidly secured in place at
vertical intervals as indicated. Splices shall be formed by lapping bars not less than 20 bar diameters and wire tying them together.
111. CARPENTRY AND JOINERY
1. Grading of lumber shall be in accordance with the accepted commercial practices and shall be of approved quality of such respective kind, well
seasoned and thoroughly dry, free from loose or unsound knots, pitch pockets, or other imperfections affecting its strength.
2. Wooden frames in rough dimensions unless specifically noted shall be dressed or planned. Lumber required to be dressed two or four sides
shall be smooth, level and straight. Maximum reduction for dressed dimension shall be six (6)mm only for all sides.
3. All lumber in contact with concrete or masonry shall be coated with two coats of coal tar.
4. Nails, bolts and nuts, screws and lag screw for fastening carpentry, and joinery work shall be of the types and sizes best suited for the intended
application.
5. Unless otherwise indicated, use tanguile for all framing members; kiln dried tanguile for jambs; and 6mm Hardiflex plyboards for ceilings. Any
lumber equally good for the purpose may be substituted for the kinds specified provided that the substitution is acceptable to the Architect.
6. Lumber shall be kept under cover and protected both in transit and at the job site.
7. Framing lumber and other wood work shall be fitted closely, set accurately to the required lines and levels, and shall be secured in place in a
rigid manner with the use of appropriate fasteners. Framing members shall be spliced between bearing points and shall be free from pronounced
defects. Bolting and nailing shall be done in substantially approved manner.
V. DOORS AND WINDOWS
A. GENERAL
Interior wood flush, panel and other doors shall conform to the best commercial standard. Doors shall have wood preservative treatment, insect
treated and kiln dried.
1. All doors and frames shall be protected against damage and dampness. Doors shall be stored under cover in a well ventilated building where
they will not be exposed to extreme changes of humidity. They shall not be brought into the building until plastering has been completed and
thoroughly dry.
2. Flush doors shall be hollow core from tanguile kiln dried frames with 1/4'' thick plywood veneer or marine plywood as indicated.
3. Panel doors shall be of the design, size and thickness as indicated in the drawings. It shall be decorative and from kiln dried Tanguile.
4. Frames shall be plumb and true, and well braced to prevent distortion. Frames in masonry or concrete walls shall be secured as indicated, and
shall be of good grade.
5. Doors shall be levelled, hung and plumbed, and fitted accurately allowing two (2) mm clearance at the jambs and heads. Knob locks and latches
shall be installed one meter from finished doors to
the center knobs. Apply hardware with fastenings of the size, quality, quantity and finish to provide workable door system.
6. Aluminium windows shall be stored out of contact with the ground and shall be arranged to avoid bending, warping or otherwise damaging the
fabricated windows.

7. Windows shall be installed without forcing or distortion so that sills and heads are level. Joints between steel windows and metal members shall
be set in mastic of the type recommended by the window manufacturer and as approved, to provide completely water tight joints.
8. After installation and glazing, each windows shall be checked for proper operation and adjusted as necessary to provide even sash edge
contact of opening sash.
VI. FINISHES
A. PLASTERING
All masonry unit work or concrete work not specifically specified with finishing, exposed to view shall be cement plastered. Plastering work shall be
coordinated. Scaffolding shall be amply strong, well braced, tied securely and inspected regularly. Over loading of scaffolding shall not be
permitted.
B. PAINTING
Surfaces to be painted shall be thoroughly cleaned and except for cement emulsion filler, shall be dry when the paint is applied. Interior areas shall
be broom cleaned and dust free before and during the application of paints. The number of paint coats shall be three plus primer.
C. TILE WORKS
The work shall not be started until the rough-in for plumbing and electrical works have been completed and tested. Surfaces to received the tile
shall be clean, free of dust, dirt, oil, grease, and other deleterious substances. All tiles shall be of good quality as specified by the Architect.
D. EXTERIOR FINISHES
All exterior finishes shall be of good quality as specified in the drawings.
VII. ELECTRICAL
A. GENERAL
The work required does not necessarily limited to the installation of all lighting and power system, including all feeders, branch circuits and
connections to all lighting and power fixtures and equipments. Install all materials in a neat and professional manner and is of good quality. All
Electrical works shall comply with the Philippine Electrical Code and the Local Electrical Company rules and regulations.
B. MATERIALS AND INSTALLATION
1. All materials to be used shall be brand new. Only skilled workmen using proper tools and
equipment shall be employed during the entire course of installation. The same electrical foreman shall be assigned and maintained at the job site
during installations.
2. Moldflex shall be used for all conduits, except for the main feeder lines using RSC which is zinc coated galvanized rigid steel conduct pipes.
3. Conduits shall enter knockout of conducts boxes and cabinets squarely. Lock nuts and bushing shall be used at termination of conduit in outlet
boxes, pull boxes and panel boxes.
4. Bends and offsets shall be avoided. But where necessary they shall be made with approved hickery or conduit bending apparatus. The use of
pipe tool or vice for bending shall not be permitted. Conduits which have been deformed or crushed in any manner shall not be installed. Plugs
with lead or close with approved pipe caps.
VIII. PLUMBING
A. GENERAL
All plumbing works shall conform to the Plumbing Code of the Philippines and the existing local ordinance.
1. All materials whether specifically mentioned or not, but necessary to complete the plumbing work shall be provided.
2. All soil, waste, drain and vent pipes including fittings shall be Polyvinyl Chloride (PVC), free from defects. Adhesive to be used in joining pipes
and fittings shall be suited to the specific brand.
3. The septic vault shall be constructed in the location indicated by the Architect. Water proofing for the digestion chamber shall be sahara
admixture or approved equivalent. All plumbing fixtures of the building shall be connected to the septic vault in accordance with the layout and
sizes of pipe shown on plans.
4. Galvanized iron pipes and fittings for the water supply systems shall be type ''A'', schedule 40 with screwed joints, pipes shall conform with the
specification requirements defined in ASTM. Fittings shall be malleable iron type II and galvanized.
5. Water closets shall be vitreous chins or its approved equivalent with bottom outlet, siphon action
washdown bowl with jet round front with extended rear shelf and closed-coupled tank with cover plate and fittings and mounting accessories.
6. Globe valve of water supply pipes to water closet and sink shall be made of bronze with threaded ends.
7. Floor drains shall be of stainless steel, beehive type, measuring 4''x 4'' and provided with detachable stainless strainer expanded metal lath
type.

IX. WATER PROOFING


A. GENERAL
1. The membrane waterproofing shall be a complete system of compatible materials supplied by the manufacturer to create a seamless
waterproof membrane.
2. Waterproofing coating shall be from heavy duty fluid applied high solid contents polyvinyl acetate elastomer, water based, high elasticity,
abrasion resistant and chemical resistant to most acids. The elastomeric coatings shall have a world class quality distinction for a period of twenty
(20) years to prove its adaptability, reliability and dependability in the area of application.

3. Waterproofing shall be applied to all parts of the building where water runs or passes, especially on the concrete gutters and bathrooms.
4. Waterproofing works shall be done in a skilful manner, completely water tight and free from loose applications. The Contractor shall submit a
guarantee certificate against water leaks for a period of five (5) years.
X. FIRE PROTECTION
General provisions under RA 9514 otherwise known as the FIRE CODE OF THE PHILIPPINES, shall be complied strictly. Materials which shall
be found of inferior quality under this provisions shall be charged subject to approval of the Architect.
